If the apartment density is 20 units per acre, which is about as dense as Class A gets before going midrise, then that's fifteen acres, or more than half of their total site. With retail, count on at least two or three times as much land used for service parking or loading docks than is used by the building footprint; don't expect them to go with structured parking for the retail. If they have 100,000sf of leaseable space some of it for pad sites, expect 400,000sf (9 acres) of land allocated to retail use.Office and hotel space and parking that serves it can be squeezed in through a lot of different configurations, so it is harder to say, but if all they had to work with was about 3 acres, which would be all that's left over if everything else is low- or medium-density, then they'd each have to go very tall. The 11 buildings are shown in blue on the following image. The other building is at 1275 Space Park.... The Griffin plan envisions demolition of the existing buildings and construction of a new mixed use development with retail, office, residential, and hotel/hospitality products. The built-out value is expected to be in excess of $150 million. There will be ample green and public spaces in the development. I remember it well because NBC had the top east room rented (or reserved) full time during the Gemini (lunar) space flights. Their logo was in that top window for years, even into the 70's. The tenant mix includes Hamilton Sundstrand Corp., Keller Williams-Clear Lake/ NASA, Texas American Title, and Maxim Insurance. 40k SFremains available. The LEED Silver project will be completed next September. Already complete are Martin Fein Interests’ multifamily project, Voyager at The Space Center, and the extension of Saturn Lane. The first phase of retail is near completion. Norris Conference Centers has signed a lease for a 27k SF facility and Marriott Hotels continue to work plans for a mid-rise hotel.
