Now that the Bond has passed I wanted ask if the new HS is being built in Sienna? I keep hearing that it is.

I found that there is a new elementary school will open in sienna plantation sugarland in 2008. It is near the riverstone community. I am considering to buy a house in riverstone. Any information about this new elementary school? I think riverstone will be rezoned to this school because it is closer than the Settlers Way elemetary school. School is my first consideration. Should I take this risk for this new school? any recommendation will be highly appreciated. Thanks

Shopping is about to get easier for residents of Sienna Plantation thanks to a major land sale to H-E-B at the intersection of Hwy. 6 and Sienna Parkway. H-E-B plans to construct a store with more than 113,000 square feet bringing the first grocery-anchored center to Sienna Plantation. H-E-B has not yet set a schedule or determined what type of store it will open, but the San Antonio-based grocer has been bringing in products from Central Market to new stores to complement its staple-low-priced items. "We're taking the best of H-E-B and the best of Central Market and making those products and services available to area residents and neighborhoods," said spokesperson Cyndy Garza Roberts. "It's probably the No. 1 available site in Missouri City right now," said Scott Weaver, principal of WDJ Realty Group. "It's at the entrance of Sienna Plantation. We've been eyeing this site for several years and finally had the opportunity to move forward with it." Weaver Davis and Jacobs Realty Group will build Sienna Village in conjunction with the H-E-B building, which will include 90,000 square feet of retail space on 12 acres. The plan includes five sites next to the center for freestanding buildings such as banks, shops, and restaurants. No tenants have been signed, but potential occupants include a pet store, a card store, service businesses, and restaurants, according to Scott Weaver of WDJ Realty Group. WDJ indicates that construction of their retail center is set to begin by November, and stores are slated to open in the third quarter of 2008. Michael Smith, Sienna Plantation General Manager, said, "Residents have waited a long time for this. H-E-B will attract other premier retailers to Sienna Village, creating a shopping venue that had not been possible before without a large anchor. " Randall's had previously owned the land, but after an acquisition by nationally based Safeway Stores, plans to build a large grocery anchor were abandoned. Sienna/Johnson Development LLC repurchased the tract from Safeway Stores, so that it could be re sold for a grocery anchor. A survey of Sienna residents indicated that H-E-B was the number one choice for a grocery store. This year, an H-E-B Cypress Market will open at Barker Cypress and U.S. 290 and an H-E-B Vintage Market will open at Texas 249 and Louetta. The first area H-E-B Plus store, which sells electronics and furniture in addition to groceries, will open in a 145,000 square-foot space on FM 518 and Texas 288 in Pearland. That will mean that H-E-B will have 51 stores in the Houston Metro area. Sienna Village will be WDJ Realty Group's biggest project in the area. The company developed Bees Creek Market, a 22,000-square-foot strip center, and is building the Crossing at Sienna Ranch, a 22,000-square-foot office and retail center.

