  2. https://protecttanglewood.com/updates/ Location The Watermark Tanglewood (1661 Tanglewood Blvd.) Watermark Retirement Communities recently mailed a selective announcement to property owners in the area of a proposed 20 story, 62-year and older luxury community along with a marketing survey and invitation to a focus group study. The proposed site is owned by WMJK Ltd. The THA Board is still trying to gather information and understand if any alternative options might be available, such as potentially raising capital for private purchase of the property and converting it to a green space. It appears Watermark is currently in the due diligence and marketing phase for this development. Further communication will be forwarded as facts are obtained. Anyone interested in attending the Planning Seminar/Focus Group on Tuesday, April 23, 2019 may call the market survey company ProMatura at 800-201-1483.

  4. Someone mentioned this in the development thread, and I can confirm this will be going up. Official announcement and construction will begin this quarter, didn't get the exact location.
  5. https://www.houstonchronicle.com/business/real-estate/article/Lennar-s-apartment-division-buys-Galleria-area-13841951.php Conflicting account of where exactly the site is located: The Gables project is SOUTH of the parcel that's on the corner of Westcreek/San Felipe and across from Arabella. Based on HCAD it appears that the lot is in fact on the corner of Westcreek/San Felipe. See Parcel A (BELOW)

Ziegler Cooper designed the building, which will go up on a 2.5-acre site along Westcreek Lane between Westheimer and San Felipe. Joshua Landry, area vice president of investments for Gables Residential, said the building will target “a sophisticated renter with a higher disposable income.” “We are doing a higher level of service, concierge service and amenities we will offer will be different from other projects,” Landry said. This is the company’s first high-rise in Houston, though it has built tall towers in other markets. the building should open about 20 months after construction starts.
  7. 15-Story Tower on Bancroft Lane and Bettis Drive. https://highland-tower.com/index.html Just drove by the property for the first time in a month or two and I noticed that there were "dirty barriers" up and seems like quite a bit of it was dug up. No other evidence of construction, though.
  8. Villa D'Estes are also "respectable" buildings, but certainly not striking. Seems as though the approach for uptown park was very "classic conservatism". I can accept that.
  9. 13 just had a story about a proposed 23 story high rise and how southhampton and boulevard oaks are complaining about the increased density/traffic etc that will result. they will be tearing down some older apartments to create this project. story

  11. Doesn't look like he is flipping it. This flyer says it will be a 125-unit tower https://www.hfflp.com/GetDocument.aspx?ID=102795&FN=Midway+Walmart+Flyer.pdf&DT=1
  12. Does anyone have info on the Commerce Towers in Houston? I found a good-sized apartment there for $280,000, and it looks like a great place! What does everyone think of it?
  13. We understand that there is a picture of the Earl of Huntingdon somewhere in the Huntingdon Building. We have contacted the current Earl of Huntingdon who lives nearby, but he knows nothing about it. We woud appreciate if someone could confirm this, or a denial would be useful, and if so could they let us know which Earl of Huntingdon that the picture shows. The Earl of Huntingdon is the Lord Lieutenant of Leicestershire and is believed to be descended from Robin Hood. Thank you for any help.
  14. I heard today that all the tenants were told to move out by Sept. This 17 story building is a rental. I wonder of it will be made into condos or what will happen. 19. From the today's edition of the Houston Business Journal (Jan. 27th) http://assets.bizjournals.com/houston/blog/breaking-ground/Astoria-Exterior.jpg I wrote a story in the Jan. 27 edition of the Houston Business Journal that details plans by Randall Davis and Roberto Contreras to build a new condominium tower in the Galleria area using $40 million from foreign investors through a federal immigration program. We ran a rendering of the 23-story Astoria, which is designed to have 55 condos, but did not have room to show other projects developed by Davis. The owner of Houston-based Randall Davis Co. has developed and redeveloped numerous residential buildings over the last two decades in the Houston area. Click on the slideshow to the right to see some of his other projects. 21. Colorado Group Plans $80M Mixed-Use, Infill Project By Jennifer D. Duell Last updated: July 19, 2005 08:23am HOUSTON-Within three years, a mixed-use project is expected to rise on Block 98, a piece of vacant land adjacent to the new city park and the George R. Brown Convention Center. Two companies from Colorado Springs, LandCo Properties LLC and Equity Edge LLC, have formed a partnership to transform the 1.5-acre tract into two residential high-rises with ground-floor retail space. Block 98 is bordered by Rusk, Crawford, Walker and LaBranch streets near Toyota Center. Each tower will contain 150 units that will be priced "for the young, single professional," says Michael Raider, LandCo's COO. He tells GlobeSt.com that construction will begin in about three years. "That's when the market will be ready," he says, explaining one tower will have rental housing and the other will be condos. "I am not sure that we'll break ground on both towers at the same time." Raider, a Houston native, was eyeing Block 98 about a year before he closed the deal with Crescent Real Estate Equities Co. for $6.5 million. "We see Houston as Denver about seven years ago with the new light rail, entertainment and park creation. Denver is just a huge residential market right now," he says, "and we think Houston is following right behind it." Raider's not yet selected the project architect, but says he's hoping to use a local firm. The partnership, Block 98 Partners Ltd., obtained a $4.9-million loan from Southern National Bank of Texas to acquire the land. Tucker Knight, a director with Holliday Fenoglio Fowler LP's local office, arranged a three-year bridge loan with an adjustable interest rate. The Block 98 development will be the second project that LandCo has tackled in Houston's CBD. The company recently acquired the former Days Inn Hotel at 801 St. Joseph Parkway for redevelopment into 251 luxury apartments and retail space. Construction is scheduled to begin in early 2006, with units delivering in early 2007.
