  1. Does anyone know if/where Micro Center would be relocating if this is true? From Swamplot: http://swamplot.com/did-micro-center-just-sell-its-houston-location-to-amegy-bank/2014-02-25/ The self-proclaimed “industry insider” behind a new office-space rumor website tells Swamplot that it’s “well-known . . . amongst the tenant/landlord representative crowd” that Amegy Bank has purchased the 4.13-acre site at 1717 West Loop South just north of San Felipe that’s currently home to Houston’s only Micro Center store. The owner and would-be seller of the property, according to county tax records, is the Ohio-based parent company of the 47,800-sq.-ft. computer and electronics store, which has been operating in that location since 1994. There is only one other Micro Center location in Texas. *** “The property, which is just down the street from [Amegy Bank's] current office at Five Post Oak Park,” reports the rumor site, “is the supposed site for Amegy to build their own 10-12 story office tower. Rumblings suggest that this move is the result of a lease renewal disagreement between Amegy and their current landlord Shorenstein.” If the rumor is true, would the computer retailer be looking for another Houston location, or just close up shop here? Swamplot has contacted both Micro Center and Amegy Bank for comment. We’ll add an update if we hear anything back. http://swamplot.com/wp-content/uploads/2014/02/micro-center.jpg Webcam: http://www.workzonecam.com/projects/amegybank/amegybank/workzonecam Renderings: http://www.justintowart.com/wp-content/uploads/Towart-Work13-Arch-Illustration-6.jpghttp://www.justintowart.com/wp-content/uploads/Towart-Work13-Arch-Illustration-7.jpg http://swamplot.com/wp-content/uploads/2015/01/amegy-tower-rendering.jpg
  2. "10 and Heights isn’t the only development soon to be a destination in the Heights. The upcoming Durham Row, which will be located at 1239 N. Durham Dr. between West 13th Street and West 12th Street, is owned by Brinker/Sloan Properties and The Blue Ox Group is also its leasing agent. Jacobs said 10 and Heights will have a variety of tenants like office spaces, medical offices, fitness-related businesses and other tenants that make the most sense for the property. “Durham Row is a great property,” Jacobs said. “The vision is to build something more restaurant-centric. The vision is to fill the whole thing with restaurants. We have the ability to do that because of parking space.”" Full article here: https://www.theleadernews.com/real_estate/two-new-developments-coming-to-heights/article_7ff28270-05f2-11ec-8fbc-dfcf7cd221a1.html Renderings here: https://www.crexi.com/lease/properties/312142/texas-durham-row
  3. The one along Holly Hall crosses freight tracks owned by UP or Houston Belt & Terminal, but the frequency of trains is very low and almost never during the daytime. At night, small trains drop off and pick up cars at the Grocers Supply Co. distribution center on Holcombe, which is where the line currently ends, but that is the only user of the tracks of which I'm aware. Also known as Levitt Green.

  5. (Tower on the left, and the Glass tower on the right) http://www.medistarcorp.com/developments.shtml#development1 Does anyone know any additonal info on this? Medistar Corp. (the developer) recently has had problems with their developments.....
  6. I am trying to find out who the original architects of the Park Towers office buildings were. They are located at 1233 and 1333 West Loop South. Orignially they were a brick type facade with arched windows but some time ago the buildings were gutted and totally remodeled into the glass towers you see today. I would like to find the original architect's identity as I have heard stories it was designed by a friend's father who passed away just as the buildings were being completed and so far I have reached a dead end on the research. Inquiries I made to Kirksey Co. who did the remodel went unanswered. Any help on this topic would be greatly appreciated.
  7. Recently found out a few floors are becoming apartments! The apartments are called Sonders Apartments and will occupy levels 3 and 4. https://www.tdlr.texas.gov/TABS/Search/Project/TABS2020012359
  8. From the Houston Today book, comes another architectural masterpiece that is sadly last to time, as it no longer seems to exist. Anyone have more information on this? It certainly looks pretty cool...
  9. Noticed a permit for a new chiller room in the garage. https://www.2100westloopsouth.com/ https://www.loopnet.com/Listing/2100-West-Loop-South-Houston-TX/4413758/
  10. Always liked this office tower. Reminds me of Five Greenway Plaza. Noticed a spec suite remodel the other day.
  11. I've always loved this building. Good tenants including Transwestern too. https://transwestern.com/property/1900-west-loop-south
  12. I can't find the thread that had renderings and site plan, but the developers are seeking setback and visibility triangle variances. It will go before the Planning Commission on Thursday, 5/28. The location is the Southwest corner of Austin/Webster intersection where Midtown Bail Bonds used to operate.
  13. I found this proposal while skimming LoopNet a while ago. Supposedly, someone wants to build a small medical office building with retail & a garage at that location with the aim of opening by early 2013. The brochure hints at a Phase Two that would be an "event center, bar/lounge" that would have retail. http://i177.photobucket.com/albums/w208/houtosme/ParcBinzOne.jpg http://i177.photobucket.com/albums/w208/houtosme/ParcBinzOneA.jpg Links ----- LoopNet Listing Promotional Brochure

  19. This week I stopped by and took a photo of the Office Building located at 1819 St. James Place.
  20. Seems we missed this renovation. Per this report by BISNOW extensive renovations are set to finish end of summer. Looks like all these new urban core projects all of the city are setting off an arms race among the older crop of towers and office buildings. Its exciting to see because that kind of competition only means better things for us all. Its about time too because these buildings from the early to late 90's need to start updating and market pressures seeing to it that they do. Developer: Transwestern Architect: CDI Douglass Pye Inc Estimated Completion: End of Summer From BISNOW: (image of the existing building)

  25. looks like this one flew under the radar: http://blog.chron.com/primeproperty/2013/12/office-building-to-replace-galleria-area-wedding-venue/?cmpid=hpts The 135,000-square-foot building will be developed at 1885 St. James Place, where the Courtyard on St. James Place now stands. The special events venue has for years hosted weddings, banquets and business functions. the new building is expected to open in early 2015. trying to hit the same niche market Hines' is having so much success with at their new San Felipe building across from River Oaks. i think it's a good call - simialr buildings in the area aimed at the ultra-high end clientele such as redstones Houstonian building and Park Laureate remain consistently well-leased with relatively high rates.
