  1. Looked everywhere for this one. There was one mention in the Camp Strake thread. Its massive enough to have its own mega thread, but way to far out to be in "Going Up". Since we don't have a dedicated Woodlands, Spring, and Anything Further Out subforum, I'll be posting this here. Originally conceived in 2015 this one has taken awhile to get going (possibly due to Harvey), but have already started on phase 1 which is mostly low-rise residential and big box stores, which is something we don't touch on this forum. Its the "Urban Living", "Town Center" and "Business Center" that would get our attention. ADVERTISEMENT According to a space demand survey conducted by PM Realty Group, a Houston-based real estate services firm, more than 58 percent of the respondents said the Galleria area is one of the top three office markets deemed most attractive to tenants. Downtown and Westchase were also cited as top markets. That's almost double what was reported last year, said Doug Little of PM Realty, which surveyed the top 20 commercial realty firms in Houston. "The existing construction is not as bad as people thought it was going to be," said Little. "People are starting to see the light at the end of the tunnel." Over the past several years, large tenants have moved out of the Galleria area in favor of the high-profile central business district or the suburbs of west Houston. Office buildings in the market are 24.7 percent vacant, including space available for sublease, according to Cushman & Wakefield, a brokerage firm. But as the traffic starts moving a bit more freely, helped in part by the new Westpark Tollway, tenants are giving the area a second look.   4. NewQuest Readies Plans For Mo. City Shopping Center Houston developer NewQuest Properties is planning to build a new shopping center near State Highway 6 and the Fort Bend Parkway in Missouri City. Called Fort Bend Town Center, the project would be built in two phases. Phase one includes about 40 acres at the southwest corner of Highway 6 and the parkway. This phase is planned as a 160,000- square-foot retail center with a grocery store as an anchor. Phase 2, at the southeast corner of the intersection, would be about 400,000 square feet.   5. I drove by a couple months ago, quickly glanced and thought I read a sign that said "open soon" or something similar. Can anyone tell me if Ruggles on Westheimer near Montrose is still open? It looks like it is on their website, but when I called I just received a busy signal. Any info is welcome!

  8. Is there a thread for this? This is North of Wesheimer, west of teh Azalea Court project. From the Houston Chronicle: Crapitto’s Cucina Italiana will serve its last supper May 24. In an email blast to its customers, Frank Crapitto wrote: “ Our building (like the others around it) is scheduled to be torn down , so it is with great sadness that, after 19 years, Crapitto’s Cucina Italiana will serve its last supper on Saturday, May 24th. We hope to see you one last time (or a few last times) over the next week.”
  9. Haven’t seen a Chinatown thread, so I’ll post here. Bellaire Food Street will expand too. Dun Huang Plaza and Bellaire Food St are my favorite plazas in Chinatown so good to see both expand. They’re also within walking distance of eachother.   10. I'm trying to find a name, or a leasing company for the shopping center on South Main bounded by Buffalo Speedway and Westridge Street. I looked on Google satellite, at the shopping center's street frontage signs and could not find either a name of the shopping center, or a leasing contact. Who is in charge of leasing? I would assume they would want to advertise themselves. Some of the notable, long term tenants are Carrington's Sports Bar, Conn's Home Plus, SuitMart, ACE Cash Express, Dollar Tree, and Family Dollar. There are three stand a lone restaurants on the outskirts of the property. Carl's Jr. , Taquerias Arandas, and Dunkin' Donuts. The address for the large shopping center, well of Carrington's, is 9585 South Main Street. This is a very large retail parcel on South Main. As time goes by, I can only imagine it being redeveloped into something to include more density. Maybe a mixed-use district with affordable housing, class-b office space, a small retail strip center, and a park? In 20 - 50 years a single story shopping center will not work here. They will need to build taller to meet demand.

