I am buying a house in Sugar Land in the Riverpark subdivision. I am in the negotiation process right now. However, using this link (www.floodsmart.gov/floodsmart), yesterday I just found out that Sugar Land is in a high risk of flood. This information made me panic . This house will be the biggest purchase I ever make. How bad the flood in the Sugar Land area?

My wife and I are considering a move to the Riverstone development. Does anyone have any thoughts on the development? It appears that only a small part of it is finished. We are considering waiting until the development within the Sugar Land section begins. We want to be zoned to the good SL schools such as Clements etc. The area around Riverstone seems nice to us, and it is close to all the amenities of SL. The price of the homes is a little steep, but this would be our long term permanent home. Any info about the development and quality of life there would be appreciated. We are also considering Sweetwater, which is close to Riverstone, but to me seems like an older development. Thanks.

Relocating to Sugar Land. Need a place by June 1st or so. We've already had 2 deals fall through. One lady wanted us to give up our earnest money if the house didn't appraise as well as lease back the property for 25 days from us for FREE. Obviously we aren't going to agree to that. Other deal fell through cause they took the house off the market (divorce situation) We are running out of time. Want to be in a good area near good schools. We're having a hell of a time finding a nice home for a decent price. 3+ Bedrooms. 2+ baths, prefer laminate/wood over carpet, fenced backyard for the pets. Price range is up to $240,000.00 If you know of any by owner, through a realtor, anything....post some links. I am getting soooo frustrated. Thanks! Yeah, it seems like we shold be able to find something. P.S. Already working with a realtor so we don't need a realtor......just can't find the right house.

In an effort to develop the Web 2.0 tools for the next generation of Real Estate here is one of our first attempts at in house video production. These types of videos are intended to promote the area and make it easier to promote the city to potential relocatees. Yes, the video is not ready for [Prime time. Hello there! My name is Tammi and I am new to this forum. I am actually new to all forums! My husband and I are in the process of deciding where we would like to move. We really, really do not like Atlanta, and we think we have settled on Sugar Land. I have fallen in love with Chelsea Harbor from what I can see in pictures and wanted to know if anyone could give me some insight on the neighborhood and the area. We do not have children now, but probably will within the next year or two. I have only been able to find basic info about the area on the internet. I would like some real life feedback. Can anyone, would anyone please oblige? Thanks so much!

About 25 years ago some friends and I were touring around the outskirts of Houston. We stumbled across a picturesque little Mission-style railroad depot surrounded by miles and miles of...nothing. It may have been in Sugar Land. Undoubtedly, the area would now be completely developed and bear no resemblance to my memory of the place. Does anyone know where the depot is (or was)? It's my understanding that this architectural style was popular with the Southern Pacific line. I hope someone had the foresight to preserve this beautiful little building.

Hello forum members. Please help me sort out some info on Sugar Land's master planned communities. My wife, daughter, and I live in the Museum District. In order to get a larger place in a good public school district, we'll probably move out of the loop in 1-2 years. I'll continue to work in the med center. As I'm not too familiar with the area, I've finding it difficult to distinguish between all the master planned communities in Sugar Land. Specifically . . . (1) Which ones offer a relatively closer commute to the med center, either by access to 59 or Westpark Tollway or a Park and Ride? (2) Which ones are zoned to good public school districts? (3) Are any close to Sugar Land Town Square, as in walking distance? Thanks for any replies!

Does anyone have an option of the waterfront/waterview homes in Chelsea Harbor. Are the built well and is this considered a good and safe location? I like these homes but it seems a little far from the main part of Sugarland. Are these homes a good value. Thanks.

I'm getting married in Sugar Land next April and have had a somewhat frustrating time finding a place to have the rehearsal dinner. I went to several places and found the private rooms were either too small or the restaraunt wasn't what I was looking for. I'm thinking of just finding something in Houston, but that's a lot of driving considering the church and everyone's hotel rooms are in Sugar Land. Can anyone suggest a place with a private room that can hold about 40 people? We were hoping for Italian or seafood, but, if the place is nice, we'd consider other places.

Sugar Land City Council Vote Gives Brazos River Park a Jump-Start by Bob Dunn, Aug 15, 2006, 11 10 pm Sugar Land City Council awarded a $2.1 million contract for first-phase construction of the city City Park is a 21-acre community park which features the City's Municipal Pool, 5 lighted baseball fields (1 t-ball, 3 little league-for boys, 1 pony for boys and 1 football practice area), concession stands, batting cages, a lighted and covered skate park with bleachers, benches and bike racks, 4 lighted tennis/pickleball courts, a playground, picnic pavilion, drinking fountain, barbecue grills, benches, picnic tables, restrooms, sand volleyball court, horseshoe pits and parking lot. Bechtel Moves Division HQ To Sugar Land, Hints Of Bigger Deal In Works by Bob Dunn, Aug 16, 2006, 07 43 am/ From: Fort Bend Now Sugar Land is gaining an important corporate headquarters, as Bechtel Equipment Operations, a division of the giant Bechtel Corp., has decided to move its headquarters here from Louisville, Ky. Sugar Land City Council laid the groundwork for a deal Tuesday night that will bring BEO to a 4.2-acre site in Sugar Land Business Park and create 40 new jobs with an average salary of $65,000, according to information provided by Sugar Land Economic Development Director Regina Morales. The company will consolidate its operations in Louisville and in Deer Park, and roll them into the new Sugar Land headquarters. By doing so, they will gain a 40% tax abatement over the next 10 years, on property and inventory the city estimated at $7.3 million. The tax abatement was part of an ordinance passed on first reading Tuesday night, as was the creation of a reinvestment zone. But it appears the city potentially has a lot more to gain. Score another one for Sugar Land. Fingers Furniture plans to move its corporate headquarters from Houston to Sugar Land in May 2007 as part of its plan to rapidly expand here. The 21-acre site will eventually house a 500,000-square-foot warehouse and 35,000 square feet of office space, said Robert Finger, president and chief executive officer of the company. I heard from click2houston.com that the Chuck E. Cheese in the Town Center was robbed and had to close down because of the robbery. Apparently someone just walked in waving a gun at everyone and demanded money. Does anyone know more about this? After what happened to that teenage girl, I'm wondering if it's still safe to raise a family in Sugarland.

Bizjournal article here. Three local developers are joining forces and eliminating property lines to create a massive master-planned development on 4,600 acres of pasture land in League City. McAlister Co., Wynne Jackson/Eland Joint Venture and M. Sherman & Associates Land Development plan to create separate but contiguous residential projects on land they already own along the future Grand Parkway, west of Interstate 45 and north of FM 517. The entire project will include more than 10,000 homes and provide League City with a commercial center, a town center and a light industrial center. .......... The Grand Parkway seems to be spurring sprawl like the Metrorail should spur density. Both are our destiny.
