Town & Country/City Centre *Update*

Here are my photos so far. I have some more I have to take of this really cool wall they have left standing all by itself. I keep wondering how it stays up because there is nothing to brace it. I guess they are waiting for it to fall on its own. I will head over there this afternoon and add to these.

Well, according to the owners/developers, Yazd, Inc, they are going to make it a mixed-use thing. There is talk of a new grocery store, condos, etc...and apparently it is going to be very ped-friendly. We'll see!!

Wouldn't it be cool to put a very tall 500'+ condo high rise right there? One of the many things i LOVE about Houston is the liberal zoning laws. It is sort of cool to have a skyscraper next to a cow pasture. Something very Texas....... cool. Not that the area has cows anymore.....but I think you get what I mean. Even a 30 storey tower would stand out.......like Williams Tower does around the Galleria area. (64 storeys with nothing even close in heighth nearby) . Your thoughts?

I'm all for anything that will make my property value go up! :P;) We will most likely be moving within the next few years and I'd like to make a tasty little profit off of our condo which is right across the street!

Sorry, if I am too lazy to check out the place myself, but I saw a commercial on it a while back and the area looked kind of nice, or maybe they were just sugar coating it. From the commercial, I saw more of a pedetrian oriented retail district, rather than a strip mall with oversized parking lots like Uptown Park(which I might add had so much potential if they had built it in an urban design). What exactly does Town & Country Village look like? If you have any pics, that would be great too.

Unfortunately, it is similar to Uptown Park. Actually, Uptown park is slightly more pedestrain-oriented. In T&C, parking lots are even bigger. The buildings in T&C, however, do look nice. As I have often complained, I am tired of over-sized parking lots and waiting for the day when a developer wakes up, smells the coffee, realizes people are getting sick of huge parking lots and builds something that is truely pedestrain-oriented.

T&C Village is essentially just like any other shopping center with nicer looking buildings. Still, it isnt bad, and I prefer it over Uptown park.

Neiman Marcus to close Town & Country store

The Neiman Marcus Group Inc. is closing its 142,000-square-foot Neiman Marcus store located in the Town & Country Mall.

 

The store, which opened in 1983, will be closed by mid-September. The Dallas-based luxury retailer added that its 160 employees will be offered transfer opportunities to other stores or will receive severance packages.

"The decision to close this store was very difficult as we value the customer relationships we have established in this market," said Burton Tansky, president and CEO of Neiman Marcus Group. "However, this store did not meet our long term operational goals."

Neiman Marcus has had a presence in the Houston community for more than 35 years with its store located at the Galleria. That store will continue to stay in operation.

The company said Wednesday it is considering putting itself up for sale as it explores ways to boost shareholder value. Neiman (NYSE: NMG) added that it will not disclose developments until its board has approved a transaction. The company has hired Goldman Sachs & Co. as its financial adviser.

This is very upsetting!!!!!

I am so disappointed that they aren't giving the new center that is to be built there a chance.  :(

I did not think they would last with all that demo going on. I think you make a good point. Why not struggle for a year or so until the new development gets going. I know it would be mean poor sales for that store in the meantime, but the end result might have been positive for them.

I care, thats a high class store Houston is losing. But I read somewhere that just because they are closing that store doesn't mean they aren't bringing another store to Houston. So Houston still could have more than one.

So does anyone know what they are doing to that location yet. Will it be like the Atlantic station development in Atlanta?

We dont know the details but it will be mixed-use development consisting of residential units, offices and retail components. This is just my guess. It would probably be similar to what's planned for Memorial City. If you dont know about that project, a massive $700 millions dollars mixed-use development is planned around Memorial City mall that would consist of office and residential buildings, hotel, open-air retail and entertainment venues such as a cinema. The entire development would cover about 200 some acres. Since T&C is in competition with Memorial City, lets see what they come up with.

By the way, if you havn't been to Houston for a while, there is already a Town and Country Village shopping center nearby.

Despite the fact that we disagree on where Houston's central buisness district is we all knwo where TOwn&COuntry Mall is.

That or the remnats. Neiman Marcus is the only thing open from what I understand. They're going to close it. After it's torn down, what are the plans for the area where the mall will have once been..

