  2. yesterday, i noticed that they finally tore down the former pub/club on the corner there -- the mismatched one that looked as if it were from a grimm's tale. i never took a photo of it because it irritated me so. its been empty for a good while and housing scary folks & lots of neighborhood mischief. does anyone know what's "going up" there? i can only assume something is since it has been empty for so long. does anyone remember that place for some reason i think it had pig in the name --or maybe it's that nursery tale it reminds me of.
  3. Hey guys. I went and tried out the new Coffee Groundz cafe last night. It's located in the strip mall opposite Specs in Midtown (next to Comcast) on McGowan where Pilgrim Cleaners were once. They just opened this week. The coffee was great and they serve local gelato (freshly made), made to order paninnis and wine and other alcohol. The place is decked out with wireless internet with power outlets everwhere. It's a large space with outdoor patio seating (facing el patio/the tipsy clover) and private indoor booths. The manager came and chatted with the customers last night which was kind of nice and solicited any feedback to make the place better. Soon they will have the drive-through window up and running. I guess everytime I read a post on HAIF, every one is keen to have more local original businesses in midtown. I see this as being one of them but it will only remain if we support it. I guess try it out and make up your own mind!
  4. This weekend I noticed a UTMB Health Woman's Services & Pediatrics satellite clinic in the Broadway Square Shopping Center located at 2720-2850 East Broadway Street in Pearland. Photos I took this weekend: Frankel Development Group now leasing expansion. Retail center sign with tenant list. UTMB Health office:

  7. More on the JPMorgan Chase Center here: http://www.houstonarchitecture.com/Building/2757/JPMorgan_Chase_Center.php http://www.houstonarchitecture.com/HAI/Images/Buildings/1/ChaseCenter-Jan08-002a.jpg TEXAS TOWER LIMITED ACQUIRES JPMORGAN CHASE CENTER IN DOWNTOWN HOUSTON Hines Chosen to Manage and Lease Property (HOUSTON) – Texas Tower Limited, owner of the 75-story JPMorgan Chase Tower, announced today the acquisition of the adjacent JPMorgan Chase Center in downtown Houston from JPMorgan Chase. The 20-story building is located at 601 Travis on the block bounded by Capitol, Travis, Texas and Main streets. The purchase price was not disclosed. Hines and Clifford Chance US LLP of New York represented Texas Tower Limited in the transaction, while Mark Russell at Studley represented JPMorgan Chase. It was also announced that Hines has been hired to manage and lease the 1.1 million-square-foot property, which includes approximately 450,000 square feet of office and retail space. Paula Bruns and Liz Shaw of Hines will handle leasing. The Center, which was completed in 1982, was designed by I.M. Pei & Partners and developed by Hines. Over the years, JPMorgan Chase has used the location as a data processing and operations center. The bank is consolidating to 712 Main and 1111 Fannin, retaining just 26,000 square feet at the Center. Upon Chase’s departure, 250,000 square feet will be available for lease. In addition to JPMorgan Chase, The Bank of New York Mellon leases office space in the Center. Connected to the extensive downtown Houston tunnel system, JPMorgan Chase Center contains 12 levels of parking, six levels of office space, and on the ground level, an auditorium and retail space. An exercise facility is planned for the top floor of the building. The parking garage, which is leased by JPMorgan Chase Tower, is utilized by the tower’s tenants and by people visiting downtown Houston for various daytime, evening and weekend events. In Houston, Hines manages 26 properties totaling approximately 13 million square feet.
  8. Scaffolding was going up when I rode by, hopefully to repair the fire damage.
  9. There's a sign at the corner of Grey and Smith, advertising the new building they're putting in. Right under that, it says "Coming soon", and has the logos of Starbucks and Quiznos. I dismissed it right away, assuming that the Starbucks would be one of those fake, mini-set ups like they have in Randalls. Nope. Sources have confirmed that it'll be a full-fledged Starbucks. An entire store. Is this cool or what? Personally, I can't stand Starbucks (I prefer independent coffee shops), but I can't deny what a Starbucks means for a neighborhood. They don't build stores unless they see a future in a place. And, other major companies will see that Starbucks and Bw3 are there, and jump in eventually, too. So, this is pretty amazing. I'd just about given up on Midtown. But it looks like it's slowly going someplace.