I just thought some of y'all might be interested in hearing about some of the new development around Sienna Plantation. These were the items discussed at the most recent Developers meeting: 1. 4,356 homes have been completed / under construction in Sienna. Average sales price in 2006 was $320k with 765 new home sales. 345 new home sales YTD. 2. Recent Bond issue in Ft. Bend County will bring the following construction: a. Medians will be added to Hwy 6 between Sugarland / Missouri City line to Ft. Bend Tollroad b. A bridge will be built that will connect Sienna and Riverstone (on Sienna Springs Blvd) 3. Ft. Bend Tollroad - Developer is still working with the Tollroad authority to develop and extend the tollroad from Hwy 6 to Sienna Pkwy. (probably in 3 yr time frame) 4. Study of 100 year flood plain of Brazos river being done. Results most likely released this fall. Expected re-mapping of Floodplain in 2008/2009 timeframe and the floodplain is expected to be higher than it is now. Sienna Levees were built 2 feet higher than what is required by FEMA and we do not expect Sienna to be affected by the new floodplain map. Some older parts of Sugarland might have to raise their Levees or be in the new floodplain. 5. Traffic lights should be on this Thursday. Lights at Sienna Springs and at Sienna Ranch Road should start in July and hopefully finish by the end of August. Intersection of Sienna Pkwy and Scanlan Trace will be done later this year. 6. Retail: a. Kroger at Hwy 6 and the Tollway - should start construction in 4-6 months. b. Super Wal-Mart by empty Walgreens on Hwy 6 - should start construction in early 2008 and open by end of 2008 c. HEB - Front of Sienna - Plan on opening during the 1st quarter of 2008. Will be 113,000 sq feet in size and have components of the HEB Central Market. Site design shows a HEB Gas station and stores alongside of HEB. Site also shows 5-6 pad sites that most likely will be restaurants. 7. Water Quality: MUD1 has reported that they are in the process of installing a Fluoride removal system on the water wells that are showing to have a slightly higher level of fluoride. This equipment is being manufactured and will be installed and operational in September 2007. 8. Fire Station #5 - Missouri City is currently reviewing bids for the plans for this. Will be located right near the southernmost part of Sienna Parkway. 9. 2nd Entry to Sienna - Sienna Ranch Road will tie into Hwy 6 at the light at Oyster Creek Blvd. (you can see the dirt work now). This will be completed by end of 1st quarter 2008. 10. Mckeever Road - Bridge over canal / creek on Mckeever Road is going to be widened starting in July 2007. Once this is done, all of Mckeever road is going to be resurfaced with improvements to the shoulders. 11. New Elementary School - New school will be built starting this fall off of Sienna Springs Pkwy (new home center). This school will open in Fall of 2008. FBISD will re-zone next spring for the school year starting in Fall of 2008. 12. Apartments - being built right now. 270 units total, clubhouse will open this fall and they hope to have residents by the end of the year. They will not have access to Sienna facilities as they are not part of our Homeowners association. Entrance to Apts will be off of Sienna Spring Pkwy. 13. Houston Community College - Begin Construction next month, July 2007 on 1st building. 14. County Library - should begin in the next few months. 15. Pool in North Sienna (off of Sienna Springs Pkwy) - will be completed in the middle of next summer (2008) 16. Sienna Pkwy will eventually go farther south and turn and connect into 521 just north of Sienna Point 17. Entouch does not have exclusive rights to Cable/phone/internet in Sienna. 1 or 2 people in the room said that they have just recently switched cable to Comcast. 18. Sienna Stables are beginning construction (dirt work) on their new location. Existing stables will be moved when finished.

I have a wife and a baby on the way and am looking to move to either of these two areas in the near future. Just wanted to get your guys opinions on both communities. I have looked at both a bit and obviously know that Sienna is newer, etc. Some people are telling me that Lake Olympia is on the down swing, etc. Is this true? All information you have on these two areas would be much appreciated. Thanks

Nothing major but probably an indication that the area is going to swell more to the south and east of Missouri City. And I hope the prognostication of growing interest in office condos is true for downtown as well, as it would likely mean that the Stowers Marketplace Tower has a future. Sienna Plantation And Other Southwest Communities

My fiance and I currently live in Midtown. We have a 3/3 townhouse with virtually no yard. We are planning a family in the next 2 years and we want to get a dog. We want to upgrade to 3500+ SF and the only way we can afford such a move is out to the suburbs. We are excited about a new house, but we are a little nervous about choosing which area to move. We have pretty much ruled out North, East and West neighborhoods leaving us with Sugarland / Missouri City or the Pearland area. My requirements in order are: Safety and General quality of life Price (looking to pay under $300k for a 4br+ house) Commute time (I work in Galleria and she works in CBD) Bells and Whistles (mainly in the house, but also in the community) Resturants and Entertainment (chain resturants don't cut it in our book) Eventually school system will play a huge role as well. We spent an entire day last weekend checking out Sienna Plantation and we absolutely loved it. With the Ft. Bend toll way, I think the commute might be bearable. The price is right and the community is great. I am concerned with resale and traffic as the community grows. With 15,000 houses to be built out over the next 15-20 years will our asset remain viable? Are there other areas that we should look at. Is Pearland a better deal? We have so many questions and not many answers. I know this was a long post, but any suggestions or tips would be great. Horror stories work well too. What really scares me is selling my House in midtown for a small premium and then watching the market blow up over the next 5 years and losing out on that appreciation. Uggh. Too many decisions.
