  1. In my Jenkins research I found this little street. Turns out 11718 Longleaf was by Jenkins but was either torn down or altered and "remodeled" in 1982 according to HCAD. When I went over there I found this house as well thinking it could be Jenkins or Floyd. I mailed the owners of both houses last year but got no reply. Today on a whim I typed longleaf into HCAD and sure enough this house came up. Not a lot of pictures, definite teardown possibility, especially considering the listing.   3. This house is on Friar Tuck in Sherwood Forest, very close to the famous mini French Palace. Anyone know anything about this house? It looks like a good, clean, simple design, probably 1960s.

  5. Hey all, We went on a driving tour of memorial yesterday. Sad state of affairs out there! 328 Buckingham is now gone, and 843 Friar Tuck is probably right behind. Had a good time though other than that... We've all seen slumlords forced to renovate decrepit apartments, but I've never seen a condo complex shut down, especially one where the residents have spent tens of thousands of dollars maintaining it.   7. This cute little house built in 1957 is on Memorial Drive, right across from Town & Country Village. Unfortunate that it's on such a busy street and that the owners haven't taken care of it at all, since both of those things mean that it will probably be demolished soon. In fact, there's already a giant David Weekly sign in the front yard: "Build on your own lot!" Someone will, I'm sure, since that's the popular thing to do in Memorial Bend (this house's neighborhood). It is situated on 4.85 acres at 5292 Memorial Dr. Located in the Memorial Heights submarket, the complex totals 166,538 sf in a mix of one- and two-bedroom units. Harris Central Appraisal District assessments range from $103 per sf to $106 per sf per unit. Saul Keeton of Colliers International says the costs of deferred maintenance for the owners of the complex had become burdensome, which is one reason they've agreed to bring the asset to market. [GlobeSt.com] And to think, i was under a contract to purchase one of those places at the end of November 2007, what a deal that I missed!!! The places were really rare for the area, they were really large and I dont think there were any units that were less than 875 sq. ft in size....Great Location (Walking distance to Memorial, Spotts, Cleveland Park, Washington Avenue and Regent Square) and everyone knew once the Caceres (http://www.caceresliving.com/) project started that these apartments wouldn't last bc of the superior location, views and mini park area in front of it!! "Memorial drive between downtown and memorial park" is really stepping it up and it's already a somewhat upscale area....Only if the Orion would've made it, and let's not forget that the entire lot that Otto's encompasses will be gone shortly. This should really do wonders for keeping Washington Avenue unique, because Memorial drive will hold the upscale title in that area....Any ideas what they will do with this site(High rise condos, etc)?

The house has been extensively remodeled; removing most of it's original Post-War Modern qualities. Could one "backdate" the house? Sure, but it doesn't make economic sense to strip out "new" to replace with new. Uncovering who the architect was for this house would be of value, I suspect the developer/builder was Bob Pine. If you should somehow make your way to this board, Staub's second house for the Elkins family is on Farish Circle, which is an extension of Carnarvon Dr. It's at the very end of the road, but it nowhere near visible from the street. According to city documents, Staub and Rather designed the home in 1947 for James A. and Margaret Wiess Elkins Jr. .
  14. This one has a somewhat stealth quality as there is no "For Sale" sign posted. The HAR listing possesses no interior images and the property is listed as "Lot Value Only". Built in 1957 -- owner possesses architectural drawings -- this one is a flat roof modified building as is evident on the Memorial Bend Architecture site. Listed at 270K I would venture to guess this is a high price for only lot value -- but it's also a high price for the building as well. There have been at least two offers to date, neither accepted. I don't know if anyone else went on the Azalea Trail this weekend, but if you went in to Bayou Bend via the Lazy Lane entrance, you may have noticed some major construction on an enormous modern house on the left border of the property.   22. Anyone have any opinions on the Jackson Hill Flats? I'm looking for a condo inside the loop and I really don't want to go higher than 170k if possible because I'm probably only going to be a here another year or so but my lease is due and taxes are killing me plus I hate wasting money in rent. For the price, they appear pretty good and I like the location. Any red flags here that you all know of? Or any other suggestions in that range? Thanks.

  24. Can anyone tell me if there's any way to see the Barnstone steel and glass pavilion @ 2930 Lazy Lane from the street or from nearby? I believe I saw it once, but going back over there we couldn't find it from any angle on the street. Maybe we were at Bayou Bend and saw it from there? Thanks, Jason