  12. This is the NE corner of Shepherd and 11th. I noticed the Dry Clean Super Center was empty today, and drove through the parking lot. The place looked empty, and there is a sign directing customers to 2302 Bissonet to pick up their cleaning. The property was sold in April to BE Sawdust Realty, Ltd, and the managing partner is G J Braun Corporation, and Dan Braun is the agent. Waiting to see what ends up here.
  13. Realized the other day that I cannot remember the last time I saw a truck going or coming from the Pappas warehouse on Yale St. It looks like they may have closed it. I thought I saw a demo permit a while back for the office space they have just south of the warehouse on the SE corner of Yale and 7th. This is/was a terrible location for a warehouse with lots of semi deliveries. Even without all the traffic on Yale St., it always took semi drivers multiple tries to get lined up with the loading dock. Hopefully, they finally gave up and have moved to another location.

So the hot, disturbing rumour circulating throughout the neighborhood is that Walgreens is planning to build on the SE corner of 11th and Studewood, on the site of the current Texas Tamales Factory, and the adjoining lots. The Tamales Factory looks pretty bad, but the opposing corners are Someburger, 11th Street Cafe, and Dacapos, which all fit nicely with the Heights vibe. It sickens me to think of a Walgreens there, but, if I'm the guy trying to carpet Houston with Walgreens, that's a spot I'd choose. Can anyone confirm or deny this rumour?

  18. Looks to be a mixed-use development looking for investors. Can anyone make out the exact location? The event was held April 18th Edit: So I searched for the Hilton Garden Inn where the event was held and it turns out the hotel matches the one in the background (lower left corner). Site for this proposal is a grass field along  Sam Houston Parkway
  19. In 1928, Joseph Finger planned a four-story building for the Levy Bros. Dry Goods Co. Jesse H. Jones later commissioned Alfred C. Finn to add five-floors of office space above the Levy Bros. store. At the same time, Alfred C. Finn removed most of Joseph Finger’s proposed Art Deco ornamentation. In 1939, Jesse H. Jones commissioned Alfred C. Finn to increase the building’s height to 22-stories. At this time, the company was nicknamed Levy's for short.   20. A little confusing, but I believe this Joseph Finger building did not get built. Jesse H. Jones hired Alfred C. Finn to increase the height and change a few things. The original design by Finger was not selected.
  21. wow!! I discovered a new (to me) department store in Houston! I searched around HAIF and there was only 2 or 3 mentions over the past 15 years. Figured I would create an official thread so people can gain more knowledge about the company. In terms of the company name, and searching around the internet, the name was spelled many ways. Levy Brothers Department Store Levy Bros. Department Store Levy Brothers Dry Goods Company Levy Brothers Dry Goods Co. Levy Bros. Dry Goods Co. Levy Brothers Company Looks like the official wording, per company letterhead and invoices, was Levy Bros. Dry Goods Co. From an invoice dated December 12, 1952: Several online Houston history blogs indicate the address was 309 Main Street. The 1907 Sanborn Houston map had the company surrounding the addresses 309, 311, and 313 Main Street. I searched through old newspapers for both 309 and 313 Main Street and did not find any information containing Levy Bros. When searching for 311 Main, I got results. From the newspaper The Houston Post. dated March 8, 1914: Department Stores Dexter, Fred F. 230 W. Seventeenth Ave., H. Hts. Taylor 205 Levy Bros., 311 Main.   22. Learned something new today! Joseph Finger designed a Battelstein's Department Store in Montrose located at 2010 South Shepherd Drive. Very cool!! I wasn't aware of this store. Battelstein's 2010 South Shepherd Interior photo I found online: Interior of Battlestein’s Department Store, 2010 South Shepherd, ca. 1950. This suburban Battlestein’s was designed by Joseph Finger who also designed earlier downtown incarnations of Battlestein’s. The store’s interior was reminiscent of Foley’s Department Store, which opened in 1947.
  23. Alfred C. Finn designed this proposed "Name Here Department Store" in the 1920s. Alfred Finn’s office prepared this rendering in the 1920s for a massive, but ornately designed, department store. The tile work along the eaves suggests that this store would have been another addition to the many Mediterranean style buildings that were constructed in Houston during this time period. Had several proposed Mediterranean-style buildings actually been completed during the 1920s, it would have helped to produce a more uniform architectural style throughout the city.
  24. Hi, I've noticed that Willowbrook Mall recently tore down what used to be Lord & Taylor. There's a sign that reads "FUTURE COURT." Does anyone know what Future Court is or will be? Please reply.....
