San Felipe Plaza, Sunset, originally uploaded by zoomanderson1. San Felipe Plaza bids adieu to another day in Houston. The architect, Richard Keating, once told HAIF that it was one of his favorites. Shame about the location, though. It so often gets overlooked. A little closer to Uptown or downtown would have done wonders. Thanks to zoomanderson1 for the photo from the HAIF Flickr group.
Crescent Real Estate Equities LLC is looking at developing space for retail shops, restaurants, a conference center, cafeteria and fitness facility in front of the 1.2 million-square-foot complex in the Galleria area. The construction idea comes at a time when new commercial developments are popping up all around the 17-acre complex http://www.bizjournals.com/houston/print-edition/2011/07/22/bullish-on-post-oak.html map: http://www.bing.com/maps/?v=2&cp=nyqxzm71b9x3&lvl=17&dir=0&sty=b&form=LMLTCC
New to the Houston office tower world...and I'm wondering why Phoenix Tower (former Bank United Tower at 3200 Southwest Freeway) in Greenway Plaza seems like a bit of an under appreciated asset. It is a beautiful all-glass tower with nice angles and views in a seemingly strong location. The ownership is implementing some major changes including a new Jack Nicholas Putting Green on its 1/2 acre green space atop its enclosed all glass-facade parking garage. Additionally, the ownership is currently replacing the spandral panels on the Tower with contrasting silver bands of glass. Looks like a promising redevelopment project. Curious if people are favorable towards this tower?
There was a fairly extensive article written on the potential of four new buildings in the CityWestPlace complex out along the Beltway near Westheimer. It also went into detail about how Westchase in general is really tight in terms of vacancy rates. Here are two scans from today's paper
