This is the large double-block bounded by Nicholson, Rutland, 25th and 26th, as well as the block bounded by Ashland, Rutland, 24th and 25th. In the last week or so, a trailer has been deposited on this land, on the 26th St side, right across from Ashland St, and the big for sale sign has come down. Any news on what might be happening here? There's currently a LOT of residential construction going on within 3-4 blocks of this site.

I noticed a few public notice signs at the apartments at Washington and Waugh announcing an application to redevelop. Anyone have any idea what's up with that?

"On a statewide level, the TDHCA awarded $81.6 million in tax credits to a total of 71 affordable housing developments, including 10 in Houston. Another proposed project in the area that submitted an application to the TDHCA – a 180-unit complex called The Ella planned for 1718 W. 26th St. – was not awarded a tax credit." https://theleadernews.com/topfeature/dian-street-villas-project-awarded-housing-tax-credit/

First of all, I'm not being "let's demolish everything that helps po folk" guy. This is a genuine inquiry. How do Label Warehouse and Sand Dollar stay in business? I imagine the tax rate on those places is insane, and while I do see people shop there, I can't imagine it's enough revenue to cover (letter alone profit). Is there some sort of subsidy or tax shelter for businesses like these? Has no one thought this would be a good indie movie theatre or retail spot? Just curious.

Does anyone know if the Resurrection Life Fellowship building at 730 E. 11th - not too far west of the instersection of 11th and Studewood - was once a movie theater? And, if so, what it was called? I'll post this in the Heights subforum for now, but if a moderator wants to move it to Historic Houston, that's fine by me.

Some of this might be old news , but I noticed a demo crew working on an adjacent house today which got me looking into this property. This article from October 2018 (at the end) references a "2727 Flats" apartment midrise to be constructed on a small parcel of land on Houston Avenue just across from Woodland Park...with the owner being "2731 Houston Ventures LLC" https://www.virtualbx.com/construction-preview/houston-metro-to-upgrade-northwest-transit-center/ The only permits I can locate are wastewater-related from September. An existing variance request sign for Janu

There are CBRE signs up at the Bethel Church at 1107 Shepherd, or the block bounded by Shepherd, Durham, Center and Nett. This might create difficulty for the restaurant formerly known as Floyd's, since they use the church parking lot for their customers. http://www.loopnet.com/Listing/20224122/500-600-Blocks-of-West-19th-20th-Houston-TX/ Ohhhh the potential for that block! I have always wondered what in the world Chase was thinking holding on to that giant retail drive through and oversized bank building in the age of the internet.

There is a request for a variance pending before the planning commission for Oct 2 for the Freedman's distributor site on Waverly and W 6th down below the bike path. 8.65 acres. Seeking a building line variance from 25 feet to 10 feet. No indication what, if anything, is planned for the property. Freedam's looks to have been bought out by Grocer's Supply. The latter also has been consolidating operations into a new space in the 1st ward. No idea whether they are going to sell, are selling or have sold or whether they will redevelop the property with modern warehouse space.

Variance sign is up for a 10' setback for a multifamily project at 580 N. Shepherd. Presto Maintenance Supply sold their company and moved out recently. Keep your eyes peeled for the next planning commission agenda for more details.

Anyone know if this is an actual project? Couldn't find it on HAIF but doesn't mean it doesn't exist here. This is from Cisneros Design Studio. Is this even at the Astorian? Looks like that general area.
