  1. Noticed this aging office building a long the side of the Southwest Freeway on Loopnet. The building is for sale! Greenway Plaza/West University market.   2. The office building located at 5177 Richmond Avenue has Chase signage, so it may also be called the Chase Building on Richmond. It has been there forever, maybe built in the 1980s? Unusual glass color for the facade. I wonder the occupancy rate? Will it (also) see a residential conversation? Photo I took this weekend. An unusual picture, but I tried to get the infamous Galleria overhead street signs in the picture as well. Richmond at Sage.
  3. A couple years ago, the Towers Motor Hotel at 2130 W. Holcombe was demolished to make way for a Metrontario development called the Life Science Plaza. Metrontario's site gives this information: "This project is currently in the pre-construction phase, with over 100,000 square feet (9,300 square meters) already leased" Does anyone know if this is current, or if there is any newer information on this project?   8. Hines announces timber office project in Austin Katherine Feser Aug. 25, 2021Updated: Aug. 25, 2021 2:40 p.m. Hines is developing T3 Eastside at 1200 E. 4th St. in Austin. It's the company's first Class-A timber project with a residential component. Hines Houston-based Hines announced it would build its first timber office project in Texas. T3 Eastside, in Austin, will have 92,000 square feet of office space and 9,200 square feet of residential space. The project, a Hines eco-minded initiative named for timber, transit and technology, will be developed at 1200 E. 4th St. and include 15 loft-style units with a historical industrial design. It is among 16 T3 office projects for Hines and is the first to be designed with a residential component, according to John Mooz, senior managing director at Hines. The construction method incorporates wood products generated from fast growing trees. T3 Eastside, which is accessible to downtown by rail, is the first project in Austin for Hines in more than 40 years. Several additional projects across various sectors will be announced in the coming months. JLL is marketing the space to tenants in creative industries such as technology, advertising, media, information and biotechnology/life sciences. “T3 Eastside is designed to accommodate needs of firms who seek creative-class workers and residents by delivering a unique product and location while offering proximity to living, dining, entertainment and easy access to transit while honoring the unique artistic spirit of the neighborhood,” Philip Croker, senior managing director at Hines and co-Austin city head, said in an announcement. The building will feature areas for collaboration, a rooftop patio, private outdoor balconies for tenants, shared conference space, a fitness center and bike storage facilities. Austin's office vacancy rose to 16.9 percent in the second quarter as 1.9 million square feet of office space was completed in the first half of the year, according to JLL. Occupancy was 10.6 percent in the year-ago quarter. Another 4.2 million square feet is under construction in the Austin area.   12. Snapped a cool picture of the Berkeley Eye Center Building this weekend. The office building is located at 3100 Weslayan Street. The picture makes it look like the glass is two different colors. Bronze and blue. However, the bronze color is just a reflection of the the brutalist AT&T building across the street.
  13. One of the nicer (older) retail strip centers in that block around Fannin Street. The retail center is home to medical-related businesses including Scrubs N More, One Step Diagnostic, New Quest EMS, Godo's Bakery & Restaurant, and Med Spa. Looks like there are offices behind the retail building that has a store-front for Alonti Catering Here's a photo I took today, but the trees blocked the photo. I'll get a better picture next week.

  15. Maybe I'm being a bit naive and believing the hype, but Colliers International is putting this site up for sale and pumping it up (as they all do, no?). Maybe it's not as great as they say since they reveal that the property is only 45% leased as of now. Still, it does seem like a pretty good location. It reminds me of nw corner Weslayan & 59 b/c of the gas station on the corner. Are apartments the destiny of this location as well? Is this location really as unique as they claim it will be and truly the last site of it's kind to become available for years to come? I doubt I guess, but it's a place for us to keep an eye on. The owner and would-be seller of the property, according to county tax records, is the Ohio-based parent company of the 47,800-sq.-ft. computer and electronics store, which has been operating in that location since 1994. There is only one other Micro Center location in Texas. *** “The property, which is just down the street from [Amegy Bank's] current office at Five Post Oak Park,” reports the rumor site, “is the supposed site for Amegy to build their own 10-12 story office tower. Rumblings suggest that this move is the result of a lease renewal disagreement between Amegy and their current landlord Shorenstein.” If the rumor is true, would the computer retailer be looking for another Houston location, or just close up shop here?   20. According to my salesman, Momentum Audi is going to be building a new 7-story dealership between Farnham and S Shepherd at 59 (the area behind 59 Diner) -- construction to start sometime in 2012 with completion in 2013
  21. I always see the infamous Nitya Tower while driving on 59. Today I stopped by for a closer look. I do like the outside tenant signage structure. Good use of materials. Leasing is done by Texas Overland. The building has some cool lights on the exterior facade.

  23. I've always wondered about the business Bar2200. Anyone ever been? Looks kind of gaudy. The office tower has building signage for the Mattioli Lasik Vision of Mattioli Vision Professionals by IQ Laser Vision. Took these photos today.

New to the Houston office tower world...and I'm wondering why Phoenix Tower (former Bank United Tower at 3200 Southwest Freeway) in Greenway Plaza seems like a bit of an under appreciated asset. It is a beautiful all-glass tower with nice angles and views in a seemingly strong location. The ownership is implementing some major changes including a new Jack Nicholas Putting Green on its 1/2 acre green space atop its enclosed all glass-facade parking garage. Additionally, the ownership is currently replacing the spandral panels on the Tower with contrasting silver bands of glass. Looks like a promising redevelopment project. Curious if people are favorable towards this tower?
  25. Does anyone know the current status of the Halliburton property on the west Sam Houston at Bellaire? I read it was going to auction at the end of April, but nothing since?
