  1. The headline to Lisa Gray's recent article in the Houston Chronicle regarding the alterations to River Oaks Plaza says it best: Beige, Blotchy and Bland. Quote:"The snappy black-and-white buildings are turning beige. Fake stucco and more of that blotchy sandstone are covering the nifty old bricks. Above the building's canopies, new, taller parapet facades screw up the once-low-slung center's proportions, and allow more room for bigger, brighter signs." I'm with you, Lisa, and am stunned that anyone feels that this botched-up job is in any way an improvement.
  2. Proposed plat. Urban Meridian Group at 4808 Gibson St. https://urbanmeridian.com
  3. Triten Real Estate Partners will be redeveloping the Iron Mountain building in West University at 3502 Bissonnet Street. I'd imagine it will be a residential conversion, but it could be a demolition and rebuild. https://tritenre.com/projects/3502-bissonnet 3502 Bissonnet is a 27,900 square-foot industrial facility on 1.61 acres of land located in Houston's West U District. Triten purchased the property in the Summer of 2022 from Iron Mountain who had been operating in the space for the last 30 years and who will continue to lease the property for the next 2 years.

  5. Former spot of Aramco Services Building. 17.2 acres for sale. I wonder what will go in? 17.2-Acres For Sale At 9009 West Loop S. If something big goes in, we can move this into the Going Up forum. http://www.cushmanwakefield.us/en/properties/s119411211-1
  6. This place is gonna be huge. Also, what is a curtain-wall high-rise? http://www.bizjourna...-sets-huge.html http://www.generationpark.com/ Last year's info from Swamplot http://swamplot.com/...ark/2011-06-09/
  7. Anyone seen that nasty yellow skinny building near Richmond and the loop 610? That thing is way too skinny. Typically the buildings height shouldn't be more than 6 times the length of its base. I believe that building has about a 10:1 ratio. What do you guys think the over/under is on how many days before that building falls to the ground due to inadequate structure? I say about.....650 days... a little less than 2 years from the building's date of substantial completion. Well, we'll say from the date the owner received his/her Certificate of Occupancy. Thoughts? Comments?? Compliments??? LATER, The big KOK-on Steeeeeeeeel, baby!
  8. The page for this project has the address listed as "22 Waugh Dr", but the commercial page says North Wynden. http://www.wylieassociates.com/images/projects/full/100a.jpg http://www.wylieassociates.com/?sec=projects&sec2=commercial&project=100 - 350,000 SF, Two & Three Level Shell Retail & Entertainment Podium - 242,000 SF, Shell Office Loft Building
  9. Based on @Paco Jones hint, this will be going up. Developer - https://livelmc.com/expertise/development
  10. Proposed new plat. The plat is owned by WGS Retail Investments,Llc. I went by here last weekend and all the shops on 26th were closed and vacant and looked like prime property for redevelopment.
  11. http://newyorkrealestate.citybizlist.com/yourcitybiznews/detail.aspx?id=95828 guessing something near the proposed intermodal transist station (or whatever its called).
  12. In 1907, The Franklin House was located at 1407 Frankliin Avenue and featured first-class furnished rooms by the day, week, or month. The boarding house offered both hot and cold baths Proprietor was Miss Harriett Mae.
  13. Does anyone know the current status of the Halliburton property on the west Sam Houston at Bellaire? I read it was going to auction at the end of April, but nothing since?
  14. I never knew about this gorgeous multifamily complex tucked beside Central Market. They look very nice, and located on a somewhat quiet street. Anyone familiar with the Essex House? Here's a few photos I took this weekend.
  15. This is such an iconic apartment complex. It's an old school 2-story garden complex in the heart of Uptown. I wonder who the original developer was? The Farb Companies, Finger Companies, Martin Fein Interests, or The Dinerstein Companies? Here's a photo I took yesterday.
  16. I am surprised nobody has mentioned this news... Lyme Properties of Cambridge, MA has announced that it has closed on property located at 1911 Holcombe between the Spires Condo and the Ronald McDonald House. Plans call for a building that will house 25,000 square feet of retail/restaurant space, 125,000 square feet of research and lab space, and 350,000 square feet of medical office space. The best news is that Lyme Properties erects FIRST CLASS projects. Here's a look at a similar sized building rising in Boston's Longwood Medical Center right now. The Blackfan Research Center will have underground parking and rise 300 feet above ground (18 floors). It's also another sign that the Texas Medical Center is really taking off. I cant wait to see what the Houston project will look like. To see more examples of Lyme's work, check out www.lymeproperties.com
  17. https://app.crowdstreet.com/properties/haven-elgin/?preview=true Likely somewhere in Midtown along Elgin St.
  18. New plat for new apartments from Modera. Montalbano Lumber is currently located here.
  19. Today I found some very nice looking apartments on McCue road. The design and colors are very elegant and remind me of a condominium or town home community. Also a hidden gem in in the Uptown multifamily market. Located off Richmond and McCue towards Highway 59. I wonder the architect. The design and condition of the building looks like it was built within the past 10 to 20 years. 2005-ish? Looking around, I see the Houston Housing Authority wanted to acquire this property from the owner/developer Post Properties.
  20. I drove by this multifamily apartment complex today. I never knew it existed. I wonder if anyone on HAIF has ever lived here? Definitely a hidden gem. Tucked away off Richmond and McCue towards Highway 59. Property website: https://www.galleriaparc.com/ Here's the photo I took today.
