  1. Today I noticed the empty lot at the corner of W. Alabama and Buffalo Speedway was being cleared. Over the past few weeks i have noticed survey crews and soil sample crews out there as well. Does anybody know what may be going up on that site?

  4. Someone mentioned this in the development thread, and I can confirm this will be going up. Official announcement and construction will begin this quarter, didn't get the exact location.

Ziegler Cooper designed the building, which will go up on a 2.5-acre site along Westcreek Lane between Westheimer and San Felipe. Joshua Landry, area vice president of investments for Gables Residential, said the building will target “a sophisticated renter with a higher disposable income.” “We are doing a higher level of service, concierge service and amenities we will offer will be different from other projects,” Landry said. This is the company’s first high-rise in Houston, though it has built tall towers in other markets. the building should open about 20 months after construction starts.

  14. Crescent Communities second multifamily project for Houston. Crescent plans to start 10 new developments this year and 10 more next year for a total of 7,000 units and $1.4B of construction. That includes Crescent Northgate (rendered here), a 300-unit community underway near the Hardy Toll Road and Grand Parkway intersection close to Exxon’s campus. It’ll deliver in late 2016. Crescent also owns a site in the River Oaks District (at Westheimer and Willowick) that it’s holding for future development. Brian tells us about half of the upcoming projects are in Southwestern markets like Phoenix, Denver, Houston and Dallas that weren’t in vogue compared to primary markets when the firm started lining up sites five years ago.   15. The Junior League of Houston built a new building after moving from downtown. They occupied the building from 1965-1986. The building has since been demolished and built over with luxury apartments.

  17. Prime Land Up For Grabs By Nancy Sarnoff - 2004 A pair of prime parcels of inner-city real estate is about to change hands for the first time in decades. Apartment developers are in negotiations with the William Dickey estate for six acres of coveted land on Kirby Drive. Gables Residential and the Hanover Co. are lined up to take control of two tracts on the west side of Kirby just south of Westheimer, according to real estate sources. The proposed projects will replace the River Oaks Tennis Club and an adjacent retail center that currently occupy the land. The Dickeys, an old-line Houston family that has owned most of the land along Kirby between Westheimer and West Alabama for more than a century, put the property on the block earlier this year. The family, which has maintained control of much of its land through long-term ground leases, is expected to sell the two acres to Hanover and lease the four acres to Gables. The Dickeys are also looking to lease about two acres on the east side of Kirby, where the now-defunct Hard Rock Cafe and Anthony's restaurant buildings sit. About five years after real estate developer William Dickey died, his family decided to relinquish control of nearly eight acres of land on Kirby. Bids for the property were solicited in May by Wulfe & Co. Of the more than 20 offers that came in, just a few are left standing, said Kenneth Katz of Wulfe & Co. In addition to the land on Kirby, the Dickeys also control long-term ground leases with Whole Foods for its West Alabama supermarket and the Ainbinder Co., which owns the Borders bookstore shopping center across the street.
  18. Billboards along the freeways are one thing, but digital boards playing video are another. Anyone else envision them becoming so distracting that wrecks happen more frequently in proximity to them. A few accidents and lawsuits later I believe this will be re-thought very quickly. But don't expect the campaign against billboards to be easy. Someone is making money off these things, and they wont allow their wallets to get lighter without a fight. They will take on anyone who wants to get these things removed. At the very least they can get rid of billboards that are not along highways... especially the ones near me that we've wanted gone for nearly 20 years and more.... check Buffalo Speedway, between West Alabama and Westheimer, across from the Lamar Tower Condominiums. It's, for the most part, a residential area, leading right into River Oaks... complete with advertising eyesores.
  19. I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be? I would guess Avalon Diner will be next to go.
  20. We understand that there is a picture of the Earl of Huntingdon somewhere in the Huntingdon Building. We have contacted the current Earl of Huntingdon who lives nearby, but he knows nothing about it. We woud appreciate if someone could confirm this, or a denial would be useful, and if so could they let us know which Earl of Huntingdon that the picture shows. The Earl of Huntingdon is the Lord Lieutenant of Leicestershire and is believed to be descended from Robin Hood. Thank you for any help.

  22. I heard today that all the tenants were told to move out by Sept. This 17 story building is a rental. I wonder of it will be made into condos or what will happen.   23. Just heard that the Monaco Condos are a no-go. Apparently, the price points were too high for the typical Houstonian who wants more space than a hi-rise can offer! I have heard that they still plan on building a hi-rise on that site but they will revamp the entire project, drop many of the amenities, and start with lower price points and fewer units (thus, most likely a much smaller building).
