Note to mods (though it will probably be ignored as my other public requests on this same topic were): please don't move this to the Heights forum where all of my Washington Corridor posts were moved to. Mods, also don't sneak and move this thread and all the others for Washington Corridor, Oak Forest, Garden Oaks, and Independence Heights to the Heights forum once all the previous content is reposted as y'all have done in the last month and continue to do. This is NOT in the Heights and it's not part of the Greater Heights area in any way. This is in the Washington Corridor area, an area that as suggested and advocated for previously needs its own forum because there is lots of development happening here, much spurred by the Sawyer Yards and Buffalo Heights developments. That in itself usually merits the creation for a new neighborhood forum. Until then, posts for those neighborhoods should remain in the forum for "Other Neighbohoods" has is done with other threads that don't have a dedicated neighborhood or area of town forum.Thanks. Last year, Houston Business Journal had an article about renovations coming to 1919 Washington Avenue. The renovation is a joint venture between Baker Katz and Braun Enterprises. Do anyone know more about this? From HBJ: The developer (Braun Enterprises) also closed on a historic building at 1919 Washington Ave. in a joint venture with Houston's Baker Katz earlier this week, too. The owners will renovate the building, which is home to Julep, a popular cocktail bar and Gulf Coast seafood eatery, before any additional tenants move in. Along with the land came a 38,000 SF flex building with an ambulance services tenant.   11. Recently, the Leader reported on the purchase of Ella Plaza by Braun Enterprises. Area residents expressed their excitement on social media about the potential for major improvements to the space as well as additional tenants. John Crawford wrote on the Oak Forest Homeowners Association Facebook page: “Braun is a quality developer. This is definitely good news for the neighborhood.” While Dan Braun said that they will wait to actively market the plaza once their plans are firmly in place, renovations will hopefully start before the end of the year. “The city is backed up and it will take a while to get the permits,” he said. As for keeping the retro Ella Plaza sign, Braun said that they’d like to but are unsure at the present time if the city codes will allow it. “We also have the same problem at 4721 N. Main. The city codes don’t allow for keeping a lot of the old signs if you make any changes other than changing out the panels. We will certainly try.” With several area developments in the Heights, including the spot where the Heights General Store is now located and Yale Street Center with its Yale Street Grill, Braun is familiar with the changing demographics of the Leader area. In the hunt for tenants for his developments, Braun said they generally choose qualified and local regional groups over larger chains. He cites Torchy’s at Harolds as an example, saying that they also had interest from national chains for the location. “We will do our best to find a tenant mix that fits well with the neighborhood,” said Braun of the 30,000 square foot space. “There will probably be a combination of local and regional tenants.”
  12. Just ran across this by way of a search on HAR: Da Vinci Court They are townhouses in the 1500 block of North Main and apparently is the first project in the Hardy Railyard development. They look very nice. Has anyone been by there lately? Are these already under construction? Well, I just did the virtual tour on the website and it appears that some of them have already been built. Is that correct?

Last summer Braun Enterperises announced plans to redevelop 1919 North Shepherd with Mellow Mushroom as an anchor. http://i.imgur.com/FCpwvIe.jpg According to The Leader: ...People were excited at the announcement last August that Mellow Mushroom Pizza Bakers signed a contract to open shop at Braun’s forthcoming development at 1919 North Shepherd. At the time Braun, also responsible for Ella Plaza and Harold’s in the Heights, said that there will be space for a few more retailers. The Leader reports Moody Ice will move in: ....Moody Ice, a shaved ice shop with an entrepreneur spirit, will be opening at the site this summer. According to the proprietor, “the possibilities are endless with these fresh ingredients and an assorted cultural influences.”

  21. Driving by I noticed the Chase Bank branch at 3403 Richmond Ave is now closed. This is across the street from 3737 Buffalo Speedway. This is prime real estate! That stretch of Buffalo Speedway could really kick off. The RO, Senterra Richmond, and now this 2-acres. The Loopnet listing has been pulled. Can't find it on CBRE's website either. Sounds like they will clear out some old tenants from the article, but have not heard anything beyond the vague hints in the link. With four big apartment complexes coming and lots of renovations and new construction in the area, it looks like is time for the retail "other shoe" to drop.
