I was reading Berkadia's 1Q20 – Houston Construction Pipeline Report today and noticed a new multifamily listening. Proposed at 281-Units. https://www.berkadia.com/research-and-resources DMRE's website mentioned the closing date on the land was 1/9/2019. https://dmre.com/property/knight-rd/ There was a change of ownership listed on HCAD. Now listed as AvalonBay Communities. https://www.avaloncommunities.com/ Loopnet link: https://www.loopnet.com/Listing/Knight-Rd-Fannin-St-Houston-TX/13903845/

The Bowery On Montrose was never built. I really liked the architectural design on this building. I wonder if they could re-use the architectural design for another multifamily building in a different part of the city? Rendering for the (now cancelled) never built project. Oddly enough, the project is still active, and displayed, on the developer's website (as of 10/05/2022) https://farbhomes.com/apartmenthomes/montrose/

Any know more information? This is proposed multifamily, near downtown. I assume these are a high-rise or mid-rise project, most likely the latter. Noticed some variance request signs on the N Ennis side of the Pruitt Co. shop, for reduced parking minimum requirements and reduced setback on Canal. I had no idea that Pruitt Co. was possibly moving (they mostly perform heavy commercial vehicle service and maintenance, including fire trucks and other City vehicles). I live a block away, so I’ll be watching this closely.

It looks like Caydon’s properties in Midtown were sold at a foreclosure sale earlier this month. From what I can tell, this is about everything Caydon owned north of Drewery Place:

Did we know about this one? Just received approval for the Downtown Living Initiative. Additionally, Illinois-based Marquette Cos. is developing the other newly approved project, according to the district's documents. The 304-unit, 24-story apartment tower is planned for Block 114, bounded by Commerce, Jackson, Franklin and Chenevert streets, just a block northeast of Minute Maid Park.

The plan is to build up to 5 6-story buildings with retail on the lower levels. 600-650 Units total with between 60-70KSF for retail between all of the structures. They still need to get permits but want to begin building next year. Identity Architects is the designer, Rockville Construction is the GC.
