  1. Four floor office/medical office block with penthouse front balconies above a retail strip center. architects: https://collaborateteam.com/commercial leasing flyer (PDF): https://images1.loopnet.com/d2/OgO82TpnLQldVx8zGCzTYwQppXrnEoDTizrSe1nX3xw/8917 Louetta Road Property Info.pdf
  2. The founders of River Oaks eventually built a downtown office tower called Country Club Estates Building located at 707 Fannin Street. I'm not sure if I recognize the 1920s design. I know John Staub worked a lot for the Country Club Estates company in River Oaks. The building went under a remodel as the Country Club Estates company grew. There was an added ornamental piece on top of the building.
  3. This week I noticed, in detail, the two office buildings for the Country Club Estate company. Very cool buildings, I like how they cave into one another to create a central plaza between the two. John F. Staub designed the buildings and gates. Staub almost exclusively designed River Oaks houses and retail buildings. This would have been taken in the mid 1920s.
  4. 2-Story medical office building going up at the corner of Bomar and Montrose. Looks like it will replace the the Hollywood Food & Cigar spot. Address is 1103 Bomar St.
  5. As I was researching George Hermann I noticed he was President of the Tel-Electric Company. I wonder if he founded the company or bought it? I never knew about his telephone/electricity past and history. I believe the 602-604 Preston Street location was the second location of the business. Thought I read, at an earlier time, they were located elsewhere? Very cool building, and to think G.H. Hermann was President is awesome! Do we know the architect? From a book published in 1913: Tel-Electric Company One of Houston's large electrical supply house. From the 1908 City of Houston directory: Hermann, George, H., capitalist, office 214 Binz bldg. sw. ph. 629; prest. Tel-Electric co.; vice-president Houston Car Wheel & Machine Co.,rms 1117 San Felipe. Sw. ph. 3266 Photos taken in 1911. Interior views & building of Tel-Electric Co. Jobbers of electrical supplies of every description.
  6. This is great news from the GHPA newsletter, and is online at Greater Houston Preservation Alliance website. Beatty-West Building Plans are under way to rehabilitate the 1912 Beatty-West Building at the corner of Main and Walker. The project will include a complete restoration of the building's exterior and will comply with the Secretary of the Interior's Standards for Rehabilitation. The Houston Archaeological and Historical Commission has approved the building's designation as a City of Houston Historic Landmark. The six-story reinforced concrete building was designed by architect Henry C. Cooke for David R. Beatty to house Beatty's oil and gas operations. Cooke was also the architect of the 1912 Magnolia Brewery Tap Room and Caf
  7. Do the experts on HAIF have an address for this amazing looking Magnolia fill/gas station? The photograph is dated 12-17-1920. Being designed by the "star architect" Alfred C. Finn, this could almost pass for an office building. Just amazing detail and craftsmanship! Any additional information would be appreciated. Edit: The building has the cross streets etched into it. McKinney and Fannin. Using Ross' additional information below, this would be located at 1009 Fannin Street in Downtown.
  8. This would have to be underway in order to meet their completion date. http://www.tramontejohnson.com/7800-washington/

  11. Texas Medical Center Commons provides oasis for staff, visitors Thora Qaddumi Houston Business Journal Work began this week on a new phase of the building that has become the cornerstone of the Texas Medical Center -- the John P. McGovern Texas Medical Center Commons. Over the next five months, an enclosed skyway connecting the Commons with the newly completed M.D. Anderson Cancer Research Center will be built, and the McGovern Gardens, a landscaped outdoor dining area, will take form. 12. The office building in Tanglewood at 1717 Saint James Place has been doing interior renovations lately. Nice artwork!
  13. Brand new on Loopnet!! The listing was created 2 days ago, 11/8/23. This is the 1970s office building in the Gulfton area at 6330 Gulfton Street. In terms of the given area, this is kinda prime real estate. This is being marketed for owner/use so I'm not sure if it was be torn down to make way for multifamily housing. I known Gulfton is the most dense part of Houston. Seems like there would be a need for more housing rather than a vacant office building. Nothing wrong with the building, and given the area, it's a nice building. Probably won't be developed for a while longer. Maybe in 20 years. https://www.loopnet.com/Listing/6330-Gulfton-St-Houston-TX/29996555/
  14. I didn't see a thread about this cool, 1950s, office building designed by Neuhaus & Taylor. Thought I would share information. Only a matter of time until it's demolished for something more modern. Also a Gerald Hines building! Very cool.
