  1. Deleted this member. Also banned his e-mail address, and user name and similar ones. Also, he was coming from a computer in the Philippines, so I banned the entire ISP. I should probably ban the entire country. I know other web sites ban all users from Russia, Romania, and a number of Asian countries. I wonder if that would help here, too.

  3. Dec. 4, 2004, 10:42PM Pitching a downtown dream Developers see loft-style offices, condos tied into flashy retailing, entertainment By NANCY SARNOFF Copyright 2004 Houston Chronicle Picture this: A luxury hotel, residential condominiums and loft-style offices, all connected by flashy urban retail, entertainment and culture. Now picture it in downtown Houston. An ambitious pair of developers wants to build the city's biggest mixed-use project yet on what is now three parking lots just off Main Street. Bill Denton, a developer from California, and Geoff Jones, a local developer, are behind this concept that seems almost too good to be true. Denton and Jones have signed a sales contract to buy the three blocks of downtown land bordered by Main, Polk, Dallas and Caroline. They're out there pitching their project to potential retailers and investors. But they won't talk to the media about it until they're further along in their plans. That's probably not a bad strategy. Houston has seen countless developers announce huge real estate projects that never seem to make it out of the ground. So are these guys for real? Denton's company, Entertainment Development Group, is based in Agoura Hills, Calif. It's certainly worth noting that he was behind a large retail project in Denver that many folks believed would never happen. Built in 1998, Denver Pavilions is now a hugely successful entertainment and retail complex with dozens of retail stores and restaurants, a nightclub and a 15-screen movie theater. The project is made up of four three-story buildings, linked by walkways and escalators, that cover two blocks on Denver's famous 16th Street Mall. Tenants include Virgin Megastore, Hard Rock Cafe, NikeTown, Barnes & Noble Superstore, Wolfgang Puck Grand Cafe, Maggiano's Little Italy and Lucky Strike Lanes, a hip bowling alley concept. According to the project's Web site, the $108 million development was financed in part by Rosche Finanz of Freiberg, Germany, and Hensel Phelps Construction Co. The closest things downtown Houston has to cutting-edge mixed-use real estate projects are Bayou Place in the Theater District and Houston Center near the George R. Brown Convention Center. But half of Bayou Place has sat vacant since it opened years ago. Just last week, owner Cordish Co. said it wants to build residential units there. And Houston Center is still facing identity issues despite recent repositioning efforts by the owner, Crescent. It's still way too early to predict the future of these three city blocks. Time and interest in downtown Houston will be the ultimate judge. http://www.chron.com/cs/CDA/printstory.mpl/business/2931451
  4. 2036 East TC Jester is an 18,000 SF retail center located in the rapidly gentrifying Lazybrook / Timbergrove submarket. This project was acquired at a substantial discount to replacement cost and was 20% occupied at acquisition. The property benefitted from a 7 / 1,000 parking ratio and was quickly leased to 100% occupancy and sold. https://www.ancorian.com/2036-tc-jester

