Ten Oaks consists of 83 acres located at the northwest corner of Interstate 10 and Barker Cypress Road in the West Houston Energy Corridor. The property is being master-planned as a deed restricted mixed-use business environment.


The Energy Corridor is the primary concentration for business activity in the west Houston area. Located in the immediate vicinity of Ten Oaks are corporate or division headquarters for major companies such as Conoco Phillips, Shell Oil E & P, Exxon/Mobil Chemicals U.S.A., Cabot Oil and Gas, and Global Santa Fe. The Corridor is home to a number of non-energy companies as well. Many major employers are attracted to the convenient access of the well-educated workforce found surrounding the Corridor.

Ten Oaks has over 1,900 feet of frontage on Interstate 10 (the Katy Freeway) adjoining the south boundary. Immediately east of the development is the Park 10 Regional Businesses Center. The project is bounded on the north by the levee for Addicks/Cullen Park, providing a buffer for the residential area north of the levee. Ten Oaks is bounded on the west by wooded acreage.


Interstate 10 and Barker Cypress Road is a strategic intersection in west Houston. Interstate 10 provides quick access to some of Houston 's finest residential communities as well as other major commercial centers of the city. The freeway is currently being widened. so i dont understand...what is goin in there at ten oaks? a neighborhood community or other development?

...and are they ever goin to build the texas childrens hospital there?

It'll be a commercial use, probably office or flex/warehouse space, just like Park 10.

But this is a promotion to sell the land, that's all. Nothing is actually proposed for the site thus far.

Don't know about TCH. Odds are that we've discussed it in another thread somewhere.

Texas Children's will be on this land. Say goodbye to these tress, because once Park Row gets connected with Fry Road, connecting Dairy Ashford to Katy, development will start. Greenhouse is getting extended down to IH-10, too. It's also in Houston city limits.

I love the reference to HWY6

State Highway 6 located east of the site is a 6-lane highway providing high-speed north-south access through the western part of the metropolitan region.

There is nothing high-speed about a street with stop light, it is bad enough they are trying to pass tollways as freeway for us non- EZ tag users.

Just waiting in line at the toll booth defeats the purpose of getting on it to begin with.

the ten oaks project has had a sign there forever. its supposed to be park row connection to the other side, texas childrens hopital, and more offices. as for the grand, all i know is that it is going to be like la cennterra by cinco ranch. it has also had a sign up for quite some time now.

3 apartment towers to be built at Ten Oaks development in Energy Corridor

A master-planned development at the Texas Medical Center’s West Campus in the Energy Corridor will be gaining a second apartment complex to accommodate a growing workforce in that area.

Miami-based AHS Residential acquired a 6.6-acre parcel in the Ten Oaks property from Houston-based Wolff Cos. last month and plans to build three 12-story apartment towers with a total of 576 units.

The towers will be right next to another future multifamily complex, The Vic on Park Row, for which development hasn’t started yet.

The yet-to-be-named AHS complex will have one- to three-bedroom units with open-concept kitchens with granite countertops, stainless steel appliances, in-unit washers and dryers, and central air conditioning. Amenities will include a pool, a multipurpose clubhouse with a 24-hour fitness center, complimentary Wi-Fi in common areas and private parking.

Construction is estimated to start in April, and the apartments are expected to be ready for move-in in February 2024, said Juan Fernandez, director of real estate development at AHS Residential.

Rents will be determined by the market at the time of delivery, Fernandez said, but probably be upward of $1,300 for a one-bedroom and $1,900 for a three-bedroom.

The company is fully vertically integrated and will develop, build and manage the project, he said. San Francisco-based Gensler is the architect.

This will be AHS Residential’s second project in Texas and first in Houston.

“AHS is growing tremendously, and Houston is an important market for our next phase of expansion,” Fernandez said. “We believe this to be a good location, with great access. The proximity to the hospital/medical center and other surrounding centers of employment certainly weighed on our analysis, and we believe our product will be well received.”

This was the last parcel Wolff Cos. sold after acquiring the 83-acre land for Ten Oaks in 1998, said Executive Vice President David Lane.

Over time, the company sold parcels to Texas Children’s Hospital; Houston-based Hunington Properties, which has developed The Shops at Ten Oaks strip center and plans to build The Vic on Park Row apartment complex; and Dallas-based Western International, which developed a Courtyard by Marriott and a Hampton Inn & Suites by Hilton on the site.

Wolff Cos. continues to manage the Ten Oaks property.

Next to Ten Oaks and part of the TMC West Campus is the Houston Methodist West Hospital.

Lane said while Wolff Cos. has been heavily invested in the Energy Corridor since its inception in the 1970s, continued industry diversification ensures that it remains a fast-growing area.

“A lot of the vacancy caused by the disruption in the energy market has begun to be absorbed by related and even unrelated technology companies,” he said. “You see that impact in the kinds of development that are coming out to places like Ten Oaks.”

However, the fact that Hunington Properties still hasn’t started construction of The Vic on Park Row — after acquiring the property in 2014 and planning a 2015 groundbreaking — speaks to a volatile multifamily market prior to 2020, Lane said.

With the pandemic contributing to a strengthening of the market, Lane expects for The Vic to get underway soon as well.

“I suspect this may give them the impetus they need to do so,” Lane said.

Hunington Properties did not respond to a request for comment before deadline Nov. 10.

Most excellent!!!

I seriously hope this is a new trend where we can go beyond the 4 story donuts and go up. Think about how much more quickly that units would be added to the market and hopefully stem this rent inflation problem. Also that would be some impressive density if this was repeated.

I noticed here in Fort Worth there is a building called the Stayton which looks like this except it has these connecting corridors turning it into just one building. But really its laid out in a way that almost makes it three seperate thin buildings.

576-Unit Multifamily Highrise Going Up in Houston’s Ten Oaks

The development will consist of three 12-story buildings. Resia Ten Oaks will be situated in the last remaining parcel at Ten Oaks, an 83-acre master planned development in West Houston.

The three structures will be positioned on a 6.6 acre site. They’ll offer one, two and three-bedroom units that will feature open concept kitchens with granite countertops, stainless steel appliances and in-unit washers and dryers. Amenities will include a pool, a multipurpose clubhouse with a 24-hour fitness center, private parking, and complimentary Wi-Fi in common areas.

The Ten Oaks development will be Resia’s first in Houston and second in Texas.
