Nothing to report here but was walking by the building today and thought it would make an excellent loft conversion (image below). 500 Crawford (apartments at ballpark development) is two blocks to the east and the downtown development map shows a 28-story residential building by Marquette Land going up one block to the east. If this building converted to lofts, it would make for three consecutive blocks of residential. The ground floor of the building looks like its perfect for retail. However, there are major structural issues with the property and it was almost demolished in 2009: "It could cost $4.7 million to resolve the warehouse's structural issues, according to an August 2008 engineering report. "The problem with the [Hogan-Allnoch] building is that the brick is load-bearing brick," Ellwood says. "Unfortunately, with the settling of the earth, the building basically has been compromised. There are pretty substantial cracks going all the way from the bottom to the top." http://www.preservationnation.org/magazine/2009/todays-news/houston-spares-two-buildings.html The building is four stories and 50,000 square feet. Assuming that just the top three stories are converted to residential, the structural costs would be $125 / square foot before updating and interior improvements. My estimate of the all-in 1111 Rusk conversion is ~$230 / square foot.   13. http://www.chron.com/disp/story.mpl/nb/hei...ws/6209171.html Back before the Christmas HAIFfy hour, an elevator at 717 Texas 'stopped abruptly' breaking both legs and injuring the back of the passenger. The official statement was that the safety brakes engaged unexpectedly. Yesterday, the elevator right next to the other one (which is still out of service) did the same thing. Only, the passengers are not hospitalized and were able to give a true account. The elevator fell several floors, at which point the brakes kicked in. This building is the newest skyscraper downtown, at 30+ floors and about 5 years old. The elevators are by Fujitec. Did the developer go on-the-cheap with this elevator company or are they reputable?
  14. I figured I would create a new topic. Does anybody know the history of the Wedge Tower? Clearly there was a garage attached at one time. When did it come down? For what reason? Also, I've been told that the owner (builder) of the Wedge filed bankruptcy in the 80s with the real estate collapse, and made an apartment on the top floor where the restaurant now is. He tried to keep the building by claiming it as his homestead. He eventually lost that battle.
  15. I was told today that they plan to build another one on the block south of their downtown site. However, I think he said it wouldn't be for 10 more years. I guess a lot could happen in that time.   16. 1000 Main becomes second downtown skyscraper to change hands this summer By Jennifer Dawson Houston Business Journal Updated: 8:00 p.m. ET Sept. 18, 2005 One of the city's newest skyscrapers was acquired last week for what is believed to have been the highest price per square foot ever paid for a building in downtown Houston. Reliant Energy Plaza, located at 1000 Main, was bought by KanAm grundinvest Fonds, an institutional investor out of Germany. The seller was a partnership led by HAUS-INVEST Global of Germany, which had held an ownership stake in the building since August 2004. The other former owners are from Houston: Pinto Realty and Century Development, which developed the building in March 2003 and will continue to manage and lease the property.   20. Originally called the Kirby Lumber Company Building located at 917 Main Street in Downtown Houston. Designed by local Houston "Star Architect" Alfred C. Finn as well. Anyone have the scoop on Kirby Lofts? They look neat. There are on Main next to CVS/1001 McKinney.
  21. Really good news for downtown. KBR has decided NOT to consolidate into a new campus in West Houston, but will instead expand downtown. They expect to ultimately need 1.2 million square feet of office space downtown. That appears to be about 300,000 square feet more than they currently occupy downtown. HBJ KBR story
