  1. Noticed this on Loopnet. 2828 Southwest Fwy - Four Points by Sheraton Greenway Plaza https://www.loopnet.com/Listing/2828-Southwest-Fwy-Houston-TX/23923870/ The Property is situated on 2.38 acres (103,569 square feet) of land, presenting a rare opportunity for a developer with flexibility to reposition or redevelop the Property into a different asset type. Alternatively, a new hotel investor will have the opportunity to realize the significant upside of acquiring and renovating an asset in a highly desirable submarket, substantially below replacement cost.
  2. Always wondered when this would be sold for something of higher value. Prime location. Weslayan & 59. https://www.loopnet.com/Listing/4015-Southwest-Fwy-Houston-TX/21166287/
  3. The City of Houston has renderings of the proposed Cap Parks over the soon-to-be-trenched I-69 at Fannin, Caroline, and Almeda at the link below: http://www.houstontx.gov/planning/nhhip/midtown/public-open-house-midtown.pdf The buildings in the rendering are speculative and subject to Rice University's plans.
  4. Per last week's Deal Sheet https://www.bisnow.com/houston/news/deal-sheet/this-weeks-houston-deal-sheet-90506
  5. Looks like a large mixed use coming to Humble https://www.chron.com/business/real-estate/article/Archway-Properties-starts-Park-Air-59-mixed-use-12481996.php
  6. Saw this on the news this morning. http://abc13.com/traffic/gulf-freeway-ramp-to-close-for-six-months/2716294/
  7. Sonic Automotive to build a "big beautiful dealership" across the highway from Audi. LINK
  8. There's a new Goodwill going up next to Canyon Gate, and another off Reading Rd and 59. Anyone know when they're going to open?
  9. I saw that they are removing all of the vines on the spur entrances to 59 from midtown. I thought that those were the best looking part of any of our freeways in the whole city. Pretty pumped to see the grafiti that goes up on the walls instead of the vines.
  10. I meant to ask this when I was still in the area, but I saw a tower crane near this intersection, assembling a fairly substantial structure. It appeared to be a bit behind the Springhill Suites that was completed recently, and they were to the 2nd or 3rd level when I drove by. Was never able to see any signage. Anyone know what this project is?
  11. So the Prince's at Weslayan and 59 is officially closed. The address is 3899 Southwest Fwy Houston, TX 77072. It apparently was fully decorated, lights on etc.. but without any people and the doors locked for the past month or so. I drove by today and it had been completely cleaned out. The only things remaining were a built in booth in the corner, and the half of a 40's Dodge pickup above the counter. They've got a hand written sign up on the door that says "Were Closed" All the info online still looks like they're open eg: Yelp, Prince's Website etc.. Anyone know what happened?
  12. Can't really spill the beans quite yet but something big is in the works at KPRC. I suspect you'll hear about it and see it in the paper sometime in 2015. Btw, they have hired a new morning weather guy out of Oregon. Should see him on the air in January. Wish I could disclose more but I can't. In due time...
  13. Ok I don't know what plans the city has for the stretch of 59 from Buffalo Speedway to Kirby, but there are two eyesores that stick out badly. Has anyone seen that tagged up motel that shut down a couple months ago and that old Egyptian themed building that has sat vacant for years now? If there is any part of the inner loop I wish they would redevelop, it would be this small stretch simply because it's visible to so many people. I know they have been repaving the feeder roads but there has to be some sort of plan to beautify our highways more, maybe even add a few coats of paint or something.
  14. Noticed this morning that the southbound overpass at 1093 and 99 was open. The northbound overpass is set to open tomorrow. http://impactnews.com/houston-metro/sugar-land--missouri-city/construction-wraps-on-segment-d-of-the-grand-parkway/
  15. I searched for a thread in this but didn't see one. The realtor has for years put up all these signs saying it's back. To me, this is certainly a place for apts and GFR. Why, in this market is the shopping center dead except for Amy's Ice Cream and Freebirds? I would post a photo of it but don't know how yet.
