  1. First of all, I'm not being "let's demolish everything that helps po folk" guy. This is a genuine inquiry. How do Label Warehouse and Sand Dollar stay in business? I imagine the tax rate on those places is insane, and while I do see people shop there, I can't imagine it's enough revenue to cover (letter alone profit). Is there some sort of subsidy or tax shelter for businesses like these? Has no one thought this would be a good indie movie theatre or retail spot? Just curious.
  2. Looks like this is fenced off and dirt is moving! I did not know it was a thing! this is next to Potin in Edwards street / Sawyer Yards
  3. Project: Alexan Junction Heights Address: 3003 Summer Street Houston, TX 77007 Developer: Trammel Crow Architect: EDI International Information: 7 levels of parking with 5 levels of residential wrapping garage. 335 units, total of approx. 520,000 SF Start Date: 12/20/2021 Completion Date: 4/19/2024 (I'm waiting for renderings)
  4. Proposed ~350,000 square foot multifamily building by Greystar and Meeks + Partners at 2305 Summer St. December 2020 Start Date https://www.constructionjournal.com/projects/details/a1bfaf5d0a914923bef950040df1df6b.html
  5. Variance sign is up for a 10' setback for a multifamily project at 580 N. Shepherd. Presto Maintenance Supply sold their company and moved out recently. Keep your eyes peeled for the next planning commission agenda for more details.

  7. My wife and I love the Heights area and have enjoyed our first year living here. One thing that we wonder about though is the lack of restaurant diversity in the area. We enjoy the new Thai Spice quite a bit...but find ourselves having to go to Montrose or Rice Village if we ever want anything other than a burger, sandwich, chinese food or pizza. It seems like recently the Heights just started getting some new restaurants outside of the same old lines. We love Onion Creek...but Dry Creek, 6th St. Bar & Grill, etc. all serve up the same burger and fry options. For example we love Indian food as many of our friends do in the area but it seems as if no Indian restaurants are venturing into the area. Just more burger joints. Question...is the lack of restaurant diversity in the area from wanting to keep the small town feel or is it from restaurant owners not realizing there is a demand for this in the area? I think progress is being made. We like the recent additions of Glass Wall, Thai Spice, etc. Your thoughts.

  10. Turns out they are going to build an events place just a block away from my place. All my neighbors are worried since the lot is quite large. I've got mixed feelings since they did a massive sound test a few months ago and I worry they'll be playing loud music late into the night. But I also see it that I'll be able to walk to this place... so I don't know what to feel right now. [url=https://flic.kr/p/ofVQ5y] The address is 2915 N Main St, Houston, TX 77009. Edit: For clarification, I'm no where near 100% this is a concert hall, but my neighbors are believing that to be the case. I plan on contacting the city to find out more about it.
  11. Some of this might be old news , but I noticed a demo crew working on an adjacent house today which got me looking into this property. This article from October 2018 (at the end) references a "2727 Flats" apartment midrise to be constructed on a small parcel of land on Houston Avenue just across from Woodland Park...with the owner being "2731 Houston Ventures LLC" https://www.virtualbx.com/construction-preview/houston-metro-to-upgrade-northwest-transit-center/ The only permits I can locate are wastewater-related from September. An existing variance request sign for January 2019 is still posted, best I can tell is that they received the variance to reduce the building line from 25ft to 10ft on January 31st. Sharing in case anyone out there has more info on it, or perhaps this one may still be in the works? This empty lot is a bit of an eyesore, having some more density in the area sounds like a plus to me.
  12. Does anyone know if the Resurrection Life Fellowship building at 730 E. 11th - not too far west of the instersection of 11th and Studewood - was once a movie theater? And, if so, what it was called? I'll post this in the Heights subforum for now, but if a moderator wants to move it to Historic Houston, that's fine by me.

  18. There are CBRE signs up at the Bethel Church at 1107 Shepherd, or the block bounded by Shepherd, Durham, Center and Nett. This might create difficulty for the restaurant formerly known as Floyd's, since they use the church parking lot for their customers. Flyer at http://looplink.houston.cbre.us/xNet/Looplink/Profile/Profile.aspx?stid=cbre/houston&LID=19808539&LL=true&UOMListing=&UOMMoneyCurrency=&RentPer=PY&SRID=7484074448 The Interpose:
  19. This is the large double-block bounded by Nicholson, Rutland, 25th and 26th, as well as the block bounded by Ashland, Rutland, 24th and 25th. In the last week or so, a trailer has been deposited on this land, on the 26th St side, right across from Ashland St, and the big for sale sign has come down. Any news on what might be happening here? There's currently a LOT of residential construction going on within 3-4 blocks of this site.
  20. "On a statewide level, the TDHCA awarded $81.6 million in tax credits to a total of 71 affordable housing developments, including 10 in Houston. Another proposed project in the area that submitted an application to the TDHCA – a 180-unit complex called The Ella planned for 1718 W. 26th St. – was not awarded a tax credit." https://theleadernews.com/topfeature/dian-street-villas-project-awarded-housing-tax-credit/

  22. "10 and Heights isn’t the only development soon to be a destination in the Heights. The upcoming Durham Row, which will be located at 1239 N. Durham Dr. between West 13th Street and West 12th Street, is owned by Brinker/Sloan Properties and The Blue Ox Group is also its leasing agent. Jacobs said 10 and Heights will have a variety of tenants like office spaces, medical offices, fitness-related businesses and other tenants that make the most sense for the property. “Durham Row is a great property,” Jacobs said. “The vision is to build something more restaurant-centric. The vision is to fill the whole thing with restaurants. We have the ability to do that because of parking space.”" Full article here: https://www.theleadernews.com/real_estate/two-new-developments-coming-to-heights/article_7ff28270-05f2-11ec-8fbc-dfcf7cd221a1.html Renderings here: https://www.crexi.com/lease/properties/312142/texas-durham-row