  11. Plat filed for the eastern half of lot that currently has the office building containing the Maritime museum and Andes Cafe on 2311 Canal St., so only the portion currently empty is covered. This entire property along with the one across the street bounded by Canal, Navigation, Runnels and the RR are owned by Midway (listed as KBRN on HCAD, same as East River). Both are highlighted in the attached picture. Judging by the shape I am thinking mid rise apartments, hopefully with some mixed use fronting Navigation. Anyone have additional info? Could this be the start of a larger "Gateway to the East End" project comprising both properties.

  13. A lot of rumors about the Montrose HPD (900 block Westheimer) storefront closing, not surprising since HPD Chief Acevedo wasn’t a fan of store front idea. But a neighbor mentioned a developer had bought the entire strip ( Guess Theo’s Will be moving also.)center and a few adjacent lots north on Grant and on Crockett street including a beautifully restored 1920’s home. All for multi use multi-storied building ——included will be the Freed library’s move from Montrose Blvd. Apparently the developer did something charming around 6 th street and Yale in the Heights. Now I wonder if this developer will underwrite the HPD storefront in that development or if someone else will offer rent free space inside Montrose for the storefront to move into. 14. Does anyone remember a store called Sage? It was on the east side of the gulf freeway somewhere between edgebrook and shaver. It sat at a funny angle to the street and had a huge parking lot. I never went to that store and have no idea what they sold but I remember it being very big and always packed with cars.

  18. I’ve noticed for the last few months that this building had been been gutted and then painted, so I was wondering what was going on. I drove by today and saw there’s a temporary sign out for Tokyo Joe’s. A quick google search yielded that this will be Tokyo Joe’s Shot Bar. Sorry if there’s already a thread for this location. I didn’t see it so feel free to merge or delete as necessary.
  19. The building contains two businesses, Pink Berry frozen yogurt and Zoe's Kitchen. Zoes Kitchen is awesome. Love that yellow rice! Cool little retail center in the high profile river oaks. Regarding future, high-rise development, the purchaser would most likely include this parcel and the one next door, the Plants n' Petals flower shop. This stand a lone parcel is too small to work with. Edit:
  20. Sign up for future development of retail. Didn't have my phone to take a picture. https://capitalretailproperties.com/wp-content/uploads/2019/11/1102-Delano-EADO-Flier-11.4.19.pdf
  21. I heard from someone in the real estate community that this property traded hands. Does anyone know what the new owners plans are? I believe the restaurant depot store has already shut down.
  22. Highland Village is one of the best shopping areas in Houston. I think that Houston needs more of theses type of shopping areas. I just wish that the shopping was closer to the road (More Urban), but it's great how it is. Does anyone know of any new shopping areas going up that area comparable to Highland Village? http://www.shophighlandvillage.com/graphics/index16.gifhttp://www.shophighlandvillage.com/graphics/index17.gif
  23. (Katy, Texas) October 8, 2015 – The City of Katy is pleased to announce that the Katy Development Authority has taken a key step forward in the development of the Boardwalk District (as shown in the accompanying rendering) by entering into an agreement with Sueba USA Corporation for the development of a 22-acre parcel located adjacent to Katy Mills Mall. Sueba USA Corporation intends to use the parcel to construct a high quality mixed-use development consisting of loft living space, retail and restaurant facilities, and a public plaza. Sueba USA Corporation’s development will be a strong addition to the Boardwalk District which will also include a convention center, hotel, and restaurant row, all anchored by an 89-acre nature park with a central lake, boardwalks, nature preserves, and a 2-mile walking trail system. Construction of the nature park will commence this winter with an anticipated completion and public opening by the end of 2016. Katy Development Authority and Sueba USA Corporation are excited to be joint participants in the construction of the Boardwalk District — a project that will provide Katy residents and visitors an additional first class development to live, work and play. Katy Development Authority was formed by the City of Katy, Texas to promote economic development through public-private partnerships that support the completion of public infrastructure and high quality private development. Sueba USA Corporation is a Houston based real estate development company that is an established leader in the acquisition, development, construction, and management of both residential and commercial real estate.
