  1. i went to the donut shop in this strip shopping center and the lady said she, so vino and osaka restaurant were leaving? she thought it was because the rent was raised and no one can afford it-- 2 othere business have tried to make it there and failed-- if it goes empty--then what? is it too new to tear down and build apartment building like the ones being finished on LOvett blvd?

Dec. 4, 2004, 10:42PM Pitching a downtown dream Developers see loft-style offices, condos tied into flashy retailing, entertainment By NANCY SARNOFF Copyright 2004 Houston Chronicle Picture this: A luxury hotel, residential condominiums and loft-style offices, all connected by flashy urban retail, entertainment and culture. Now picture it in downtown Houston. An ambitious pair of developers wants to build the city's biggest mixed-use project yet on what is now three parking lots just off Main Street. Bill Denton, a developer from California, and Geoff Jones, a local developer, are behind this concept that seems almost too good to be true. Denton and Jones have signed a sales contract to buy the three blocks of downtown land bordered by Main, Polk, Dallas and Caroline. They're out there pitching their project to potential retailers and investors. But they won't talk to the media about it until they're further along in their plans. That's probably not a bad strategy. Houston has seen countless developers announce huge real estate projects that never seem to make it out of the ground. So are these guys for real? Denton's company, Entertainment Development Group, is based in Agoura Hills, Calif. It's certainly worth noting that he was behind a large retail project in Denver that many folks believed would never happen. Built in 1998, Denver Pavilions is now a hugely successful entertainment and retail complex with dozens of retail stores and restaurants, a nightclub and a 15-screen movie theater. The project is made up of four three-story buildings, linked by walkways and escalators, that cover two blocks on Denver's famous 16th Street Mall. Tenants include Virgin Megastore, Hard Rock Cafe, NikeTown, Barnes & Noble Superstore, Wolfgang Puck Grand Cafe, Maggiano's Little Italy and Lucky Strike Lanes, a hip bowling alley concept. According to the project's Web site, the $108 million development was financed in part by Rosche Finanz of Freiberg, Germany, and Hensel Phelps Construction Co. The closest things downtown Houston has to cutting-edge mixed-use real estate projects are Bayou Place in the Theater District and Houston Center near the George R. Brown Convention Center. But half of Bayou Place has sat vacant since it opened years ago. Just last week, owner Cordish Co. said it wants to build residential units there. And Houston Center is still facing identity issues despite recent repositioning efforts by the owner, Crescent. It's still way too early to predict the future of these three city blocks. Whoever buys the property at 401 Franklin must build a replacement processing facility for the postal service, as well as provide a retail location near the existing site where consumers can mail packages and buy stamps.

  8. Looks like Midtown is getting some more retail, and even better in an existing building. Even if it is furniture, retail is retail and it sounds like it will be nicely renovated and large when done. Chron Article

  10. yesterday, i noticed that they finally tore down the former pub/club on the corner there -- the mismatched one that looked as if it were from a grimm's tale. i never took a photo of it because it irritated me so. its been empty for a good while and housing scary folks & lots of neighborhood mischief. does anyone know what's "going up" there? i can only assume something is since it has been empty for so long. does anyone remember that place for some reason i think it had pig in the name --or maybe it's that nursery tale it reminds me of.
  11. Hey guys. I went and tried out the new Coffee Groundz cafe last night. It's located in the strip mall opposite Specs in Midtown (next to Comcast) on McGowan where Pilgrim Cleaners were once. They just opened this week. The coffee was great and they serve local gelato (freshly made), made to order paninnis and wine and other alcohol. The place is decked out with wireless internet with power outlets everwhere. It's a large space with outdoor patio seating (facing el patio/the tipsy clover) and private indoor booths. The manager came and chatted with the customers last night which was kind of nice and solicited any feedback to make the place better. Soon they will have the drive-through window up and running. I guess everytime I read a post on HAIF, every one is keen to have more local original businesses in midtown. I see this as being one of them but it will only remain if we support it. I guess try it out and make up your own mind!

The 20-story building is located at 601 Travis on the block bounded by Capitol, Travis, Texas and Main streets. The purchase price was not disclosed. Hines and Clifford Chance US LLP of New York represented Texas Tower Limited in the transaction, while Mark Russell at Studley represented JPMorgan Chase. It was also announced that Hines has been hired to manage and lease the 1.1 million-square-foot property, which includes approximately 450,000 square feet of office and retail space. Paula Bruns and Liz Shaw of Hines will handle leasing. The Center, which was completed in 1982, was designed by I.M. Pei & Partners and developed by Hines. Over the years, JPMorgan Chase has used the location as a data processing and operations center. The bank is consolidating to 712 Main and 1111 Fannin, retaining just 26,000 square feet at the Center. Upon Chase’s departure, 250,000 square feet will be available for lease. In addition to JPMorgan Chase, The Bank of New York Mellon leases office space in the Center. Connected to the extensive downtown Houston tunnel system, JPMorgan Chase Center contains 12 levels of parking, six levels of office space, and on the ground level, an auditorium and retail space. An exercise facility is planned for the top floor of the building.   17. There's a sign at the corner of Grey and Smith, advertising the new building they're putting in. Right under that, it says "Coming soon", and has the logos of Starbucks and Quiznos. I dismissed it right away, assuming that the Starbucks would be one of those fake, mini-set ups like they have in Randalls. Nope. Sources have confirmed that it'll be a full-fledged Starbucks. An entire store. Is this cool or what? Personally, I can't stand Starbucks (I prefer independent coffee shops), but I can't deny what a Starbucks means for a neighborhood. They don't build stores unless they see a future in a place. And, other major companies will see that Starbucks and Bw3 are there, and jump in eventually, too. So, this is pretty amazing. I'd just about given up on Midtown. But it looks like it's slowly going someplace.

  19. I found this proposal while skimming LoopNet a while ago. Supposedly, someone wants to build a small medical office building with retail & a garage at that location with the aim of opening by early 2013.   21. Plat filed for the eastern half of lot that currently has the office building containing the Maritime museum and Andes Cafe on 2311 Canal St., so only the portion currently empty is covered. This entire property along with the one across the street bounded by Canal, Navigation, Runnels and the RR are owned by Midway (listed as KBRN on HCAD, same as East River). Both are highlighted in the attached picture. Judging by the shape I am thinking mid rise apartments, hopefully with some mixed use fronting Navigation. Anyone have additional info? Could this be the start of a larger "Gateway to the East End" project comprising both properties.
