Greetings to all and happy Saturday. I'm a young man still living currently at home, recently finished college etc etc. The time has come to venture out on my own. Primary reason for this is that I live in Kingwood, and drive daily to Meyerland (35-40 minutes) and it is driving me insane. I've paid off my debts, saved a reasonable amount (thank you Dave Ramsey) and am ready to go. I thought it would be a good idea to find an apartment for a year or two and then consider a house. When I noticed construction nearing completion for the Millenium Greenway on 59, I got really excited. Internet searches on properties in that area showed reasonable rates, and that particular area is both close to work and exciting. Finally a week or so ago the Millenium released prelimary rates, and it was a punch in the stomach. Basically I really want to find an apartment complex that is relatively new and relatively upscale. Maybe it's the wanna-be yuppie or Kingwood snob in me, but I'd like to spend a year or two living in a "nice, modern" place. Searching apartment review sites and the lot, it seems that those places are only sounding boards for disgruntled renters and paint very negative pictures of practically every building. Then the ones that do seem resistant to negative feedback, their rates are through the roof (Museum Tower, Parklane). I have a roommate option, so my budget is < 1000 for a 1BR and < 1800 for a 2 BR. To all you seasoned renters out there, do you have any wise words for someone becoming more and more apprehensive about the task at hand? When a website lists rates like those the Millenium released (starting at 1250 for a 1BR), are there usually specials involved which will lower those to more justifiable levels? If there are any property recommendations I would very much appreciate it. Browsing this forum has taken me to a number of properties, and I was intrigued by the Lofts at Hermann Park/The Ballpark, some of the Alexan properties, etc. I should be touring some of these places, but I feel like I could be pressured into something foolish and don't want to jump at the first offer that appears attractive. Thanks for any advice.

I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be? I would guess Avalon Diner will be next to go.

We understand that there is a picture of the Earl of Huntingdon somewhere in the Huntingdon Building. We have contacted the current Earl of Huntingdon who lives nearby, but he knows nothing about it. We woud appreciate if someone could confirm this, or a denial would be useful, and if so could they let us know which Earl of Huntingdon that the picture shows. The Earl of Huntingdon is the Lord Lieutenant of Leicestershire and is believed to be descended from Robin Hood. Thank you for any help.

Heh. Just saw this in "Selling Steakburgers," a memoir by Robert Cronin, who was the president of Steak n Shake from 1971 to 1981: Customers who had become a part of the great Texas migration in the late sixties and early seventies urged us to move into the Lone Star state. We responded with five stores in Houston in '76--5745 Westheimer, 2227 N. Gessner, 3730 Kirby, 811 S. Gessner, and 5322 FM 1960. A few pages later, Cronin writes:

At least Bed Bath and Beyond are sitting on a corner lot on a large tract of land on two incredibly busy commercial streets. That property is priceless. They need to sell that property and move on.

yesterday, i noticed that they finally tore down the former pub/club on the corner there -- the mismatched one that looked as if it were from a grimm's tale. i never took a photo of it because it irritated me so. its been empty for a good while and housing scary folks & lots of neighborhood mischief. does anyone know what's "going up" there? i can only assume something is since it has been empty for so long. does anyone remember that place for some reason i think it had pig in the name --or maybe it's that nursery tale it reminds me of.

Noticed this on Loopnet. 2828 Southwest Fwy - Four Points by Sheraton Greenway Plaza https://www.loopnet.com/Listing/2828-Southwest-Fwy-Houston-TX/23923870/ The Property is situated on 2.38 acres (103,569 square feet) of land, presenting a rare opportunity for a developer with flexibility to reposition or redevelop the Property into a different asset type. Alternatively, a new hotel investor will have the opportunity to realize the significant upside of acquiring and renovating an asset in a highly desirable submarket, substantially below replacement cost.

I haven't been to Chuy's in a while. My father and I used to come here on our weekly meetups. What does everyone think about the food here at Chuy's? I think the chips are a little too think and broken. I'm not a fan of their house salsa either, I don't like that salsa fresca. I prefer other types of salsa like a ranchero or habanero salsa. Malina's in Bellaire (or Southside Place) has a unique salsa. One of their house salsa has vinegar, or pickle juice added. It's a little tangy! Does anyone else think Chuy's needs a parking garage? Their surface lot is considerably small for the amount of business they bring. Since the pandemic, they also took some of the surface lot for to-go orders. Looking on Google Maps, there is a lot of space. However, it's kind of extravagant to build a garage for a restaurant. I believe, in due time, this parcel will be combined with the retail parcel to the left and sold for high-rise development. It's a lot of space in a high valued area, and single-story buildings will be phased out.

I searched for a thread in this but didn't see one. The realtor has for years put up all these signs saying it's back. To me, this is certainly a place for apts and GFR. Why, in this market is the shopping center dead except for Amy's Ice Cream and Freebirds? I would post a photo of it but don't know how yet.

Maybe I'm being a bit naive and believing the hype, but Colliers International is putting this site up for sale and pumping it up (as they all do, no?). Maybe it's not as great as they say since they reveal that the property is only 45% leased as of now. Still, it does seem like a pretty good location. It reminds me of nw corner Weslayan & 59 b/c of the gas station on the corner. Are apartments the destiny of this location as well? Is this location really as unique as they claim it will be and truly the last site of it's kind to become available for years to come? I doubt I guess, but it's a place for us to keep an eye on.
