Some of this might be old news , but I noticed a demo crew working on an adjacent house today which got me looking into this property. This article from October 2018 (at the end) references a "2727 Flats" apartment midrise to be constructed on a small parcel of land on Houston Avenue just across from Woodland Park...with the owner being "2731 Houston Ventures LLC" https://www.virtualbx.com/construction-preview/houston-metro-to-upgrade-northwest-transit-center/ The only permits I can locate are wastewater-related from September. An existing variance request sign for January 2019 is still posted, best I can tell is that they received the variance to reduce the building line from 25ft to 10ft on January 31st. Sharing in case anyone out there has more info on it, or perhaps this one may still be in the works? This empty lot is a bit of an eyesore, having some more density in the area sounds like a plus to me.

The project was funded a $28,851,400 HUD loan 12/15/2020. The owner is Partin Development. Noticed this a while back while walking the dog, and finally got around to taking a picture. Looks like the property includes the single family house next door Looked at their website, and there's no mention of this project but they do claim the Parc @ Midtown I've always thought this would be a nice plot for a park because of the two huge trees - hopefully they can keep them in their final design, but I'm not holding my breath.

Noticed a remodel permit this week.

I had a talk with a neighbor today. He said there was a sign being assembled in front of The Bordeaux Apartments before COVID hit. The sign never got assembled. Woodway is such a prime address for an old 2-story building. Potential redevelopment soon?

This was mentioned in the Bizjournal article regarding the museum district site Alliance is also developing. Does anyone have renderings of this? Should be a game changer for the area of Washington north of I-10.

Apparently Houston Methodist purchased 1.5 acres at Main and Holcombe. While researching this I found the old concept plan by Norvin. The Norvin land turned into TAMU's Innovation Plaza, but still featured a future tower where Bank of America sits. You can see the tower on the lower left.

This could be worthy of a new topic, but regardless I found out what the 2nd midrise will be... There's an ugly, overgrown lot at North Braeswood & Main (east side of Main) that I walk by almost daily on my way to the trails - they've been using it as a staging ground for the re-surfacing on Main, and I noticed there was no longer a for sale sign. "AHC South Main LLC" closed on the property on 5/19/16. I couldn't figure out what exactly that was but a managing director for Allen Harrison Co. (AHC) signed one of the documents. I'm not sure if this will be deleted, but I was able to read the article Urbannizer referenced from March without a subscription (just had to put in my email): I kept reading that as 7 stories, but sounds like it will actually be 11 floors total Edit: Sorry, that's just 1 of 2 midrises. The other will be a 5-story complex on 3 acres in the Heights (per the article)- 96 replies
