  3. A lot of medical supply and some research firms are going into flex space in Fannin Opus Centre and other developments south of the 610 Loop. They aren't highly visible, nor are they among the 45 non-profit/government member institutions that comprise the Texas Medical Center, but they are an outgrowth of it.
  4. Is this something we know about? Isn't there 2 other South Main/South Post Oak business parks going up? Is this the Houston Sportsplex land? Constellation Real Estate Partners/Crow Holdings Capital acquire 33 acres in Houston March 17, 2022 Constellation Real Estate Partners, an investor and developer of logistics properties, in partnership with a real estate fund advised by Crow Holdings Capital, announced that it has acquired 32.95 acres of land on South Post Road in Southwest Houston for the development of Constellation Post Oak. Building 1 is 304,400 square feet and offers a cross-dock configuration with 36-foot clear height, and Building 2 is 121,800 square feet with a front-load configuration and 32-foot clear height. The project will feature multiple points of ingress/egress with full circulation, trailer parking, ESFR sprinkler systems and LED lighting. Constellation Post Oak can accommodate a wide range of users from 60,900–304,400 square feet. Constellation Post Oak is located proximate to Beltway 8, the preferred route for distribution throughout the Houston MSA. It is also located only nine miles from the Texas Medical Center, the largest medical complex in the world, adjacent to Fort Bend County, the second-fastest growing county in the U.S. from 2015–2020, and in close proximity to Houston’s inner-loop neighborhoods. https://rejournals.com/constellation-real-estate-partners-crow-holdings-capital-acquire-33-acres-in-houston/
  5. Noticed this dumpster permit for the Houston Methodist Hospital Distribution Center located at 7702 Parnell Street. Located across the street from Holmes Road, near Almeda.
  6. A new retail building is going up on West Bellfort. Lots of biotechnology companies around Kirby, West Bellfort, Willowbend, and Stella Link. Edit: It looks like MD Anderson occupies a few suites here! MD Anderson has recently occupied 21,220 SF and 24,875 SF at 9220 and 9230 Kirby. The architect for the interior remodels was Powers Brown Architecutre.

  8. I noticed this on Hines website the other day. I never knew about this! https://www.hines.com/properties/grand-national-business-park-houston In 2018, Hines acquired 107 acres at the southeast corner of the Sam Houston Tollway (Beltway 8) and Gessner Road in the heart of the northwest submarket of Houston. Hines developed over 1.2 million square feet of industrial/logistics space and included an amenity retail center on the Beltway 8 frontage along with a business-class hotel. Branded as Grand National Business Park, phases one, two and three consist of more than 1.2 million square feet of logistics space. The project is the newest large, modern format distribution park in the northwest submarket of Houston and is able to meet requirements of 20,000 square feet to 1 million square feet. Hines sold Phase One of Grand National Business Park in October 2020 and Phase Two in July 2021.
  9. Hines is building a new warehouse center at 2304 Reed Road near Almeda Road.
  10. 11. I keep on seeing this Knight Road Loopnet listing so I decided to look on Google Satellite to see the industrial campus. I never knew this was here to be honest. I guess Stream Realty, or Stream Industrial is handling the leasing? Looks to be a total of 9 buildings situated between Knight Road & Almeda Road. I also see all that forest land. Some day that will be developed! Loopnet listing: https://www.loopnet.com/Listing/9051-9087-Knight-Rd-Houston-TX/11737768/
  12. So this is what they are building! I've been watching for half a year. Loopnet listing: https://www.loopnet.com/Listing/SEC-Hwy-288-Airport-Blvd-Houston-TX/25068623/ CBRE listing: https://www.cbre.com/offices/corporate/houston/houston-property-search/details/US-SMPL-74871/carson-288-airport-boulevard-houston-tx-77051?view=isSale
  13. Noticed this on JLL's website. This is outside of UT's 307-acres on Willowbend Blvd. The executive summary mentions it's a premium infill location. Also mentions TMC3 and Levit Green since TMC is only 3-miles away. Maybe long-term redevelopment? https://www.us.jll.com/en/investorcenter/industrial-logistics/willowbend-business-park-houston-tx-unitedstates
  14. This is another Willowbend/South Main industrial warehouse development. I can see it contains some lab space with the company AccessDx Laboratory. Loopnet lists this with a weird address of 11504 Willow Trl, Houston, TX 77035. The street leasing signage indicates it's a project of PMRG (now Madison Marquette) but I thought another company was involved? Obviously the signage is old considering PMRG no longer exists. https://www.loopnet.com/property/11504-willow-trl-houston-tx-77035/48201-0420150000085/
  15. I finally figured out the third Plaza del Oro complex today. RNR had a recent real estate transaction regarding the property. Thanks RNR! HOUSTON — John Hornbuckle of Cypressbrook Company represented the tenant, Nuo Therapeutics, Inc., in the leasing of 4,865 SF at 8285 El Rio Plaza in the Plaza del Oro Research Park. Lane Travis with CBRE represented the landlord, El Rio, LLC. https://realtynewsreport.com/rnr-real-estate-briefs-hou-aus-dal-more-5/ CBRE has 3 separate property listings for the campus. The addresses are: Building 1 is located at 900 South Loop West Building 2 is located at 8275 El Rio St. Building 3 is located at 8285 El Rio St. https://www.cbre.com/offices/corporate/houston/houston-property-search/details/US-SMPL-47242/plaza-del-oro-900-s-loop-w-900-south-loop-west-houston-tx-77054?view=isLetting%2CisSale https://www.cbre.com/offices/corporate/houston/houston-property-search/details/US-SMPL-47244/plaza-del-oro-8275-el-rio-8275-el-rio-street-houston-tx-77054?view=isLetting%2CisSale https://www.cbre.com/offices/corporate/houston/houston-property-search/details/US-SMPL-47246/plaza-del-oro-8285-el-rio-8285-el-rio-street-houston-tx-77054?view=isLetting%2CisSale I stopped by all three Plaza del Oro complexes last weekend. I would list them as: MD Anderson BioHouston complex: 8000 - 8080 El Rio St. Transwestern Prologis complex: 1000 South Loop West, 8272 El Rio St. and 8282 El Rio St. CBRE Research Park complex: 900 South Loop West, 8275 El Rio St. and 8285 El Rio St. Here's some street signage for the CBRE PDO complex.
