  1. Johnson Development's Grange community near Katy underway - Houston Business Journal (bizjournals.com) "Houston-based Johnson Development Corp. is breaking ground this week on a 2,400-home community west of Katy it is developing in partnership with Plow Realty. The newly named Grange spans 1,130 acres from Bartlett Road to FM 2855 at Morton Road about 3 miles north of Interstate 10 and 6 miles west of the Grand Parkway. Plow Realty is owned by Houston-based Hilcorp Energy Co. founder Jeffery Hildebrand’s family, which also sold the land to Johnson Development, according to Jacob Rice, general manager of Grange. Plow Realty is providing financing and working with Johnson on the vision for the development, he said."

The hope is to start construction on a new road connecting the western end of League City Parkway and the eastern end of Friendswood Lakes Boulevard later this year or early 2024 and finish next summer. Later, the developer plans to extend West Boulevard southward to eventually connect with the future Grand Parkway section there. Homesite construction will begin after the completion of the League City Parkway section and detention. The community will have a total of around 100 acres of lakes, some of which will be connected for boating. The first phase includes 510 homesites to be released to 10 yet-to-be-announced builders during the first quarter of 2025, with model homes expected to open in the second quarter."

It now has more than 400 homes occupied and is approaching 500 sales, Barnhart said. At build-out, the community could have between 3,500 and 4,000 homes." ... "The developer broke ground this month on the first phase of Discovery Cove, a 20-acre park that will include a resort-style pool with a natural feel, tall water slides, a lazy river with grottos and coves, splash pads, tennis and pickleball courts, an event lawn, pavilions, recreational fields and a main building with a gym and community areas."
  4. https://www.bizjournals.com/houston/news/2023/07/20/montgomery-county-community-oxland-group.html "The developer described the more than 1,800-acre stretch of undeveloped land, which has homes surrounding it, as the “hole in the doughnut.” That hole will now be filled thanks to the planned construction of the thoroughfare, a bridge and other infrastructure. It will connect future residents as well as those currently living in the surrounding area to employment centers such as The Woodlands, Conroe and Magnolia. The plan is to leave as much of the wooded area intact as possible, Woliver said. It will also include the Grand Lake Estates Golf Course, which is located in the northeastern corner of the land."

Phase 1 should begin in the fourth quarter of this year and include about 1,200 lots on the first 500 acres, Vembutty said. The community will include more than 200 acres of amenity space, including a nature preserve, detention ponds with an 8-mile trail system, a recreation center with a gym, a resort-style pool and a lap pool, and a playground. According to the developer agreement, the city of Angleton will annex Ashland, which is currently in its extraterritorial jurisdiction, into the city limits once it’s close to full build-out. The contract also gives Ashton Gray and the city two years to secure an agreement from Brazoria County and the Texas Department of Transportation to develop Highway 288 frontage roads. If no agreement is reached, Ashton Gray will be able to develop the tracts intended for commercial use as residential instead. If they succeed in getting a frontage road built, the plan is to develop a mixed-use retail district. “I would love to see something really, really nice like a town center or something of that architecture or that design,” Angleton Mayor Jason Perez said. “Because that is going to be the front door of the community.” With nearly 2,500 homes, Ashland could bring more than 7,000 new residents to the town, which hasn’t grown much in the past 20 years. Its population was 18,130 in 2000 and 19,437 in the 2020 U.S. Census."
  6. https://www.bizjournals.com/houston/news/2023/04/13/hines-sandy-point-iowa-colony-community.html?cx_testId=40&cx_testVariant=cx_27&cx_artPos=0#cxrecs_s "The Houston-based real estate company, along with Trez Capital and several limited partner investors, earlier this month purchased 954 acres of undeveloped land outside Iowa Colony, in southern Brazoria County. The community, to be called Sandy Point, is slated to have 2,100 single-family homes at build-out. Derek Graber with Dosch Marshall Real Estate represented Hines, and David Cook and Meredith Cullen with Cushman & Wakefield represented the seller. Flagstar Bank and Rocky Lai & Associates provided financing. Sandy Point will be located along the western side of State Highway 288 just south of Iowa Colony’s current city limits. The property will be annexed into the city in the next several months as part of a development agreement, Iowa Colony City Manager Robert Hemminger said. Hines plans to offer a variety of lot sizes ranging from 40 to more than 80 feet in width. While Brazoria County requires lot sizes in new subdivisions to be at least 80 feet wide, municipalities can set their own rules."
