There are CBRE signs up at the Bethel Church at 1107 Shepherd, or the block bounded by Shepherd, Durham, Center and Nett. This might create difficulty for the restaurant formerly known as Floyd's, since they use the church parking lot for their customers. Hi All, I'm new to the forum and was just looking for insight on Franklin Lofts. I've been through one of their open-house events and was pretty impressed overall. The building is beautiful and has a lot of pros in my mind. I'm considering trying to buy there but just wanted some feedback before I start making any serious decisions. This is what I've come up with so far: Edit: The building was originally the First National Bank at 201 Main Street. Pros: 1.) Location 2.) (Relatively) Low HOA fees 3.) Historic tax exemption 4.) Spacious floorplans/hardwood floors 5.) Parking, etc. Cons: 1.) Good Value?? 2.) Cheap looking cabinets, kitchen area I keep finding myself going back and forth so any opionions or comments would be greatly appreciated. Thanks!

This is the shopping center with the Randall’s at Bellaire & Bissonnet. https://s25.q4cdn.com/658894972/files/doc_presentations/2020/11/3Q20-Roadshow-(Nareit).pdf A planned multi-story mixed-use redevelopment is in the works. Wonder if they’re signaling that the Randall’s will be closing, making the shopping center obsolete.

This thread was originally created April 6, 2016. I'm reposting / reupping this because this post and other content from me are no longer available on the forum due to a mod removing my account and its content in "error" (supposedly). An archive link of the thread before its deletion is coming soon. Mods, please don't move this to the Heights forum where all of my Washington Corridor posts were moved to. Mods, also don't sneak and move this thread and all the others for Washington Corridor, Oak Forest, Garden Oaks, and Independence Heights to the Heights forum once all the previous content is reposted as y'all have done and continue to do. This is NOT in the Heights and it's not part of the Greater Heights area in any way. This is in the Washington Corridor area, an area that as suggested and advocated for previously needs its own forum because there is lots of development happening here, much spurred by the Sawyer Yards and Buffalo Heights developments. That in itself usually merits the creation for a new neighborhood forum. Until then, posts for those neighborhoods should remain in the forum for "Other Neighbohoods" has is done with other threads that don't have a dedicated neighborhood or area of town forum.Thanks. 4105 Washington Avenue in Houston.

This shopping center next door to Hollywood Square sure does look similar. I wonder if it was the same architect? Looks like MLB Commercial Real Estate sold the center to Lionstone Investments in 2019. I stopped by this weekend and took some pictures. 3701 West Alabama street signage: More signage and building: Greenway Plaza skyline peeking over the retail center: Leasing by The Blue Ox Group: Skyscraper in the background:

Having grown up in East Houston I've always been accustomed to saying that the best Mexican restaurants are on the East side, primarily since the population is more Hispanic that side of the city. Problem is I don't really know if the ones I frequent are the best. Anyone have any nominations? One interesting restaurant, whose name I can't recall at the moment, is a Mexican seafood restauraunt that's run by Chinese! It's menu is an experiment in what some, I guess, nowdays call fusion. Instead of Spanish rice, you can have your meal with fried rice. Anyway, you wouldn't think that Chinese could run a sucessful Mexican seafood restaurant in a Hispanic neighborhood but they do. I love eating at this restaurant just because it's atmosphere is an atypical blend of two ethnicities.

Fuddruckers At 2400 S. Macgregor Way
Texasota posted a topic in Third Ward and University of Houston
The intersection of MacGregor and Almeda is in dire need of some retail though. I know there's the gas station and a couple spots in the Mosaic, but there's a bunch of apartments nearby already. A little market would be nice. Maybe a deli/ taqueria. Coffee shop. Nothing too fancy... but at least a little bit fancy.- 8 replies

One of the nicer (older) retail strip centers in that block around Fannin Street. The retail center is home to medical-related businesses including Scrubs N More, One Step Diagnostic, New Quest EMS, Godo's Bakery & Restaurant, and Med Spa. Looks like there are offices behind the retail building that has a store-front for Alonti Catering Here's a photo I took today, but the trees blocked the photo. I'll get a better picture next week.

I've heard great things about the Gyro King restaurant. The Dean's Florist, Grocery & Deli market used to be located up the block 50 years ago. Just noticed last night that Chippendale Eastlake Antiques on the corner of 19th and Rutland is gone - space has been cleared out and there is a for lease sign on the front of the building. Anyone know what happened to them? Gone out of business, moved elsewhere, untenable rent increase, or something else? They seemed like a fixture in that spot, and had been there as long as I've been living in the area. I don't think Braun will have much trouble leasing the space, as something that size in the center of activity on 19th doesn't become available very often.

Silver Star Properties, a Houston real estate investment trust, is in the process of selling the 106,000-square-foot Garden Oaks Shopping Center at Shepherd and Garden Oaks Boulevard that also is home to Planet Fitness and Dollar Tree, a JLL spokesperson said. A closing date on the property, which hit the market in April 2023, hasn't been established. Built in 1956, the shopping center is 96% occupied, according to JLL’s website, with Aldi signed for about another 16 years. https://www.houstonchronicle.com/business/real-estate/article/aldi-retail-center-garden-oaks-sells-houston-18626365.php

http://www.theleadernews.com/?p=9283 Same guys who are doing Harolds. But, they are not going to try to save any part of the church. I just hope the do not put in a strip center type development and make the new development an extension of 19th st shops.

I searched for a thread in this but didn't see one. The realtor has for years put up all these signs saying it's back. To me, this is certainly a place for apts and GFR. Why, in this market is the shopping center dead except for Amy's Ice Cream and Freebirds? I would post a photo of it but don't know how yet.