  16. It's a pair of ragged 6 or so story buildings on the the Southwest Freeway - between the frontage road and Westpark. Next to the City of Houston Recycling center. For years, it looked derelict, but over the last year or so, someone has slowly been fixing it up. Wondering if anybody knew what it was and what it is going to be? http://maps.google.com/maps?hl=en&ll=29.725365,-95.481942&spn=0.000037,0.015557&t=h&z=16&layer=c&cbll=29.72537,-95.481844&panoid=lLJTnh17jIXHID8MtvQbXg&cbp=12,270,,0,0
  17. According to my salesman, Momentum Audi is going to be building a new 7-story dealership between Farnham and S Shepherd at 59 (the area behind 59 Diner) -- construction to start sometime in 2012 with completion in 2013
  18. What is being built near the intersection of Westpark & 59? There is some serious earth work being done. The site is at the northeast quadrant of the intersection, with a service station on the hard corner. The site has been vacant for years. Someone told me that it once housed a small amusement park that shut down after a murder in the 1970s. This was seen as the beginning of the surrounding area's decline. I don't have high expectations for this site, given the state of the surrounding area, but I am curious nonetheless.

  21. This seems like it could be an old/outdated/or dead project since it still mentions mayor Brown, but it has renderings of Discovery Tower and OPP and mentions a May 2009 purchase. Anyone know anything else about this? http://www.globalcenturydev.com/files/HoustonHB5.pdf (this file is separate and does not include the images below...it's for marketing)
  22. Any idea what else is going in the new retail center at Kirby & 59? I saw a Corner Bakery going in, and the website lists it as 2615 Southwest Freeway, but I've been unable to find any more information on it. I've searched on here and couldn't find any info either, my apologies if I just missed it!
  23. Via Chron.com's Fort Bend Blog: Here is additional information I received from Jim Hunt at TxDOT re: construction work on 59. Hope it helps! US 59/Grand Parkway Signalized Intersection: The new 59 and Grand Parkway frontage road intersection is expected to open by the end of this month. The new frontage roads will parallel the 59 main lanes. Grand Parkway frontage roads will be divided as they intersect 59, similar to the Grand Parkway signal intersections north of the 59 interchange This is expected to significantly enhance mobility. As for the Brazos River, construction is tentatively planned to be complete by next May so you were right in estimating a year. In two weeks (April 18-20), TxDOT will open two additional 59 northbound mainlanes and two additional 59 southbound mainlanes crossing the river. At that point, existing bridges crossing the river will operate as frontage road bridges. Some ramps will need to be closed and adjusted but officials will try to minimize closures by making these switches during the late night hours. By April 21, Greatwood residents leaving their neighborhood via Riverbrook will be able to access the 59 northbound frontage road and cross over the Brazos River or take the Brazos River Turn-A-Round. Motorists coming from 99, FM 2759, Greatwood, etc. who desire to proceed north onto the 59 mainlanes, will travel the northbound frontage road, crossing the river, and access a new entrance ramp onto 59 prior to University Boulevard. As construction continues, the state will construct a permanent 59 northbound entrance ramp just south of the Brazos River, which will serve motorists coming from Grand Parkway and Greatwood. When this ramp opens, motorists on the 59 northbound frontage road coming from Grand Parkway or Greatwood can enter the freeway prior to the river, or stay on the frontage road and enter prior to University Boulevard. This ramp is estimated to be open to the public by the end of 2008. I'll plan to post brief updates when these dates come up or the work is complete.
  24. Does anyone have a good recommendation for a coffee shop close by the belt and 59 that is open by 9:00am, and is condusive to having a small (2 to 3 people) meeting? (i.e. has small tables) I am looking for a place for tommorrow morning, to meet with a potential vendor. Time is tight for them and I am going to meet with them rather than they come to me - to avoid them traveling to my office that is farther away from them. Thanks!! -2112
