  6. I recently checked out the Genealogy Department at George Memorial Library, which happens to be where they store all the old copies of Newspapers on Microfiche. I scanned some old ads most are from May of 1992 however I also grabbed a few from February of 1998. I'm going to have to upload them one by one due to file size restrictions. We start off with An ad for Bealls which is located in the same spot that Burkes Outlet is today. According to Wikipedia the change in names was due to another company called Bealls already holding a trademark in this part of Texas. We also have an ad for Cinema 8 which was at the time owned by Cinemark. It is noted as being in the "Randalls Shopping Center" which would later of course become the Kroger Shopping Center.

What issues pro and con should be considered if moving to this community? What does this area realize in resale value? What about the tax rate? Does this area generall or ever flood? All these questions from someone moving to Texas from out of state. Thanks for all your help.

Is there anyone on the board who might be able to tell this newbie what the mission / chapel looking structure might be which resides in Booth @ the North East corner of FM2759 (Thompson's Rd.) and Booth Rd.? The land on which it sit's is posted so i have managed to fight off the urge (so far) to investigate closer...
  14. Can any area long-time residents or Sugar Land area experts tell me about this specific area - the southern half of FM 1464? Subdivisions would be Orchard Lakes, Old Orchard, Chelsea Harbor, Shiloh Lake Estates, the subdivisions near Austin High and Garcia Middle, and now Aliana. These are all zoned to Austin High School (which I understand to be a good school). Then you've got Nick's Italian Restaurant, Texas Safari Ranch, Houstonian and Shadow Hawk golf courses, and not much else from what I can see. I've heard a developer bought the open farm land on the west side of the road across from the gas station, and was supposed to be developing a subdivision of single family homes with little lakes, similar to nearby developments. Not sure what's going on with that. What about the prisons in the area? I know the one in Sugar Land off Hwy 90 is supposed to be relocating so that the airport can expand, but what about the one on the west side of the Grand Pkwy in Richmond? What about New Territory and Telfair directly to the south; will the establishment of a new high school in Telfair cause a bunch of rezoning of the New Territory students out of Austin High? How do you see this impacting Austin High? I noticed Perry Homes has some very nice, large homes in Old Orchard... in Telfair the same exact home models are going for nearly $100k more! Seems extreme to me, as these areas are only a few minutes from each other. One concern I have is these subdivisions on FM 1464 are not in Sugar Land or Richmond city limits; in fact, though they have Sugar Land / Richmond postal addresses (depending on what side of the road they're on) they are all technically in Houston ETJ when looking at a map. How might this affect things - is it anything to be really concerned about? I would imagine Sugar Land or Richmond would want someplace like Aliana in their city limits to get the taxes, but as of now only Houston would be able to annex it unless there was an ETJ swap like what happened with Katy Mills Mall. How do you see this area 10-15 years from now? Any insight would be greatly appreciated. I'm not looking for the "creme of the creme" area so to say; just something family-friendly, with good schools, relatively affluent, convenient, and easy on the eye (meaning not a bunch of billboards and unattractive surroundings as in parts of Houston).

A while back, I'd heard something from my mom that Del Webb was looking to develop a piece of land near the intersection of FM 762 and the Southwest Freeway, essentially across the tracks from the Brazos Town Center development. She'd mentioned that the city was optimistic about the project and that the landowners really didn't have a problem with selling the land at some point. Anyone know anything a bit more concrete than Mama's tax office buzz?

  18. Bizjournals article. At $700 to $1300 a month rent in Richmond, this is obviously a complex for gainfully employed tenants. Still, the stigma that apartments carry these days is evident in this case; lowered property values and fear of crime are what is imagined, increased traffic and density are facts. The inner-loopers and suburbanites seem likely to be protest any apartment construction in their neighborhoods that would attract lower-income, or even middle-class tenants. We're seeing some of the mixed-income schemes going up on the fringes of the inner-loop but where will the purely lower-income complexes be built? With a large predicted increase in lower-income population in Houston in the coming decades, much cheap housing will be needed. With much less likelihood of a protest, it would appear that our 2nd ring will be the chosen spot. Will the NIMBYs be lead designers of the imagined 2nd ring Houston ghetto of the 21st century?
