  3. The building contains two businesses, Pink Berry frozen yogurt and Zoe's Kitchen. Zoes Kitchen is awesome. Love that yellow rice! Cool little retail center in the high profile river oaks. Regarding future, high-rise development, the purchaser would most likely include this parcel and the one next door, the Plants n' Petals flower shop. This stand a lone parcel is too small to work with. Edit:
  4. Highland Village is one of the best shopping areas in Houston. I think that Houston needs more of theses type of shopping areas. I just wish that the shopping was closer to the road (More Urban), but it's great how it is. Does anyone know of any new shopping areas going up that area comparable to Highland Village? http://www.shophighlandvillage.com/graphics/index16.gifhttp://www.shophighlandvillage.com/graphics/index17.gif
  5. An aging River Oaks office building built in 1968 is up for sale! Totaling 1.69 acres, we should see a high-rise here in a few years. Directly across the street from Lamar High School. Loopnet listing: https://www.loopnet.com/Listing/3100-W-Alabama-St-Houston-TX/31183907/ A select few slides from the property flyer:
  6. I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be? I would guess Avalon Diner will be next to go.
  7. Jalapenos, the colorful restaurant near the corner of Kirby and Westheimer, will close its doors a the end of the year to make way for a huge new development on the land where the eatery has stood for 18 years. Recent Company News
  8. Is this guy b.s. or what? I haven't heard anything about it: "Dudes and Ladies, I was very upset when I heard from a business owner in River Oaks Plaza that later this year, early next, they are getting rid of the theater to put in a 30 story high-rise. word is, they are axing black eyed pea too, for a multi-level parking garage." You can read the rest here: http://members.boardhost.com/hands_up/msg/1151627265.html Anyone know anything?

  11. Has anyone ever been to Ouisie's Table? I drive past this restaurant, and retail center, several times a week. I see it's American food. How does it compare to Grace's down the block on Kirby? I just looked at their menu. Impressive brunch drinks! I'd love a Perfect Peach Bellini made with Peach Schnapps, Texas Peach Sorbet, Prosecco. Let's do a Carafe for $32! I'm not sure of the name of the retail center. The center a long San Felipe also contains JANUS et Cie, Cotton Club Collection, and Leicht Houston. Photo of the street signage I took today.
  12. I just heard the latest demo rumors. Apparently the Roll-N Saloon At 4200 San Felipe Street, Houston, TX (or rather the little strip center it's in) is slated for demo and to be replaced by an 'upscale retail center.' Could this be part of another project? I have zero confirmation, but my buddy at work just read it on his Houston Aggie alum forum. Too bad. That's the sort of neighborhood bar I wish we had more of. LeRoy Melcher / Melcher Investments.
  13. Noticed a Lewis Property Company leasing sign this weekend. Didn't that furniture company move here from down the street? It failed at this location too? Dang.

  16. Today I noticed the empty lot at the corner of W. Alabama and Buffalo Speedway was being cleared. Over the past few weeks i have noticed survey crews and soil sample crews out there as well. Does anybody know what may be going up on that site?

  18. I saw a sign for this at 3302 Branard St. which made me believe it was for that building but the sign board shows 3315 Mercer address. https://www.covingtoncommercialhtx.com
  19. Prime Land Up For Grabs By Nancy Sarnoff - 2004 A pair of prime parcels of inner-city real estate is about to change hands for the first time in decades. Apartment developers are in negotiations with the William Dickey estate for six acres of coveted land on Kirby Drive. Gables Residential and the Hanover Co. are lined up to take control of two tracts on the west side of Kirby just south of Westheimer, according to real estate sources. The proposed projects will replace the River Oaks Tennis Club and an adjacent retail center that currently occupy the land. The Dickeys, an old-line Houston family that has owned most of the land along Kirby between Westheimer and West Alabama for more than a century, put the property on the block earlier this year. The family, which has maintained control of much of its land through long-term ground leases, is expected to sell the two acres to Hanover and lease the four acres to Gables. The Dickeys are also looking to lease about two acres on the east side of Kirby, where the now-defunct Hard Rock Cafe and Anthony's restaurant buildings sit. About five years after real estate developer William Dickey died, his family decided to relinquish control of nearly eight acres of land on Kirby. Bids for the property were solicited in May by Wulfe & Co. Of the more than 20 offers that came in, just a few are left standing, said Kenneth Katz of Wulfe & Co. In addition to the land on Kirby, the Dickeys also control long-term ground leases with Whole Foods for its West Alabama supermarket and the Ainbinder Co., which owns the Borders bookstore shopping center across the street.
  20. Someone mentioned this in the development thread, and I can confirm this will be going up. Official announcement and construction will begin this quarter, didn't get the exact location.
  21. Has anyone ever shopped at the Plants n' Petals flower shop located at 3810 Westheimer Road? I always buy my flowers and plants from Central Market across the street. I wonder how they are different? Maybe buying from Plants n' Petals is supporting a local business whereas buying from CM is supporting a billion dollar corporation. Although, HEB/Central Market is a fantastic company to support! Love the unique grow houses/green houses.
  22. I haven't been to Chuy's in a while. My father and I used to come here on our weekly meetups. What does everyone think about the food here at Chuy's? I think the chips are a little too think and broken. I'm not a fan of their house salsa either, I don't like that salsa fresca. I prefer other types of salsa like a ranchero or habanero salsa. Malina's in Bellaire (or Southside Place) has a unique salsa. One of their house salsa has vinegar, or pickle juice added. It's a little tangy! Does anyone else think Chuy's needs a parking garage? Their surface lot is considerably small for the amount of business they bring. Since the pandemic, they also took some of the surface lot for to-go orders. Looking on Google Maps, there is a lot of space. However, it's kind of extravagant to build a garage for a restaurant. I believe, in due time, this parcel will be combined with the retail parcel to the left and sold for high-rise development. It's a lot of space in a high valued area, and single-story buildings will be phased out.
  23. I just finished reading the latest posts on the apparant fate of the Shamrock and it got me to thinking. Where are the business people with great vision in this town? Why aren't those like Jim Macinvale investing in huge projects? Why do they seem to invest only enough to get by? The little I do know about Houstons history shows extreme vision on the part of men like Hoffeinz etc. These were men that loved this city and wanted to see it leep over other cities with one fell swoop. Houston has so much potential and I just can't understand why no local has taken the reigns to push it to the next level.
