  3. I wanted to touch on a topic that has been weighing heavy on my mind recently, and I'd like to hear peoples thoughts. It's ironic that I discovered both these posts today. First, I read a somewhat encouraging article from Houston Public Media about a 5% decline in the homeless population from 2018 to 2019. Obviously the stat on mental health spending was a little depressing, but to hear that Harris, Fort Bend, and Montgomery counties experienced a 54% decline in homelessness since 2011 was surprisingly positive news. But shortly after that I ventured over to the Houston Reddit to find a post entitled "Walked down Main St. from McGowen to Congress yesterday afternoon", which can be read here: Simply put, the post did not give me the warm fuzzies, especially since the area in question stretches all the way down Main Street. Sadly, I have seen the sights described in this thread, maybe not so much the smells, but definitely the sights. I've experienced the yelling, the drunkenness, and the tents/garbage lined up under the freeways. Downtown and Midtown are experiencing decent growth and development right now, yet the presence of the homeless continues to linger and in some cases grow. Certainly new development is helping clean some of these areas, but it seems as though these people simply relocate to other areas close by. For example, when I first moved to Houston in 2017, the entrance to 59 South from Richmond looked like any normal feeder. But for the past 6 months it has become overrun with garbage and filth, and this is right across from the Post 510 apartment complex. You can check the Yelp reviews for the place and see the problem is creating negative reviews from the tenants. This isn't the only complex experiencing the issue in the area, and I feel as though it will continue to keep people away from potentially relocating to Midtown and Downtown. But again, I want you guys to tell me your thoughts on the matter. What is the best course of action the city can take to curve this issue? Does anyone living in Midtown/Downtown echo these sentiments and have their own experiences to share? How will this impact the growth of Houston going forward?

  6. Anyone know if the construction staging area across from Weights & Measures in Midtown is a staging area for the Caroline St renovations, or a new development in of itself? I also heard it could be a staging area for the new Syn Group development down the street at 2403 Caroline which appears to be quite delayed (originally planned to open Fall 2017, haven't seen construction start yet but TABC sign up). The lot was on Loop Net after the Syn Group announcement and has since sold. There is also significant construction in the same lot as Noveau Antique Art Bar, next to the new Caydon high rise site. Possibly another bar/retail/restaurant?
  7. Hey everyone. Still working on my Graduate Thesis and need some input via interview/survey. Tried posting this on r/Houston to get more people involved, but the subreddit sucks because anytime I post it auto removes it classifying it as spam! (seriously?) So thought I post this in a more reliable place...here. Since I'm not able to travel back home to conduct this survey/interview with people from the area I'm researching I was wondering if people within this community could possibly help. I would greatly appreciate it! You don't have to answer all the questions if you don't feel comfortable answering them. I would also like a picture if you can provide one. My focus area and site I'm analyzing is also in the link. I'm primarily looking at an area of Midtown/Downtown near I-45 (Pierce Elevated). Please try not to think to much while taking the interview. I want whatever comes first to your mind. I want honest answers. Its important for my research.   8. Howdy everyone! I'm about to begin my thesis project here in Germany this next semester, but I need some help. I've chosen a site in Houston because I wanted to do something related to home and an issue that is very important to the city (highways). Here is where the site is going to be located: Yes, I'm putting the project over the highway. This project will also take into account the proposed reroute and redesign of the highway. I need help with photos of the surrounding area and of the site from multiple angles at various times and at different levels of traffic (from nothing on the road to high traffic). Any help would be fantastic....sense....well I can't exactly go back home to do this myself. I can't offer much of anything in return other than a mention in my thesis in terms of credit for information given and images provided. I hope you guys can help if possible Thanks!

Looks like a residential high-rise is (well, more likely was) planned for 3030 Travis St. Sometime between Jan. 2015 and Aug. 2015 the owners removed all leasing information from the strip center that sits on the site.   12. Does anyone know what the Midtown Redevelopment Authority is planning to do with all of the random lots they own? The odd thing is none of them are actually in Midtown. They're in East Downtown and Third Ward. I see 457 lots on HCAD. I'm just interested to know. Thanks for any insight! idtown redev.pdf
  13. Is the new midtown park fully open? The chain link fence is gone, people are using it, but one of the gates to the dog run is padlocked. (There's two gates but only one is padlocked)

  17. I walked by the old El Patio Xuco Xicana restaurant and they were putting up new siding over the aluminum addition that was build a few years ago. I always hated the aluminum addition. It looked REALLY tacky. But, the new siding actually looks really good. I don't know if that means a new tenant is moving in or if the owner is doing his own renovations.

  19. I guess the Pin-up workout place went out of business, which will disappoint the pervs that would gawk at women working out from across the street. The good news is that they still have a reason to stop by and visit this convenient location. I applaud them on their smart location choice as we all know that the key to success is knowing your neighborhood and it's needs. Hopefully this will help anchor this area and bring in other businesses that would complement the current neighborhood trajectory. I'm thinking a checks cashed, pawn shop, smoke shop, self-defense school, or pain management center would synergize well near this location. I also really dig their design choices. It's good to let people know what services you offer in big fonts. Heck the people that live across the street won't even need to leave their breakfast rooms! Awesome...

  21. Anyone know what's going on at the corner of Baldwin & Pierce, right across from Komodo? There's an existing building with a "for lease" sign in front, I believe it's offices. 1916 Baldwin St, currently owned by SMBHC LLC: http://hcad.org/reco...���^&bld=1&tab= I'm wondering what's going on with the empty tracts around that structure.   22. This was mentioned in another thread but it definitely deserves it's own thread. The plans to reconstruct Bagby to help make Midtown a more pedestrian friendly area are being scrapped. http://innerlooped.com/1840/very-bad-news-for-bagby/#comments The Director of Public Works, Daniel Kreuger wants to make Bagby a three lane street to help make cars move faster. This will obviously mean there will be less room for expanded sidewalks and improved landscaping that were originally planned. Commuters interests' are once again being accomodated instead of the interests of residents, pedestrians, and small businesses. To me, it makes no sense since Bagby has always been a fast moving street in the first place. I guess they want cars to drive 45 mph instead of 35?   23. According to Swamplot, its scheduled for demolition. I'm so totally anxious for this to happen. Does anyone know what is going to take the place of it? Tell you what, the moment this thing closes, what metal is on that site might disappear, but not that quickly. They have an easier time bumming money off people.
