$50mil for a bar renovation?
-
They have moved out all the used vehicles across the street. I believe Central owns at least 3 lots in Midtown. McGowan building, the used car lot between Travis and Milam and another lot on Milam and W. Gray.

NW corner of Crawford @ Holman. Was struck with how large it was and assume it was more than one unit, but it evidently is one big one. Thought it would be worth posting since I dug out the details.
-
A lot of construction activity at 1700 Webster (next to Sinful Bakery). Any idea what's going on there?

Soil samples being taken at the private park. The rig is hard to see, but it's behind the gazebo.

Shiny, Slick Starck Room Channels Famous French Design In a Bar For “Discerning Guests” The bar, set to debut in May, promises a “clean, sexy” environment inspired by (though not affiliated with) French industrial designer Philippe Starck by Brittanie Shey@brittanieshey Apr 26, 2021, 12:54pm CDT An intimate new nightclub and event space inspired by a French architect and designer is set to make its official debut in Midtown in May. The Starck Room has been quietly open for a few months at 2450 Louisiana St. Suite 100, in what was formerly Ibiza Lounge. The new venue is planning for a grand opening celebration sometime in early May, according to a press release. Thought he’s not involved in the project, the Starck Room was inspired by French industrial designer Philippe Starck, best known for his Masters Chair, ghost chairs, and spider-like juicer. According to a statement, the team behind the Starck Room was specifically inspired by the architect’s Delano Beach Clubhotel in South Beach, the SLS Hotel in LA, and the Paramount Hotel in Manhattan. The unnamed industry veterans behind the club wanted a “clean, sexy name that matched the design and elegance of the space,” per the release. The venue seems to want to be many things to many people, promising both “something for everyone” and a place for “discerning guests” to experience “a new level of luxurious style.” Design-wise, that includes elements like a signature fragrance permeating the space, LED lights in each room to create ambiance, bright blue doors marking the entrance, glimmering golden bar chairs reminiscent of Starck’s own designs, and “masculine and soft feminine touches throughout”. The 1,800-foot interior opens to a Instagram-worthy 300 square-foot patio featuring a graffiti mural and a flower wall. The bar will offer a handful of signature cocktails that are riffs on classic beverages like the jungle bird and Cosmopolitan, as well as bottle service and champagne and wines by the glass or bottle. For now, the only food is a selection of flatbreads, but plans are in the works for a more elaborate menu, plus a monthly Sunday brunch. The Starck Room is open Wednesday through Saturday from 9 p.m. to 2 a.m.. Stayed tuned for more specific details on the grand opening party. https://houston.eater.com/2021/4/26/22403898/starck-room-bar-opening-bottle-service-midtown

A New Pizzeria That Slings Pies Until 4 A.M. Will Open in Midtown Houston Dallas export Zalat is expected to make its debut this summer by Amy McCarthy Apr 19, 2021, 9:36am CDT Zalat, a rapidly growing, Dallas-born pizza chain known for its creatively topped pies, will soon arrive in Houston. The restaurant is set to open its doors at 510 Gray Street later this year, marking the chain’s first expansion out of DFW. “Houston was the most obvious choice for us,” founder Khanh Nguyen said in a statement. “We think many Houstonians love and appreciate great food that is served without pretense, and that’s exactly who we are.” Nguyen also has ties to Houston — he attended Klein Forest High School and the University of Houston before heading north to Dallas. As far as the pies are concerned, expect chewy, thin-crust pizzas topped with everything from classic pepperoni to elote-style corn, Nashville hot chicken, and pickles. There’s also a pho-inspired pie appropriately called the “Pho Shizzle.” Folks who dig dipping their pizza into ranch dressing should be especially excited — the restaurant’s “Srirancha,” a mix of sriracha and ranch, is a favorite among Zalat fans. Since it opened in 2015, Zalat has expanded from a stoner-friendly pizzeria to a major player in Dallas’s pizza scene, where it currently operates more than 10 locations. Whether or not it will have the same staying power as Cane Rosso, the Dallas-based pizzeria that opened in the Heights in 2016, remains to be seen. No official opening timeline has been announced just yet for Zalat’s debut in Houston, but expect it to arrive sometime this summer. Stay tuned for an opening date.

It looks like Caydon’s properties in Midtown were sold at a foreclosure sale earlier this month. From what I can tell, this is about everything Caydon owned north of Drewery Place:

The NHP Foundation received a $1.5M annual allocation of 9% credits from the Texas Department of Housing and Community Affairs to construct 149 units of permanent affordable housing in Houston’s Midtown neighborhood. Additionally, the city of Houston Department of Housing and Community Development has allocated $15M through its Harvey Multifamily Program. The project is also being considered for funding by the Harris County Community Services Department. Magnificat Houses Inc. is providing the land and is NHPF's partner in the development. The property, located at 3300 Caroline St., will contain 149 rental units, recreational amenities and space for the supportive services. In addition, 20% of 3300 Caroline's units will be set aside for formerly homeless people who have gone through transitional housing programs such as Magnificat's and are willing to become the equivalent of college resident advisers.

I can't find the thread that had renderings and site plan, but the developers are seeking setback and visibility triangle variances. It will go before the Planning Commission on Thursday, 5/28. The location is the Southwest corner of Austin/Webster intersection where Midtown Bail Bonds used to operate.

Created a new thread for this building / development, that was previously discussed in the More Coming to Midtown thread. Hopefully it's easier to keep up with\updates on this project in one place instead of scrolling and searching for information in the free-for-all thread it was in before. 1500 McGowen Street in Midtown, Houston. There was a thread for this property started by me in either 2016 or 2017. Since the error of a mod banning my account and deleting over five years worth of content from me, everything I contributed to this forum is gone. I was able to retrieve and save some things, but most of it is gone, including the thread for this property (sans one post made September 2019, a few weeks before all of my posts were "accidentally" deleted). I'll try to repost as much of the previous content I can remember (mostly Loopnet listings, archives and articles), but comments from other members and their photos won't be reposted. This thread was originally created April 2016. I'm reposting this because this post and other content from me are no longer available on the forum. The original thread is archived here: page 1, page 2. 2403 Caroline Street in Midtown, Houston.

The lot at 2800 San Jacinto has recently been listed for sale. Strangely, the listing makes no mention of Caydon's tower that's gone up across the street--one would think that would be a big draw for this property: https://www.loopnet.com/Listing/2800-San-Jacinto-Houston-TX/6537096/

On a Sunday stroll, I noticed a drilling rig doing what looked to me like soil samples in the Central Bank parking lot between Milam and Travis (2217 Milam but the drilling was closer to Travis) in Midtown. The bank occupies the entire block. Pix attached. This is across the street from the new bar, Pour Behavior, that is supposed to open this winter at 2211 Travis St. I’m not sure what is going on there. Does anyone have any insights/baseless rumors?
