  1. Does anyone know what is planned for the large tract at the former site of Houston Community College on Richmond at Dunlavy? Who is the developer?
  2. A 'feasability study' has been submitted to the FAA for a 370' ft building at 1500-1598 Calumet St. https://oeaaa.faa.gov/oeaaa/external/searchAction.jsp?action=displayOECase&oeCaseID=407159141&row=2
  3. From the today's edition of the Houston Business Journal (Jan. 27th) http://assets.bizjournals.com/houston/blog/breaking-ground/Astoria-Exterior.jpg I wrote a story in the Jan. 27 edition of the Houston Business Journal that details plans by Randall Davis and Roberto Contreras to build a new condominium tower in the Galleria area using $40 million from foreign investors through a federal immigration program. We ran a rendering of the 23-story Astoria, which is designed to have 55 condos, but did not have room to show other projects developed by Davis. The owner of Houston-based Randall Davis Co. has developed and redeveloped numerous residential buildings over the last two decades in the Houston area. Click on the slideshow to the right to see some of his other projects. 6. Colorado Group Plans $80M Mixed-Use, Infill Project By Jennifer D. Duell Last updated: July 19, 2005 08:23am HOUSTON-Within three years, a mixed-use project is expected to rise on Block 98, a piece of vacant land adjacent to the new city park and the George R. Brown Convention Center. Two companies from Colorado Springs, LandCo Properties LLC and Equity Edge LLC, have formed a partnership to transform the 1.5-acre tract into two residential high-rises with ground-floor retail space. Block 98 is bordered by Rusk, Crawford, Walker and LaBranch streets near Toyota Center. Each tower will contain 150 units that will be priced "for the young, single professional," says Michael Raider, LandCo's COO. He tells GlobeSt.com that construction will begin in about three years. "That's when the market will be ready," he says, explaining one tower will have rental housing and the other will be condos. "I am not sure that we'll break ground on both towers at the same time." Raider, a Houston native, was eyeing Block 98 about a year before he closed the deal with Crescent Real Estate Equities Co. for $6.5 million. "We see Houston as Denver about seven years ago with the new light rail, entertainment and park creation. Denver is just a huge residential market right now," he says, "and we think Houston is following right behind it." Raider's not yet selected the project architect, but says he's hoping to use a local firm. The partnership, Block 98 Partners Ltd., obtained a $4.9-million loan from Southern National Bank of Texas to acquire the land. Tucker Knight, a director with Holliday Fenoglio Fowler LP's local office, arranged a three-year bridge loan with an adjustable interest rate. The Block 98 development will be the second project that LandCo has tackled in Houston's CBD. The company recently acquired the former Days Inn Hotel at 801 St. Joseph Parkway for redevelopment into 251 luxury apartments and retail space. Construction is scheduled to begin in early 2006, with units delivering in early 2007.

  8. I heard from a realtor friend that Randall has secured a site near Discovery Green for a 20+- story condo tower. Supposedly it is "sexy". We shall see. Anyone heard anything?
  9. I'm surprised no one has posted this yet... http://realtynewsreport.com/2014/11/18/stream-partnership-buys-600-jefferson-tower-in-downtown-houston/ It would be a complete shame if they turned it into a glass box. The exterior could use some TLC, but why not just use that money for the interior/lobby?
  10. Houston Housing Authority lists a “Highrise” on the site of the Ewing St apartments as part of their 2024 plans for which they are seeking funding: See pg. 5 in the link below: https://housingforhouston.com/wp-content/uploads/2023/07/Part-I-Annual-PHA-Plan-_-Attachments.pdf This would be across from Tema’s lot, from where Two Hermann Place is planned.
  11. Does anyone have info on the Commerce Towers in Houston? I found a good-sized apartment there for $280,000, and it looks like a great place! What does everyone think of it?

  13. We understand that there is a picture of the Earl of Huntingdon somewhere in the Huntingdon Building. We have contacted the current Earl of Huntingdon who lives nearby, but he knows nothing about it. We woud appreciate if someone could confirm this, or a denial would be useful, and if so could they let us know which Earl of Huntingdon that the picture shows. The Earl of Huntingdon is the Lord Lieutenant of Leicestershire and is believed to be descended from Robin Hood. Thank you for any help.
  14. I couldn't seem to find a post for this one, but it's on the planning agenda for 08/30/2018 requesting a set-back variance of 5'. Montrose Garden. NEC Montrose and West Clay. 20 stories. 9 floors of residential above 9 floors of parking. Two floors of retail with one level of underground parking for the retail. 2019 start date listed. Owners: Supo Corporation, 1209 Montrose Blvd. Sorry if this one is already around here somewhere.
  15. This mid-rise is listed under "current projects" on Allen Bianchi's website. Anyone know more? http://www.allenbianchi.com/components/com_currentprojects/images/projects/large/11.jpg http://www.allenbianchi.com/components/com_currentprojects/images/projects/large/12.jpg http://www.allenbianchi.com/components/com_currentprojects/images/projects/large/83.jpg http://www.allenbianchi.com/components/com_currentprojects/images/projects/large/84.jpg http://www.allenbianchi.com/index.php?option=com_currentprojects&layout=detail&id=2&Itemid=3 Current design:
  16. Did we know about this one? Just received approval for the Downtown Living Initiative. Additionally, Illinois-based Marquette Cos. is developing the other newly approved project, according to the district's documents. The 304-unit, 24-story apartment tower is planned for Block 114, bounded by Commerce, Jackson, Franklin and Chenevert streets, just a block northeast of Minute Maid Park.
  17. Looks like Pelican has a new project once The Wilshire is finished. 17 stories and 58 units. There's a render in PaperCityMag but I am too dumb to figure out how to post it here. Expecting to break ground summer of 2016. http://www.papercitymag.com/interiors/the-homey-high-rise-new-houston-tower-6300-woodway-places-comfort-over-gadgets/#2 http://www.papercitymag.com/wp-content/uploads/2015/10/6300_Wooday-465x620.jpg
  18. https://www.houstonchronicle.com/business/real-estate/article/Lennar-s-apartment-division-buys-Galleria-area-13841951.php Conflicting account of where exactly the site is located: The Gables project is SOUTH of the parcel that's on the corner of Westcreek/San Felipe and across from Arabella. Based on HCAD it appears that the lot is in fact on the corner of Westcreek/San Felipe. See Parcel A (BELOW)
  19. Downtown residential highrise's being planned by Marquette Cos. Totaling more the 350 units. But they don't stop there... http://www.bisnow.com/commercial-real-estate/houston/what-do-downtown-and-galveston-have-in-common/ Managing director Darren Sloniger tells us Downtown feels like Chicago (where he's based) did 20 years ago. (We just wish the city had a winning basketball team like Chicago did 20 years ago.) The City's new retail strategy, focus on parks, and residential incentive all point to a submarket about to take off. He's doing due diligence on a few sites, and tells us he'd like to develop a couple high-rise projects totaling about350 units Downtown.
