The architect, Richard Keating, once told HAIF that it was one of his favorites. Shame about the location, though. It so often gets overlooked.   7. So I live in Chateaux Dijon, and my balconies overlook the empty lot that was formerly Pilgrim Elementary. This morning, a bulldozer crew showed up and yanked out all the oak trees along the Mustard House fence line, including a huge old one that shaded both balconies gorgeously and now my electric bill will be liek woah but anyway ... what's going in over there? How do y'all find out what's being built where?
  8. The office building located at 5177 Richmond Avenue has Chase signage, so it may also be called the Chase Building on Richmond. It has been there forever, maybe built in the 1980s? Unusual glass color for the facade. I wonder the occupancy rate? Will it (also) see a residential conversation? Photo I took this weekend. An unusual picture, but I tried to get the infamous Galleria overhead street signs in the picture as well. Richmond at Sage.
  9. Anyone seen that nasty yellow skinny building near Richmond and the loop 610? That thing is way too skinny. Typically the buildings height shouldn't be more than 6 times the length of its base. I believe that building has about a 10:1 ratio. What do you guys think the over/under is on how many days before that building falls to the ground due to inadequate structure? I say about.....650 days... a little less than 2 years from the building's date of substantial completion. Well, we'll say from the date the owner received his/her Certificate of Occupancy. Thoughts? Comments?? Compliments??? LATER, The big KOK-on Steeeeeeeeel, baby!
  10. Drove down South Wynden Drive today to look around the surrounding neighborhood. Found a few old ranch houses that don't fit the neighborhood. One home at 32 South Wynden sits on a massive lot! Cementary in West Oaks,I saw it as a kid in the 50s.At that time there were a number of head stones,one of prominance with the name Travis 0f 1800S,maybe 2 of children made of concreat,with the information scratched in,late on ground.Some has removed all.Has anyone else seen it,remember it when it could be recognized?There was a Houston Press story back in the 50s,a short mention of "lost cementary".Regards.Joe
  12. Just finished reading this book about the history of the West Houston area, from Old Spring Branch out to Piney Point and all the way to what is now Highway 6. If you live in the area and have wanted to learn more about what was here before it became suburbs and urban sprawl, it is literally the book on the subject. Mostly because I don't know of any other books written about this area. It does get a little tedious from time to time, after about the third or fourth family of German settlers who all die of yellow fever or cholera, they all start to run together. https://www.pleasantbend.com/about-the-book-1.html

The owner and would-be seller of the property, according to county tax records, is the Ohio-based parent company of the 47,800-sq.-ft. computer and electronics store, which has been operating in that location since 1994. There is only one other Micro Center location in Texas. *** “The property, which is just down the street from [Amegy Bank's] current office at Five Post Oak Park,” reports the rumor site, “is the supposed site for Amegy to build their own 10-12 story office tower. Rumblings suggest that this move is the result of a lease renewal disagreement between Amegy and their current landlord Shorenstein.” If the rumor is true, would the computer retailer be looking for another Houston location, or just close up shop here?   17. Stopped by the site today. Awesome looking property. Had a conversation with the neighbor. It's actually two homes and some land by the bayou. The neighbor said apartments would be terrible due to the small road around that bend. The 4 acres down the street, formerly The Monaco, is owned by a Canadian guy.
  18. Hi, Im curious if anyone may have photos of 3525 SAGE condos. I have heard alot of good and alot of bad about this place but would like to see what all has been built around it since I last saw 3525 in 1992. (what may be blocking good views etc.) I know that THE MARK has since been built. I first saw 3525 in 1987 and loved the place. I believe it was only 2 years old then and the brochure I still have from back then starts the units off @ $79,900. I have been doing a search through HAR and have found some units well up into the 400's. I am planning on moving back to Houston this next year and would love to take a look again at 3525. I heard that the units had been rentals but are now being remodeled and sold. It's so interesting to look at this brochure for 3525 and see the sister building that never did get built (where THE MARK stands) it would have been an identical 3525 but taller. I hope i posted in the correct place! I looked around several hours hoping this might be ok to ask about photos. Glad to be among like minded folks here on the site, can't wait to get back to Houston. Thanks in advance for any help! Rob
  19. This is such an iconic apartment complex. It's an old school 2-story garden complex in the heart of Uptown. I wonder who the original developer was? The Farb Companies, Finger Companies, Martin Fein Interests, or The Dinerstein Companies? Here's a photo I took yesterday.
  20. The project will consist of a 34-story residential condominium high-rise development. It will be a podium design in which a parking garage makes up the base of the building and the residential tower sits on top. Level 5 will be the amenity level of the tower and will include a club room, fitness center, dining room with catering, kitchen and bars. The East, North and South sides of this level will open onto a landscaped plaza deck that will have a swimming pool, covered lounge, children’s play area, grilling areas and a dog park. The 34-story residential tower will be approximately 442’ in height and include 107 units. Exterior cladding design shall provide the use of architectural precast concrete panels and glazed window wall on the tower. Levels 1 through 5 of the podium on the west elevation (main entry) will be clad with mechanically fastened limestone panels with granite wainscot. The remainder of the podium will be clad with architectural precast concrete panels similar to the tower. The Project site is approximately 1.86 acres off of North Wynden Drive to the west of Montebello Condos, Uptown Park and the 610 Loop in the Galleria-Memorial area.
  21. Today I found some very nice looking apartments on McCue road. The design and colors are very elegant and remind me of a condominium or town home community. Also a hidden gem in in the Uptown multifamily market. Located off Richmond and McCue towards Highway 59. I wonder the architect. The design and condition of the building looks like it was built within the past 10 to 20 years. 2005-ish? Looking around, I see the Houston Housing Authority wanted to acquire this property from the owner/developer Post Properties.
