Although it's called "The Hobbit Cafe" currently, I want to say that at one time (late 70s / early 80s) it was called "The Hobbit Hole Cafe". Does anyone remember if that's true? I also wonder if the building looks different or has been remodeled since back then. Driving by there more recently, it seemed to have a different appearance from memory.

I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be? I would guess Avalon Diner will be next to go.

Anyone remember Swamplot reporting River Oaks Baptist School was thinking about building a parking garage? ROBS took the former Walgreens spot at the corner of Westheimer & Weslayan. The land has been vacant for a few years. Wonder if they changed their plans or need funding? Taken today

https://www.bizjournals.com/houston/news/2018/02/06/exclusive-inner-loop-office-building-trades-hands.html An 81,505-square-foot office building near the River Oaks area has traded hands and will likely be redeveloped into some sort of multifamily development. The office property at 3000 Weslayan sold in November to Houston-based Morningside Capital, Tom Dosch and David Marshall told the Houston Business Journal. Dosch and Marshall co-founded Dosh Marshall Real Estate and the firm represented the seller, Houston-based McCord Development, in the 3000 Weslayan deal. McCord Development owns and operates Generation Park in northeast Houston. The purchase price of the building wasn't disclosed. The building was appraised at $8.3 million in 2017 by the Harris County Appraisal District. Morningside Capital intends to hold the property for several years until its ready to sell to a developer; the site is well-suited for a condominium or multifamily development, Dosch said. "Someone's going to go vertical," Dosch said. The building is at least 90 percent occupied and some tenants have several years remaining on their leases. Interest in the property was high; the firm received 30 offers in 30 days. Normally, they'd receive around 10 offers in such a short timeframe. Interest came from local investors, high-rise developers, multifamily developers and more. Developers comprised between 50 percent and 60 percent of the pool of interested buyers. http://images3.loopnet.com/i2/Mvy6ELCuHCxJzWernkq1Q5C_FWvYldeF3ndxBbiZWts/110/image.jpg

Can't make out the exact location but in the last rendering you can see the Greenway area in the distance. http://miradorgroup.com/projects/giorgetti-houston http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/01-Giorgetti_Exterior-final.jpg http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/02-Giorgetti_Exterior-final.jpg http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/03-Giorgetti_Exterior-final.jpg http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/04-Giorgetti_Exterior-final.jpg http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/05-Giorgetti_Lobby-final.jpg http://s3.amazonaws.com/miradorgroup-webassets/Projects/Giorgetti-Houston/_full/07-Giorgetti__Lobby-final.jpg

http://www.har.com/2525-maconda-houston-tx-77027/homevalue_3167481 I am not sure if this is the right place to put this question but what in the heck is going on with this house? it is located pretty much across the street from the whataburger at 3639 westheimer and has been under construction for about 15 YEARS or more is my guess...i am not kidding when it seems that the owner maybe buys one board or one window or one light switch plate every 3 to 6 months haha! I pass by it almost daily and its so weird to see this shell of a house with no back walls facing Westheimer... i have just always wondered what they deal was and wondered if there was an interesting story about the owner or property etc... thanks!

Been in Houston a lot recently and a vacant lot that looks like it used to be a restaurant has captured my attention. The building was razed sometime around 2007, and attempts to find an address or the name of this have been elusive. The biggest clue left behind is a large sign that is only partially blacked out ("J***'s") but other than that, I got nothing. Makes me wonder if it closed LONG before it was demolished. https://www.google.com/maps/@29.7452381,-95.4566661,3a,75y,49.4h,101.37t/data=!3m6!1e1!3m4!1s0ttV4oF1bS5wuhThn1wA5A!2e0!7i13312!8i6656

Crescent Communities second multifamily project for Houston. Crescent plans to start 10 new developments this year and 10 more next year for a total of 7,000 units and $1.4B of construction. That includes Crescent Northgate (rendered here), a 300-unit community underway near the Hardy Toll Road and Grand Parkway intersection close to Exxon’s campus. It’ll deliver in late 2016. Crescent also owns a site in the River Oaks District (at Westheimer and Willowick) that it’s holding for future development. Brian tells us about half of the upcoming projects are in Southwestern markets like Phoenix, Denver, Houston and Dallas that weren’t in vogue compared to primary markets when the firm started lining up sites five years ago. http://blog.chron.com/primeproperty/2014/10/gables-to-build-luxury-high-rise-near-river-oaks-district/ The yet-to-be-named building will have 300 units, averaging 1,400 square feet and priced in the range of $2.60 per square foot. Ziegler Cooper designed the building, which will go up on a 2.5-acre site along Westcreek Lane between Westheimer and San Felipe. Joshua Landry, area vice president of investments for Gables Residential, said the building will target “a sophisticated renter with a higher disposable income.” “We are doing a higher level of service, concierge service and amenities we will offer will be different from other projects,” Landry said. This is the company’s first high-rise in Houston, though it has built tall towers in other markets. the building should open about 20 months after construction starts.

I heard today that all the tenants were told to move out by Sept. This 17 story building is a rental. I wonder of it will be made into condos or what will happen. So, I was walking down W Main St., after a workout, and right next to the new midrise/ townhouse development, which is going up in the area, there was demolition of two houses and possibly the other two that lead up to Weslayan St. I'm sure swamplot had them in a demolition report at some point, but was immediately curious what might take their place. If all 4 of those houses go then certainly some sort of mini midrise or large townhomes will replace these. Any idea what's up? Sorry I don't have any pictures.
