  1. I'm usually pretty familiar with projects going on around town, but I just today came across this gem, which I had no idea about, and had a laugh because it looks a bit foolish...and come to find out its an Irving Phillips. Anyone know any additional info on this one (who's developing it?, etc.)? Construction is 'supposed' to begin sometime soon. I do remember seeing a marketing sign a while back in that area for a mid-rise called The Point, but never heard anything else about that one. The following is what I found from Prime Texas Properties... "Sophisticated, contemporary (22unit) Mid-Rise approx. 1mile North of downtown. Designed by Irving Phillips. On a hilltop park setting looking over White Oak Bayou w/spectacular skyline views! Bike&hike trials along the waters' banks. All Steele&Concrete construction to beging Feb'06. Square Ft includes 404ft balcony. This is front unit w/views spectacular views of downtown to the south. Estimated time of completion for the building should be first quarter of 2007. Building's pool area w/views of downtown" Here's the rendering...http://harpictures.marketlinx.com/LowRes/71/5770771_0.jpg

  3. I was looking at the Houston Public Library Digital Archives this week. I've never seen some of those old photographs before! I found this interesting picture of a city bus going through the Holmes at Scott intersection. I know there was a big Shamrock craze back in the day. Anyone ever heard of this place? The aforementioned date is 1961 and the Shamrock apartments have an address of 7006 Scott St. https://cdm17006.contentdm.oclc.org/digital/collection/p17006coll11/id/67/rec/1
  4. I'll never understand why this small garden apartment complex is still standing. I wonder how many times MDA has made an offer to buy. This building and the small dental clinic down the street. The owners are not giving in and will not sell? I took these photos today.
  5. This is the first multifamily apartment complex across from the Meyer Park Shopping Center. The property has an address of 9550 Meyer Forest Dr. Website: https://www.lakesidemodernliving.com/#
  6. Just noticed this on Loopnet. The garden style apartment complex is a whopping 10.09 Acres! The property is being marketed by Transwestern. https://www.loopnet.com/Listing/12101-Fondren-Rd-Houston-TX/25983332/
  7. This Loopnet listing recently caught my eye. They are asking $15mm for the property which seems high to me. Maybe it's just because of that specific corner? Willowbend Blvd. at South Post Oak Rd. The Executive Summary focuses on the LBJ Space Center and a Military Reservation. I find that a little unusual considering the location of the property. The marketing should be focused on the proximity to the Texas Medical Center. https://www.loopnet.com/Listing/10600-S-Post-Oak-Rd-Houston-TX/25486973/ Glen Willow Apartments is a 110 unit apartment complex located on South Post Oak Road. The apartment complex is currently 97% occupied with an average unit size of 867 square feet with one, two & three bedroom options. The complex features spacious parking lots, onsite laundry facilities and 24 hour security. Glen Willow Apartments has 3 shopping centers within 0.4 miles, which is about a 6-minute walk. Glen Willow Apartments is 30.5 miles from Lyndon B Johnson Space Center, and is convenient to other military bases, including Pelican Spit Military Reservation.
  8. Noticed this on Loopnet just now. I know there is activity down the street at 3314 Branard St. It's under contract so we will see what happens here. https://www.loopnet.com/Listing/3262-Branard-St-Houston-TX/25580094/ JNK Property Group is pleased to present Tarleton Square Apartments. A well maintained, garden style apartment community located in the highly desirable Upper Kirby in Houston, TX. Built in 1962, this 18 unit community consists of three buildings with a mix of 10 one bedroom units, 4 two bedroom one bathroom units & 4 two bedroom two bathroom units. The property is 100% occupied and significant upside in increasing upcoming rents.
  9. I did not know there was two separate apartments on the outside of the Meyer Park Shopping Center. Anyone have experience with the Meyer Forest apartments? The complex is located at 9701 Meyer Forest Dr. The property is 3-stories and is in between a garden style and a luxury development. Probably built in the 1990's since it's not a 4-story wrap that you see now. I wonder who the original developer was? It has probably traded hands by now. Website: https://www.meyerforest.com/
  10. I wanted to bring this topic out of the Greenway Commons thread. How are the tenants of this apartment? Given the building is 13 years old, how is it holding up? I drive by this building multiple times a week. It's a great location. Website: https://www.33thirtythree.com/
  11. I visit Escalantes in Meyerland Plaza a lot and I've always driven by this old garden style apartment complex. The old complex is located at 4600 Beechnut St. in the heart of Meyerland. While searching HAIF I noticed we didn't have a thread for this. I wonder how much longer this 1960's garden apartment will be around. I know a similar complex down the block at 4605 N. Braeswood Blvd. called Meyer Grove Apartments was demolished to make way for water detention for the flood-prone Meyerland. I doubt we'll see a high-rise here, but it's possible we will see your typical 4 to 6 story multifamily wrap. I wonder who the original developer was? Marvy Finger, Martin Fein, Ted Dinerstein, or Harold Farb? Website: https://www.meyeroaks-apartments.com/
  12. Project Name: Foxlake Apartments Location Address: 1550 Foxlake Drive Start Date: 11/15/2022 Completion Date: 11/15/2024 Estimated Cost: $31,000,000 Scope of Work: Wood frame, 3 story garden, surface parked multi-family construction. Square Footage: 376,158 ft 2 Owner Name: OHT Foxlake I, LP Design Firm Name: Meeks + Partners This will take out HCC's old Katy campus building as they have moved to a new building: https://www.hccs.edu/locations/northwest-college/katy-campus/
  13. I was browsing apartments this morning and noticed that HAIF does not have a thread for this complex. An older complex, probably built in the 70's or 80's. This is a 2-story garden apartment with outdated interiors. I wonder who the original developer was? I see that Greystar now manages/owns it. This looks like modest living on the outskirts of Greenway Plaza. I wonder how much longer until the complex gets sold and redeveloped into a 5-story luxury mid-rise. Website: https://www.senderagreenway.com/
  14. Houston Housing Authority pays Pace Foundation and Soho Housing Partners for the development.
  15. Houston Housing Authority pays Morgan Group for the development of the apartments. "Located at or about" somehow I think it would be in the empty lot.
  16. Demolition permit issued. Small office for a prefab concrete company?
  17. Architect - https://meekspartners.com 288 units developed by https://www.amcalhousing.com/texas-communities/
  18. I noticed we did not have this development so I wanted to add it. https://guefen.com/property/?propertyid=residences-at-fannin-station