  16. Anything happening here? Loopnet lists the site as 20 acres. https://www.loopnet.com/portfolio-property/7300-Ardmore-St-Houston-TX/235801/
  17. Another BioTech campus just outside TMC proper is on El Rio street developed by Prologis. Transwestern has 3 separate property listings for the campus. The addresses are: Prologis Plaza del Oro 1 is located at 1000 S. Loop West. Prologis Plaza del Oro 2 is located at 8272 El Rio St. Prologis Plaza del Oro 3 is located at 8282 El Rio St. https://transwestern.com/property/plaza-del-oro https://transwestern.com/property/plaza-del-oro-3 https://transwestern.com/property/plaza-del-oro-00 I stopped by this weekend to check the neighborhood out. I took pictures of the street signage.
  18. This old MDA warehouse looks in bad shape. It's mostly vacant? I never see much activity here. I stopped by this weekend to take pictures. Two addresses are listed, officially by MD Anderson. 3111 Corder Street and 3115 Corder Street
  19. I've been wanting to see the Anderson labs on El Rio. Stopped by this weekend to take photos. From what I can tell the addresses are 8000 - 8080 El Rio Street. There are several multi-building warehouse campuses on El Rio street. One is MD Anderson's, the other is a ProLogis development, and the other is TBD (haven't researched far enough.) The El Rio buildings are BioTech labs hosting lots of pharmaceutical companies. The whole area outside of TMC proper is medical-relating real estate. W. Bellfort, Fannin, Kirby, Willowbend, and El Rio is just a few streets that are populated with BioTech.
  20. Hines Announces Stabilization of Phase I of Boulevard Oaks Business Park and Start of Second Phase. https://www.hines.com/news/hines-announces-stabilization-of-phase-i-of-boulevard-oaks-business-park-and-start-of-second-phase (HOUSTON) — Hines, the international real estate firm, today announced the completion and stabilization of the 450,000-square-foot first phase of Boulevard Oaks Business Park, and the start of construction on the second phase—which will be comprised of six additional buildings totaling approximately 1.15 million square feet. At buildout, Boulevard Oaks Business Park will consist of 10 Class A industrial buildings totaling approximately 1.6 million square feet of floor area on 120 acres of land. Boulevard Oaks Business Park is the premier corporate logistics park in southwest Houston, located just north of Beltway 8 along West Fuqua Street. The business park lines both sides of West Fuqua Street, a tree-lined, four-lane divided thoroughfare with direct access to a full interchange on Beltway 8; creating an insulated, unique environment in an extremely accessible location. The four-building first phase of the park is currently 95% occupied by eight tenants, with one block of rear-load space remaining, totaling 25,000 square feet. Phase II will consist of six additional buildings—three rear-load facilities between 110,000 and 160,000 square feet, two front-load facilities between 105,000 and 125,000 rentable square feet, and one cross-dock facility totaling 530,000 square feet. The anticipated completion date for the second phase of the project is the third quarter of 2020. Hines Director, Laura Denkler, stated, “We are especially proud of the look and feel within the business park that we are creating at Boulevard Oaks, and have received an incredibly positive response from the market for our efforts. To achieve more than 90% lease up on the first phase at the time of substantial completion of the project is a testament to the location, access, and building quality within the park.” Boulevard Oaks is exclusively represented for leasing by Jim Foreman and Allison Bergmann of Cushman & Wakefield. Burton Construction is the general contractor, and Powers Brown is the architect of record.

  23. Here's the historical time line for this industrial warehouse building. In 1910 it was built for the WM. D. Cleveland & Co. Then the building was bought and became the International Coffee Building, then it was sold and bought and renamed the Sunset Coffee Building. Then came the club called Love Street Light Circus Feel Good Machine. From Rick Campbell's 40 Years After Blog: On Jan. 30, 1969, the Beatles performed publicly for the last time. The 42-minute performance on the rooftop of the Apple Building in London was captured on film for the movie Let It Be. About half of that performance ended up in the film. If you happen to be up around the north end of downtown Houston this Friday and hear Beatles songs wafting around in the air, you won't have found a portal back to 1969 nor will your imagination be playing tricks on you. Forty years after that legendary concert in London, the musicians of Love Street Light Circus will take to the roof of the old International Coffee Company building at Allen's Landing