  6. There are CBRE signs up at the Bethel Church at 1107 Shepherd, or the block bounded by Shepherd, Durham, Center and Nett. This might create difficulty for the restaurant formerly known as Floyd's, since they use the church parking lot for their customers. 8. Hi All, I'm new to the forum and was just looking for insight on Franklin Lofts. I've been through one of their open-house events and was pretty impressed overall. The building is beautiful and has a lot of pros in my mind. I'm considering trying to buy there but just wanted some feedback before I start making any serious decisions. This is what I've come up with so far: Edit: The building was originally the First National Bank at 201 Main Street. Pros: 1.) Location 2.) (Relatively) Low HOA fees 3.) Historic tax exemption 4.) Spacious floorplans/hardwood floors 5.) Parking, etc. Cons: 1.) Good Value?? 2.) Cheap looking cabinets, kitchen area I keep finding myself going back and forth so any opionions or comments would be greatly appreciated. Thanks!
  9. All/Mod, Finger Furniture At 4001 Gulf Fwy. Perhaps I have missed the thread else ware and the search let me down but what is the buzz on the Fingers Furniture location across the Freeway from UofH? This is a large tract of land just south of downtown next to our largest University so what will it become, any insight? Apologies if this is being discussed else ware, Scharpe St Guy
  10. This is the shopping center with the Randall’s at Bellaire & Bissonnet. https://s25.q4cdn.com/658894972/files/doc_presentations/2020/11/3Q20-Roadshow-(Nareit).pdf A planned multi-story mixed-use redevelopment is in the works. Wonder if they’re signaling that the Randall’s will be closing, making the shopping center obsolete.
  11. This thread was originally created April 6, 2016. I'm reposting / reupping this because this post and other content from me are no longer available on the forum due to a mod removing my account and its content in "error" (supposedly). An archive link of the thread before its deletion is coming soon. Mods, please don't move this to the Heights forum where all of my Washington Corridor posts were moved to. Mods, also don't sneak and move this thread and all the others for Washington Corridor, Oak Forest, Garden Oaks, and Independence Heights to the Heights forum once all the previous content is reposted as y'all have done and continue to do. This is NOT in the Heights and it's not part of the Greater Heights area in any way. This is in the Washington Corridor area, an area that as suggested and advocated for previously needs its own forum because there is lots of development happening here, much spurred by the Sawyer Yards and Buffalo Heights developments. That in itself usually merits the creation for a new neighborhood forum. Until then, posts for those neighborhoods should remain in the forum for "Other Neighbohoods" has is done with other threads that don't have a dedicated neighborhood or area of town forum.Thanks. 4105 Washington Avenue in Houston.
  12. This shopping center next door to Hollywood Square sure does look similar. I wonder if it was the same architect? Looks like MLB Commercial Real Estate sold the center to Lionstone Investments in 2019. I stopped by this weekend and took some pictures. 3701 West Alabama street signage: More signage and building: Greenway Plaza skyline peeking over the retail center: Leasing by The Blue Ox Group: Skyscraper in the background:
  13. I always pass by this shopping center. Thought I would create a thread for any latest leasing additions. Leased by Western General Holding Co. Here are some pictures I took this weekend. 14. Having grown up in East Houston I've always been accustomed to saying that the best Mexican restaurants are on the East side, primarily since the population is more Hispanic that side of the city. Problem is I don't really know if the ones I frequent are the best. Anyone have any nominations? One interesting restaurant, whose name I can't recall at the moment, is a Mexican seafood restauraunt that's run by Chinese! It's menu is an experiment in what some, I guess, nowdays call fusion. Instead of Spanish rice, you can have your meal with fried rice. Anyway, you wouldn't think that Chinese could run a sucessful Mexican seafood restaurant in a Hispanic neighborhood but they do. I love eating at this restaurant just because it's atmosphere is an atypical blend of two ethnicities.
  15. The intersection of MacGregor and Almeda is in dire need of some retail though. I know there's the gas station and a couple spots in the Mosaic, but there's a bunch of apartments nearby already. A little market would be nice. Maybe a deli/ taqueria. Coffee shop. Nothing too fancy... but at least a little bit fancy.

  19. Proposed new plat. The plat is owned by WGS Retail Investments,Llc. I went by here last weekend and all the shops on 26th were closed and vacant and looked like prime property for redevelopment.
  20. One of the nicer (older) retail strip centers in that block around Fannin Street. The retail center is home to medical-related businesses including Scrubs N More, One Step Diagnostic, New Quest EMS, Godo's Bakery & Restaurant, and Med Spa. Looks like there are offices behind the retail building that has a store-front for Alonti Catering Here's a photo I took today, but the trees blocked the photo. I'll get a better picture next week.
  21. I've heard great things about the Gyro King restaurant. The Dean's Florist, Grocery & Deli market used to be located up the block 50 years ago. Dean's Grocerette & Deli - 7127 Fannin Street Gyro King - 7131 Fannin Street O.H. Laundry - 7135 Fannin Street Took this photo today, which shoes the dual tower cranes for MD Anderson's SCRB5.
  22. Drove by today and finally noticed it's closed- Any idea what happened?
  23. Just noticed last night that Chippendale Eastlake Antiques on the corner of 19th and Rutland is gone - space has been cleared out and there is a for lease sign on the front of the building. Anyone know what happened to them? Gone out of business, moved elsewhere, untenable rent increase, or something else? They seemed like a fixture in that spot, and had been there as long as I've been living in the area. I don't think Braun will have much trouble leasing the space, as something that size in the center of activity on 19th doesn't become available very often.
  24. Went to Shade for New Year's Eve dinner and noticed a Thai Spice sign on the corner of 19th and Nicholson across from Collina's. I have never eaten there, does anyone have an opinion?
