  2. State board approves demolition of senior living facility at 2100 Memorial https://communityimpact.com/houston/heights-river-oaks-montrose/city-county/2019/09/05/2100-memorial-demolition/ The Texas Department of Housing and Community Affairs has approved the demolition of an affordable senior living complex that was flooded during Hurricane Harvey and has since faced legal obstacles from residents. Some of the last remaining tenants at 2100 Memorial Drive, Houston, have until March 1, 2020 to voluntarily move out. If all tenants vacate before then, demolition can take place earlier, TDHCA Director of Asset Management Rosalio Banuelos told board members Sept. 4. The building, which originally was a repurposed Holiday Inn hotel, will be rebuilt with five stories and 196 units. It will remain in use as an affordable senior living facility, the Houston Housing Authority confirmed. The existing facility had 197 units. “If this place of went to commercial developers, the prices on the sales or rentals would be astronomical, so it’s so good that we’re taking this action … preserving this incredible site for affordable housing,” TDHCA board member Leo Vasquez said. The decision marks the first significant progress in the project following a two-year long legal battle that tenants initiated after they received notice shortly after Harvey that their leases were terminated and they must vacate the property within five days, court documents state.
  3. Noticed an outlined development on a property flyer. The old office building on Richmond was once a planned to be a robot brothel that fell through. https://www.loopnet.com/listing/5615-richmond-ave-houston-tx/14016727/ Highlighted in green on the left https://www.loopnet.com/Listing/5440-Richmond-Ave-Houston-TX/18710651/

  5. Out of all the retirement communities in Houston, how would people rate the Holly Hall Retirement Community located at 2000 Holly Hall Street? This residential community might be considered middle-line. It's not a high-rise like the one nearby in Meyerland on Braeswood. It's also not a luxury retirement community like the ones in Tanglewood. I've also heard the chapel on site was designed by the infamous MacKie & Kamrath. Thanks for any feedback!
  6. Recent Planning Commission Agenda (May 14th) was pretty bare, but I did find this. Don't know if we have a thread for this yet. Senior Living Apartments 4 floors on top of ground level parking Architect: Mucasey & Associates Not sure how many residences. Kind of your typical infill wrap project from Mucasey & Associates. Nothing really new or interesting here.
  7. Ivy Point communities are for 55+active seniors and there are several of them in the greater Houston area. Architect - https://elementarchitects.com
  8. I'll be careful how I describe this location as there are SO MANY banks in this area that it gets confusing (and a bit hysterical). This is along the north side of San Felipe and just east of Garrettson Lane (I got the address by clicking "What is here?" on google maps [to no avail], so it may be inaccurate). Uptown Oaks: 34-Story Senior Living High-Rise At 4718 San Felipe St. Anyway, chain link fence around the site, digging in the back away from San Felipe... it kind of looks like utility work, but I didn't have my binoculars when I was in Panera. The bank has been closed for the past three years... anyone know what's going on?
  9. Does anyone have experience with the senior living memory care facility? I believe this was once called Autumn Leaves but since changed hands? This memory care residential living could come in handly for me in the next 10 to 20 years. I wonder how this stacks up against other memory care, assisted living, and senior living options around town. Although, with the way things are going, I'm sure most children have their ederly parents live with them to save money. I believe senior care is expensive! Although, professionals might do a better job than the kids playing nursing. Thanks Website: https://www.theheritagetexas.com/senior-living/tx/houston/w-bellfort-ave/
  10. Looks like new apartments will be going up on the lot enclosed by Scott/Sampson/Clay/Denver streets where the old Ever Good Imports warehouse currently stands. HCAD lists the property as owned by Toorak Investments since 2010. May be better for "Going Up!" page.
  11. 12. 114 unit affordable senior living complex https://www.houstontx.gov/council/committees/housing/20190917/housingdept.pdf
  13. Looks like Pelican has a new project once The Wilshire is finished. 17 stories and 58 units. There's a render in PaperCityMag but I am too dumb to figure out how to post it here. Expecting to break ground summer of 2016. http://www.papercitymag.com/interiors/the-homey-high-rise-new-houston-tower-6300-woodway-places-comfort-over-gadgets/#2 http://www.papercitymag.com/wp-content/uploads/2015/10/6300_Wooday-465x620.jpg
  14. It's not quite going up yet, but I'm confident it will be soon as there have been recent reports about their plans including this one from this past Friday. We can change the title once it is announced. From the article: The article also mentions that other potential locations are the Med Center, Energy Corridor, downtown and even suburban locations like The Woodlands and Sugar Land. http://www.chron.com/business/sarnoff/article/Sarnoff-Ashby-high-rise-developers-request-first-3832588.php#photo-3396224
  15. Noticed a batch of remodel building permits last week. Thought I saw a 5-story building? I wasn't aware this community had such a tall building.
  16. Noticed a demolition permit months ago. Been watching the area since. Today I finally see the demo has started.
  17. Loopnet lists this as under contract. Proposed use is apartments. https://www.loopnet.com/Listing/Briar-Hollow-Ln-NE-Post-Oak-Blvd-Houston-TX/15025301/
  18. Noticed yesterday that there were surveyors out at this large, eternally empty lot (since at least 1952, based on historical aerial photography that I’ve found). Looked to be marking property boundaries along with the location of storm/sewer drains. HCAD shows that it is currently owned by Glaven Investments, LLC., and was acquired early last year from the Estate of Yolanda Black-Navarro. Any insight as to what may be planned, if anything?
  19. I noticed a variance sign at the "curve" on Shepherd just over the overpass at W. Dallas and Shepherd (near Tila's restaurant). There is an existing office building where the sign was. Does anybody know what the plans are for this site? It looks awfully cramped.
  20. This is going up on a divided portion of woodway behind Trader Joe's. anyone know what it is? It is surrounded by office buildings so I am guessing it is the same. Belmont Village Senior Living Hunters Creek At 7667 Woodway Drive.
