Sienna Plantation New Developments

I just thought some of y'all might be interested in hearing about some of the new development around Sienna Plantation. These were the items discussed at the most recent Developers meeting:

1. 4,356 homes have been completed / under construction in Sienna. Average sales price in 2006 was $320k with 765 new home sales. 345 new home sales YTD.

2. Recent Bond issue in Ft. Bend County will bring the following construction:

a. Medians will be added to Hwy 6 between Sugarland / Missouri City line to Ft. Bend Tollroad

b. A bridge will be built that will connect Sienna and Riverstone (on Sienna Springs Blvd)

3. Ft. Bend Tollroad - Developer is still working with the Tollroad authority to develop and extend the tollroad from Hwy 6 to Sienna Pkwy. (probably in 3 yr time frame)

4. Study of 100 year flood plain of Brazos river being done. Results most likely released this fall. Expected re-mapping of Floodplain in 2008/2009 timeframe and the floodplain is expected to be higher than it is now. Sienna Levees were built 2 feet higher than what is required by FEMA and we do not expect Sienna to be affected by the new floodplain map. Some older parts of Sugarland might have to raise their Levees or be in the new floodplain.

5. Traffic lights should be on this Thursday. Lights at Sienna Springs and at Sienna Ranch Road should start in July and hopefully finish by the end of August. Intersection of Sienna Pkwy and Scanlan Trace will be done later this year.

6. Retail:

a. Kroger at Hwy 6 and the Tollway - should start construction in 4-6 months.

b. Super Wal-Mart by empty Walgreens on Hwy 6 - should start construction in early 2008 and open by end of 2008

c. HEB - Front of Sienna - Plan on opening during the 1st quarter of 2008. Will be 113,000 sq feet in size and have components of the HEB Central Market. Site design shows a HEB Gas station and stores alongside of HEB. Site also shows 5-6 pad sites that most likely will be restaurants.

7. Water Quality: MUD1 has reported that they are in the process of installing a Fluoride removal system on the water wells that are showing to

have a slightly higher level of fluoride. This equipment is being manufactured and will be installed and operational in September 2007.

8. Fire Station #5 - Missouri City is currently reviewing bids for the plans for this. Will be located right near the southernmost part of Sienna

Parkway.

9. 2nd Entry to Sienna - Sienna Ranch Road will tie into Hwy 6 at the light at Oyster Creek Blvd. (you can see the dirt work now). This will be completed by end of 1st quarter 2008.

10. Mckeever Road - Bridge over canal / creek on Mckeever Road is going to be widened starting in July 2007. Once this is done, all of Mckeever road is going to be resurfaced with improvements to the shoulders.

11. New Elementary School - New school will be built starting this fall off of Sienna Springs Pkwy (new home center). This school will open in Fall of 2008. FBISD will re-zone next spring for the school year starting in Fall of 2008.

12. Apartments - being built right now. 270 units total, clubhouse will open this fall and they hope to have residents by the end of the year. They will not have access to Sienna facilities as they are not part of our Homeowners association. Entrance to Apts will be off of Sienna Spring Pkwy.

13. Houston Community College - Begin Construction next month, July 2007 on 1st building.

14. County Library - should begin in the next few months.

15. Pool in North Sienna (off of Sienna Springs Pkwy) - will be completed in the middle of next summer (2008)

16. Sienna Pkwy will eventually go farther south and turn and connect into 521 just north of Sienna Point

17. Entouch does not have exclusive rights to Cable/phone/internet in Sienna. 1 or 2 people in the room said that they have just recently switched cable to Comcast.

18. Sienna Stables are beginning construction (dirt work) on their new location. Existing stables will be moved when finished.

The same developer Johnson Development is doing Riverstone and Sienna. Sienna has more amenities, while Riverstone is a little closer to Sugar Land. The will be connected once the bridge is up so both communities will be intertwined before long. I can not wait for the commercial businesses to come out here.

Riverstone seems a lot more high-end compared to Sienna to me. The new development in Riverstone is within Sugar Land.

The homes in Riverstone are more expensive for sure, so that is a negative. You can't get much there under 300K. There is a plan for a golf course in Riverstone with estate homes (not sure about Seinna).

Riverstone also abuts some of the best areas of Sugar Land - Avalon and Sweetwater.

Sienna has a golf course within it along with many homes in the $1,000,000 range near our golf course (yes Sienna has a fairly nice golf course). The developers also said at the last meeting that most homes from now forward will be focused on the $300,000 bracket. Sienna will be much bigger than Riverstone when completed (20,000 homes) so you had to have diversification to fill a neighborhood with this many homes.

All in all though I think both communities will complement each other bringing major commercial business to this side of Missoui City in the near future. Missouri City is changing right now, getting more upscale in the western portion while still having some ghetto elements to the east and towards Houston. This is why Sienna will most likely have its own HS in a couple of years. The homeowners pay too much money for their kids to go to a HS such as Hightower.

It will be interesting to see how these areas mix in the coming years, as their is a vast difference in income in such a relatively close area of town.
