  1. I was walking around Rice Village recently (pushing a stroller) and noted how poor some of the streets/curbs and infrastructure appeared. There are numerous areas where the curbs have no ramps and you are literally forced to walk in the street or through parking lots. This is really surprising to me given the number of young families with children in the immediate area, and the proximity to the medical center (and thus likely use by people in wheelchairs.) The village is really one of the major 'public faces' of Houston to the outside world, likely to be visited by out of town families of Rice university students, and out of town medical center patients and families (I see the shuttle buses from the medical center hotels dropping them off frequently.) As such, I really can't understand the lack of investment in the roads and curbs in the village area and I'm really surprised someone hasn't brought an ADA lawsuit. Are sidewalks and curbs in commercial areas the responsibility of the city or the property owner to maintain?
  2. There is a request for a variance pending before the planning commission for Oct 2 for the Freedman's distributor site on Waverly and W 6th down below the bike path. 8.65 acres. Seeking a building line variance from 25 feet to 10 feet. No indication what, if anything, is planned for the property. Freedam's looks to have been bought out by Grocer's Supply. The latter also has been consolidating operations into a new space in the 1st ward. No idea whether they are going to sell, are selling or have sold or whether they will redevelop the property with modern warehouse space.

  5. Proposed plat. Next to the future Hay Center, Toll Brothers Sully and the Urban Genesis Co-Op Eado.
  6. The one along Holly Hall crosses freight tracks owned by UP or Houston Belt & Terminal, but the frequency of trains is very low and almost never during the daytime. At night, small trains drop off and pick up cars at the Grocers Supply Co. distribution center on Holcombe, which is where the line currently ends, but that is the only user of the tracks of which I'm aware. Also known as Levitt Green.

Based on HCAD it appears that the lot is in fact on the corner of Westcreek/San Felipe. See Parcel A (BELOW)

Ziegler Cooper designed the building, which will go up on a 2.5-acre site along Westcreek Lane between Westheimer and San Felipe. Joshua Landry, area vice president of investments for Gables Residential, said the building will target “a sophisticated renter with a higher disposable income.” “We are doing a higher level of service, concierge service and amenities we will offer will be different from other projects,” Landry said. This is the company’s first high-rise in Houston, though it has built tall towers in other markets. the building should open about 20 months after construction starts.

  12. Greetings to all and happy Saturday. I'm a young man still living currently at home, recently finished college etc etc. The time has come to venture out on my own. Primary reason for this is that I live in Kingwood, and drive daily to Meyerland (35-40 minutes) and it is driving me insane. I've paid off my debts, saved a reasonable amount (thank you Dave Ramsey) and am ready to go. I thought it would be a good idea to find an apartment for a year or two and then consider a house. When I noticed construction nearing completion for the Millenium Greenway on 59, I got really excited. Internet searches on properties in that area showed reasonable rates, and that particular area is both close to work and exciting. Finally a week or so ago the Millenium released prelimary rates, and it was a punch in the stomach. Basically I really want to find an apartment complex that is relatively new and relatively upscale. Maybe it's the wanna-be yuppie or Kingwood snob in me, but I'd like to spend a year or two living in a "nice, modern" place. Searching apartment review sites and the lot, it seems that those places are only sounding boards for disgruntled renters and paint very negative pictures of practically every building. Then the ones that do seem resistant to negative feedback, their rates are through the roof (Museum Tower, Parklane). I have a roommate option, so my budget is < 1000 for a 1BR and < 1800 for a 2 BR. To all you seasoned renters out there, do you have any wise words for someone becoming more and more apprehensive about the task at hand? When a website lists rates like those the Millenium released (starting at 1250 for a 1BR), are there usually specials involved which will lower those to more justifiable levels? If there are any property recommendations I would very much appreciate it. Browsing this forum has taken me to a number of properties, and I was intrigued by the Lofts at Hermann Park/The Ballpark, some of the Alexan properties, etc. I should be touring some of these places, but I feel like I could be pressured into something foolish and don't want to jump at the first offer that appears attractive. Thanks for any advice.

  15. 13 just had a story about a proposed 23 story high rise and how southhampton and boulevard oaks are complaining about the increased density/traffic etc that will result. they will be tearing down some older apartments to create this project. story

  18. It is clear by now that many developers are focusing rennovating the strip of Post Oak from Westheimer to San Felipe. What about the areas between San Felipe and 610 (towards uptown Park?) The only building that fits the neighborhood is 1200 Post Oak Blvd. (apt. complex across from the McDonalds.) Everything else is old (i.e., Inverness and Winhall condos and dreadful 111 Post Oak Apts.). Those developments stick out like a sore thumb when looking at the beuaty and architecture of Uptown Park, Montebello, Villa D'este, and 1200 Post Oak, etc). Are there any plans to do massive reconstruction for those areas to better align with the rest of the proposed projects on Post Oak Blvd? Lastly, what is the "Great Room"? (the "tent" building by the Bently dealership)
  19. Crescent Communities second multifamily project for Houston. Crescent plans to start 10 new developments this year and 10 more next year for a total of 7,000 units and $1.4B of construction. That includes Crescent Northgate (rendered here), a 300-unit community underway near the Hardy Toll Road and Grand Parkway intersection close to Exxon’s campus. It’ll deliver in late 2016. Crescent also owns a site in the River Oaks District (at Westheimer and Willowick) that it’s holding for future development. Brian tells us about half of the upcoming projects are in Southwestern markets like Phoenix, Denver, Houston and Dallas that weren’t in vogue compared to primary markets when the firm started lining up sites five years ago.