  15. I was wondering if anyone knew the original architect for this early 1980s office building located on San Felipe in Uptown. All I can find is the most recent remodel architect.
  16. A friend of mine who works at M.D. Anderson is positive that the Old Prudential building is not coming down. Has anyone heard any updates on this? Is it still slated for demolition and inferior building replacement?
  17. Last I checked, the Skanska project has 5 tunnel connections. Also I think we should all remember that Linebeck, Skanska, and Hines are all chasing the same group of potential tenants. I think we will see one of the three go in the next year maybe two if we are lucky. Now the good news is that there is a 50ish story tower that will beat all 3 of these out of the ground.
  18. From the HBJ, I don't have access to the whole article: "The Four Oaks Place office complex may soon be more appropriately named Five Oaks Place. The owner of the 1.8 million-square-foot office complex in the Galleria area is looking at spending between $100 million and $120 million to develop a new office building at 1550 Post Oak Blvd., where a 24 Hour Fitness is currently located" Webcam: http://oxblue.com/open/transwestern/5oaks Renderings, and article from 10/13: http://www.bizjournals.com/houston/blog/breaking-ground/2013/10/photos-developers-break-ground-on-bhp.html http://farm9.staticflickr.com/8518/8507440817_0fefe9fa75_b.jpg http://www.justintowart.com/wp-content/uploads/Towart-Work13-Arch-Illustration-40.jpg http://www.justintowart.com/wp-content/uploads/Towart-Work13-Arch-Illustration-42.jpg http://www.justintowart.com/wp-content/uploads/Towart-Work13-Arch-Illustration-43.jpg
  19. UMP is composed of two medical office buildings. Addresses are 7501 Fannin and 7505 Fannin. I always liked University Medical Plaza 1. Great addition to the southern part of the TMC. Wanted to add to our TMC database and include it. http://www.camproperties.net/properties.html https://www.loopnet.com/Listing/7501-Fannin-St-Houston-TX/21412321/

  21. Rumor on the street is that Cameron acquired 25 acres from Apache. I believe this location is the former Dow Chemical HQ at 400 West Sam Houston Parkway. They have real estate all over the city, particularly in Westway Park. This must be a large consolidation for them. Apparently going to include over 1 million square feet of office. Patrinely will develop it for Cameron...you have to believe the architect will be Gensler. Same team currently developing Southwestern Energy's new HQ in Springwoods Village. How many energy companies are left to build new campuses for?
  22. Earlier this year, there was a news item that Occidental (Oxy) was in talks to buy Conoco's (now ConocoPhillips) old headquarters on Katy Freeway. More recently the business media has reported that Oxy has put all of their Greenway Plaza space up for sublease and that the space will be available when Oxy moves to a "a newly constructed, owned property to the west.” Of course, not a single business reporter in this town has managed to discover or, so as we know, even inquire about, WHERE Oxy is building their new headquarters, how big it might be, who is the architect, etc etc. Has anyone heard anything?
  23. Over 1 million square feet -- Four Oaks Place, owned by TIAA-CREF and managed by Transwestern.
  24. The Master-Planned Community will bring a town center, medical center, offices, multifamily homes, etc to the Porter/New Caney area. Tree's have already been cut down for Grand Parkway (visible to see on 59). The Grand Parkway will split the two sides of the community and will be 2 miles and a half south from the new Grand Texas Theme Park.
  25. http://www.globest.com/newspics/hou_energycentertcc.jpg http://www.globest.com/news/houston/ "JV Unveils 630,000-SF Energy Center Plan HOUSTON-Looking to invest $750 million to $1 billion into a spec class A office development program, Trammell Crow Co. and Principal Real Estate Investors are rolling out their first local project: two buildings, totaling 630,000 sf on 9.4 acres. The Energy Center will be the submarket's first class A office development since 2000. Based on today's construction costs for upper-end class A space, the 330,000-sf first phase most likely will cost $60 million to $70 million to get out of the ground. A September groundbreaking is planned for the 13-story building along Eldridge Parkway between Dairy Ashford Road and Katy Freeway. It's estimated the spec project will take a year to 14 months to deliver. ...."
