  1. New housing development on Commonwealth: https://www.owaisdevelopments.com/commonwealth-park
  2. Drove past a very unique, small, town home complex located at 7909 Knight Road in the Texas Medical Center. Photos I took today.
  3. NW corner of Crawford @ Holman. Was struck with how large it was and assume it was more than one unit, but it evidently is one big one. Thought it would be worth posting since I dug out the details.
  4. What's up with the Cushman & Wakefield land at the intersection of Stella Link & Willowbend? The land is also boundaries South Main Street. The Cushman & Wakefield sign has been there for over a decade. Why isn't anybody buying it I wonder? Loopnet listing: https://www.loopnet.com/listing/stella-link-rd-houston-tx/9142740/
  5. By Matt Dulin | 2:36 PM Apr 9, 2021 CDT | Updated 2:36 PM Apr 9, 2021 CDT A Houston homebuilder is planning to bring as many as 87 townhomes to a former Union Pacific property in the Washington Avenue corridor. Billed as White Oak Station, the development is a project by the builder City Choice Homes and Happen Houston, the broker for the property, which has similar projects across the Houston area. "It is super preliminary at this point, but we'll be looking to bring a high-end product tailored to the area," said Michael Afshari, an adviser with Happen Houston. White Oak Station will likely offer designs and finishes similar to those from its Heights-area Park at Northwood development, which is in the process of building out, he said. The site is currently up for consideration for a subdivision replat by the Houston Planning Commission, which deferred a decision on the application April 1 for two weeks to allow for further review. The 4.5-acre property sits at the southwest corner of Hicks and Studemont Streets, putting it near the Lower Heights development and adjacent to two multifamily communities, CoOp at Summer Street and Broadstone Summer Street. https://communityimpact.com/houston/heights-river-oaks-montrose/development/2021/04/08/townhome-development-proposed-near-washington-avenue/?type=article&utm_source=newsletter&utm_campaign=newsletter_article Edit: This is the place that I've been taking pics of on Hicks St. I didn't know what was going on but suspected that Union Pacific was probably removing the train tracks for possible sale and then I found this in Community Impact website.
  6. Smarter people than me will know what this is. Just seen it randomly driving by. Townhomes?
  7. On the consent plat activity for this week. Lot between Lamar/Dallas and Ennis/Palmer: I searched a ton to see if this was posted anywhere already and couldn't find it. Please merge if I missed it.
  8. Will this replace the apartments at the NW corner of Post Oak & Uptown Park Blvd? http://powersbrown.com/urban-design-mixed-use/mixed-use/rd-uptown/#/ http://powersbrown.com/wp-content/gallery-bank/gallery-uploads/o_18prd5h5f132i7012k11idffktc.jpg http://powersbrown.com/wp-content/gallery-bank/gallery-uploads/o_18prd5h5fv5o18kd74j3b71b7ud.jpg http://powersbrown.com/wp-content/gallery-bank/gallery-uploads/o_18prd5h5fiare5nkmb1etq5fge.jpg
  9. Proposed plat to be discussed at the Feb. 22 planning Commission meeting.
  10. Waste water permits in the system for 3314 Harrisburg Blvd by Niazi Family Investments, the owners of King Fuel, Inc. (the gas station on the corner of Harrisburg + Milby). They own quite a few parcels of land in the area. In my experience, WW permits indicate the start of a project or the preparation for a land sale. Can't find any additional information on the land use plans right now. Their parent company is linked to a billion different smaller entities:
  11. This was the location of the metal shop that didn't sell to the Domain apartments and then later caught on fire. 5 Townhomes by Castle Homes. https://www.sandcastlehouston.com/find-your-home/available-homes/
  12. Here is another example of townhomes that Tomo Homes builds near East River.
  13. Proposed plat for 15 townhomes at the corner of Emancipation and McGowen St.
  14. Does anyone have experience with the older River Oaks Town Homes located 4040 San Felipe Street? Located just across the train tracks. At one point, I was supposed to inherit a unit here. The last I heard I was being left some money instead. Dementia is sad to watch.
  15. There are several “Notice of Variance Request” signs up near Sampson/York and Garrow St. covering all or part of five blocks (as indicated in my crudely marked map below). From my understanding, this is property owned by Lovett/InTown Homes, so I would assume that there are townhouses going in here. Anyone have any additional info on this?
  16. Noticed this Loopnet listing be added, and then quickly removed a few weeks later. Did the property get immediately sold or did the sellers withdraw? Cool be something brewing here. https://www.loopnet.com/Listing/3300-Yorktown-St-Houston-TX/28497911/ Lot Size: 1.18 AC Property Type: Multifamily Building Size: 50,470 SF Year Built: 1963 Building Class: C
  17. I never thought that I would join a nimby group, but after it was recently learned that a lot had been cleared on Calhoun between two existing homes in the most eastern edge of Riverside Terrace something had to be done. This is in between McGregor and OST. I'm usually in favor of growth and density but this is ridiculous. I can't show you an image of the property but I hope that either Hindesky or CityLiving or Highrise would get some images so you can understand the true situation. This is an extremely deep home sized lot, There are homes on all sides of this property front and back. We have an injunction right now while it is being studied. The lot is cleared. They are putting up a 10 or 12 foot high wooden fence on either side of the front yards of the neighbors homes. The developer is going to run a street down the center of the lot and construct 17 townhouses on both sides of the street. Not only will this be a horrible eye sore, an unnatural neighbor for all of these existing homes, but it will create a run off nightmare for an area that has already suffered flooding on Brays Bayou from Hurricane Harvey. It was originally approved before our neighborhood group went to court. This neighborhood has seen an incredible amount of new homes and remodels in the last 5 years and home prices have gone up exponentially. It is a wonderful demographic mix and an incredibly quiet beautiful neighborhood. This neighborhood has been here for over 80 years, and it's really sad to see this kind of attack by a very shoddy developer, who obviously cares little about what he does to a neighborhood.
  18. Meritage Homes is working on a 243-lot community on the AMC site on Dunvale. I know I'm a little vacant in the head sometimes, but I thought there was an Uptown/West/Energy Corridor subforum? I didn't see it today. 🤷‍♂️ DunvaleVillage.pdf
  19. Interesting townhome being built on a tiny lot near the corner of Sampson and Rusk - across the parking lot from Sampson Lofts
  20. They are finally starting to tear down the old shoe warehouse building on the corner of Jackson/McGowen/Chenevert. Does anyone know what's going in there? There was a rumor a long time ago about a mid-rise going in there.
  21. Apparently the appreciation for the benefits of park living has caught on in the Third Ward. This is one of two new projects across the street from MacGregor Park. One at the east end of the park and one at the west end. Both are on O.S.T. They appear to be fairly contemporary townhomes. The one at 4720 O.S.T. is farther along and now has particle board siding attached. I'm sure with the construction of the Medical school on the park has also influenced developers. Hopefully when Hindesky and Highrise tower make their rounds they can take some images of these projects along with 4320 O.S.T.