I thought they were going to reuse the building is the NM the onlyu building that is being torn down or is the whole building being torn down? I thought that they were going to build a tech center there.

On the bright side in my opinion the buildings architecture goes great with the new homes going up in the surrounding neighborhood

The entire Town and Country center is to be raised. I think the Nieman Marcus building may be stayed, but I thought it's gone too. There were proposals to build a town center or lifestyle type of mixed-use development.

U really are not asking that? Mixed use is when a project will be built with multipurpose as in ground floor retail, above office space and/or residential. if the galleria added residential space it would no longer just be a mall it would be a tiny city that could be called "mixed use" the galleria already has office, retail, entertainment, Hotel, restaurants, and service oriented businesses like Nail shops. I think the galleria could use a police substation if it does not already have one

The residential component to the Galleria is being looked into by the Simon Group and they are looking at the Macy's location to do this.

But do they have a police substation; at the Katy mills the police have a substation as a store front. That is what I had in mind.

Why not build residential over the surface parking lots. I know some have parking under ground and that would mean that they could fill in under utilized vertical space. Like on the corner of Westheimer and post oak adjacent to the Neiman

The surface areas are Valet Parking. They aren't going anywhere. There's more parking than they know what do with at the Galleria. If you can't find a place, then you haven't looked in the right spot (even during the Christmas Shopping season).

The Macy's store is an underutilized space right now. It's a horrible location for a store considering it doesn't interface well with the rest of the mall.

Oh please! I think a building with Luxury apartments would yield higher profits then Valet parking. Valet parking can be anywhere just as long as they allow for the space.

kjb434 picture this all the parking lots adjacent to the mall along Westheimer and Post Oak converted into mixed use residential project. With ground floor shops facing the mall along Neiman on down to the Cheesecake Factory and all the way down to the old Lord and Taylor location.

Then the ground floor shops could be connected to the mall by way of a bridge to the second floor where more shops could be built. Think of ground level shops along the street could resemble that of a denser city.

I can already imagine a Starbucks on the opposite corner of the one already on Westheimer and Post Oak.

Of course, parking for valet could bet placed in the under ground portions of the building and residents could have parking in a parking structure above first and second floor shops. Above that have the residential of the luxury apartments could have their amenities like a gym spa and all that cool stuff.

The original Macy's Location is were Simon is looking to put the residential according the Houston Business Journal article. No plans exist for the surface parking areas. The Lord and Taylor location is to be small shops.

Simon will not be building new retail square footage with all the space they are going to get with the Lord and Taylor room.

Best Buy needs to stay where they are. I don't want to see a large Best Buy sign hanging on the Galleria.

I think they shoudl build somethng with a little something of everythig in Macy's space.

I think a Virgin Megastore should be built at the Galleria. Either there or someplace Uptown.

Yo, do you guys think Memorial City - Town & Country will become another Uptown/Downtown?

What the area is lacking is interconnecting streets from Memorial City to Town & Country. They have them but no major streets. Right now you have to either drive on the feeder road of the I-10, or drive through the maze of neighborhood streets.

If this problem is solved anything is possible. Oh and that takes leadership and economic incentive.

i.e.

Developers that are willing to do this and city officials willing allocate funds for infrastructure to improve the area. How ever I don

Mixed use where?

I know they are building this somethng across for Memorial on Gessner. They say it's gonna be some sort of hotel for The Hospital

And Lord And Taylor's leaving from The Galleria also?

I'm not really happy to hear that the old Macy's could be turned into a residential tower. I've always thought what if Saks Fifth Avenue would move there and that way they could turn Saks into more stores and that way Galleria 3 would be more easy to access, either that or Macy's turned into more stores that could be easily accessed through a tunnel like passage that could be drill in Galleria 2 that would go through the parking garage into Galleria 3. They could use those automatic sidewalks that you just stand there and they move you like the ones in Las Vegas.

That's just my thoughts I always hate how weird it is to access Galleria 3........

Does anyone know when Midway is scheduled to start on CityCentre (where T&C mall used to be)? It's been a grassy eyesore for months now. There are signs all around on the cyclone fencing about their financing being approved by Amegy Bank. They were put there in the last month or so.

Anyone have a clue? :huh:
