The plan would generally allow the company to take office space near the Post Office, and would commit to restoring the old Cole Liberty Theater on Third Street. Ultimately, the goal is to create a "cultural district", sanctioned by the state's Arts Commission.   2. "Houston-based Johnson Development has acquired 1,491 acres from The George Foundation in Fort Bend County for a master-planned community that could be expanded significantly in the future. The property is located on the northwestern tip of the foundation’s George Ranch, off FM 2977 at Koeblen Road behind Lamar Consolidated Independent School District’s Randle High School and the new Steenbergen Middle School on land that also used to be part of George Ranch. The developer has not yet announced details nor a timeline for the development of the property other than saying that it will have a mix of housing, natural and planned amenities, and mixed-use development."
  3. Village Crossing is the name of the development along a stretch of the Southwest Freeway, just east of FM 2218 / B.F. Terry Blvd. and immediately west of the Silver Eagle Distributors facility. To date, the sole structure built has been a Cavender's Boot City which opened in 2021. It's not too far from the home I grew up in and actually is in the small, moderne styled strip center where I got my hair cut as a kid. It may be in that suite or the one immediately south - I don't recall. Satya mixed-use development coming to Rosenberg - Houston Business Journal (bizjournals.com) New 312-unit multifamily project at the southwest corner of SW Freeway & 36, directly east of the Epicenter site. The existing shopping center will gain additional tenants. The project includes the return of Starbucks (under construction) to the intersection, as well as a return of Arby's to Rosenberg and a new Taco Bueno among other leases. Some of the comments from Satya's president in the piece were a bit odd IMO. The bit about it having been several years since a multifamily development was built in the city is not accurate given Sueba USA's two building project with three fewer units than this proposal opened at the start of the year in Brazos Town Center. A second multifamily project of 234 units from Sueba is also planned for that development as well, just behind the Hampton Inn. The other comment "...the next loop which is going to go around the city is Highway 36. That's the major thoroughfare plan" - I'm not sure what that even means. 36 is not a loop like 99/8/610. The only analogue to a loop locally is Spur 10, which has already been upgraded to accommodate truck traffic between 59 & 36. Maybe it's that 36-A proposal that hasn't really gone anywhere? I'm not sure.
  7. Earlier this year, the Fort Bend County Commissioners Court approved development of a new multi-purpose venue in Rosenberg. Dubbed the EpiCenter (due to it's location at the at/near the center of the County) for now, it would be constructed on the south side of the Southwest Freeway between Bamore Road and Fairgrounds Road, near the Fort Bend County Fairgrounds. Some of the residents in the adjacent Cottonwood subdivision have expressed concern about building such a venue and the impact it may have on drainage, traffic and infrastructure among other things. The city is expected to sign off on the final plat in the near future, with construction to begin soon after - and complete by the 4th quarter of 2022.   10. The largest single item on the current bond package that will be voted on in a few weeks is for an indoor sports complex in "Central Fort Bend" County. Most of the other projects on the list are denoted by the community or Precinct they are in.   12. https://www.newquest.com/property/200-acres-rosenberg-tx/ 127.99 acres on the north side & 73.46 acres on the south side, just west of the intersection of Bamore Road. The intersections at Bamore and Kroesche Roads have been rebuilt with the expansion of the freeway over the past few years. It is also immediately west of the Epicenter site and may look more appealing in the near future as more activities at that venue, and the new retail nearby, spur additional traffic.
  13. https://www.bizjournals.com/houston/news/2022/09/15/hines-master-planned-community-rosenberg.html Hines is developing a master planned community on 850 acres along the Southwest Freeway at Finney-Vallet Road in what will be a newly-annexed section of Rosenberg, per the terms of an agreement made by the city with the developer earlier in the year. The first phase of 400 homes is supposed begin later in the year and is expected to be complete by 2024. There will be up to 2400 at full build-out. Reports from the press release tout that this is Hines' largest single-family residential development since their much larger First Colony community came about in the 70s. A multifamily and commercial component is also expected to be part of the development as well. In addition to homes and up to 250 acres of park space, another school that will be zoned to Lamar Consolidated ISD is expected to be constructed. This isn't so surprising as the District is expected to add nearly 20 new schools over the next decade or so.
  14. Thought it would be good to start a thread for this potential development. It's at the southeast corner of Hwy 36 & the Southwest Freeway, just east of the actual intersection and existing developments there. So far Shipley Donuts looks to have spoken for one of the retail tracts facing the feeder. A sign has been there for a year or two but I don't recall anything else in recent visits.
  15. Here's a portion of an article from about a month ago. I'm somewhat curious how such a system would serve the area, as well as the park and ride they intend to build for buses at the County Fairgrounds.
  16. From a recent edition of bisnow. Thought it might be interesting to follow this particular center's developments as it is one that I remember frequenting growing up. The anchor (pictured) was a Randall's that later became a Kroger Signature store years later. It also was home to a Cinemark theater called, naturally, Cinema 8. The tide slowly started to turn against this location maybe about 10 years ago or so, when the first phases of Brazos Town Center were being planned. Several major, longtime tenants (Kroger, Cinemark, Famous Footwear) eventually moved out to that center when spaces were available. Randall's moved to Pecan Grove several years prior, allowing the Kroger to take it's space, with relatively few changes. The only substantial pad site, a Luby's (formerly a Wyatt's) closed a few years ago, and was one of the last to vacate. Other pad sites nearby like Burger King & Cici's are still open and the center does retain a few tenants, but nothing like before. To me it was always the "nice" shopping center in the city. Rose-Rich (directly across Avenue H) was somewhat more lower-end. Lamar Plaza, down Avenue H seemed to be middle of the road. As I said before, I think it might be worth watching. It's the newest full-sized shopping center of that bunch in town. Avenue H. (the traditional East-West retail corridor) has been struggling to a point since Brazos Town Center came in, though interestingly enough the Downtown area has not.
  17. I recently checked out the Genealogy Department at George Memorial Library, which happens to be where they store all the old copies of Newspapers on Microfiche. I scanned some old ads most are from May of 1992 however I also grabbed a few from February of 1998. I'm going to have to upload them one by one due to file size restrictions. We start off with An ad for Bealls which is located in the same spot that Burkes Outlet is today. According to Wikipedia the change in names was due to another company called Bealls already holding a trademark in this part of Texas. We also have an ad for Cinema 8 which was at the time owned by Cinemark. It is noted as being in the "Randalls Shopping Center" which would later of course become the Kroger Shopping Center.
  18. When I was looking at the most recent leasing brochure for Brazos Town Center to update that thread, I saw a mention of a new Fulfillment Center on one of the pages of the leasing brochure. Both the facility off the Grand Parkway and the one around Missouri City are larger than this one that's mentioned. Hadn't seen any reports about another one in local media. Anyone have any additional insight?
  19. In today's Fort Bend Herald, it was mentioned that just within the past week, The Clay Group of Houston had purchased the 165k square foot building which has been vacant since 2003. This is great news as the building has a high profile location along TX-36 & the Southwest Freeway and has been somewhat of an eyesore since then. The structure will be redesigned inside and out and may be subdivided into as many as 15 spaces with a grocery store as the anchor. What wasn't mentioned was if the grocery store would be built within or in addition to the pre-existing structure though.
  20. A nature center has been proposed for Seabourne Creek Park. It would be located just east of the entrance off Highway 36 and immediately west of the small lake there. From the city's website...   23. This is another project I've been curious about just based on traffic volume alone. This would be along FM 762, a mile or two north of the George Ranch in what I think is now part of Rosenberg (my guess based on the annexation around Bridlewood Estates, and the new City Limits signs popping up around there). There was a decent amount of info and several renderings in today's Fort Bend Herald, but nothing on the website. I'll scan it in soon though.
