Hotel boom on the way for the TMC! http://www.bizjournals.com/houston/morning_call/2015/12/hotel-planned-for-texas-medical-center-area.html Houston-based Medical Center Fannin OST Investments LP recently bought 7329 Fannin and 1803 Old Spanish Trail from Houston’s Dixon Financial Services Ltd. Tom Condon Jr. with Colliers’ Woodlands office represented the buyer, andLouis Smith with Houston-based SRC Properties represented the seller. The buyer plans to redevelop the 1.3-acre site into two nationally branded hotels, totaling 325 rooms. A restaurant is planned for the ground floor, and parking will be on the upper levels, according to Colliers. The project is scheduled to break ground in late 2016, and construction is expected to be complete by mid-2018, according to Colliers. HarDam Hotels LLC President James Guillory Jr. of Houston will develop the project.

"Money for those improvements should come from a pending sale of the museum's planned building site, a 1.44-acre tract at Main and Hadley for apartment development. M. Scot Davis of Trammell Crow Residential said the high-end project, Alexan Midtown, will have five stories of apartments atop two levels of parking. Davis said the average 850-square-foot unit will lease for about $1,700 a month. Sale of property is to close on Monday, Davis said. Construction of the 215-unit complex should begin in January, with the first units ready for occupancy in early 2015."

  9. This is at the corner of Alabama and Fannin. After looking into the variance request, I found that it is planned to be 6 stories with a 2 story parking garage. The approval of the variance request was postponed from June 9th to June 23, 2011... I haven't seen any renderings, only a floor plan. "The Men's Center is a very vital facility that provides a recovery program to alcoholics to regain their lives and dignity. The proposed plan is to redevelop the site by demolishing the existing development and erecting a new six story building with an exterior facade similar to that of a modern hotel and a two story parking structure for ample off-street parking. The proposed development can be accomplished only if the Houston Planning Commission grants a ten foot building line variance for this site along Fannin Street . The main factors attributing to this condition are the size of the land area of the existing site (less than one acre); the dilemma being that the site is not expandable because it is bound by three major streets of the Midtown area; and that there is no available land for expansion in this block of Midtown. The approval of a ten foot building line variance would allow “The Men's Center” to continue it’s longevity of enriching the community as it has done for almost 50 years now. The new and modern high density housing facility would be able to serve the greatest number of citizens possible from this existing site which is centrally located within the City of Houston."

For some reason I'm not able to download the .pdf with the details so I can't see what zip code it's in or any other info. Maybe someone else can?...
