  1. Okay.... So wasn't this theater supposed to have retail or resturants inside? What happened? Soft market? No investors? Anyone have any info? Don't get me wrong I like the murals of future restaurants. Just wondering.
  2. AT&T is selling their 1.28 acres on the side of the freeway. Such prime land here. The marketing flyer says "High Profile". The small building has been for sale for about a year. Loopnet listing: https://www.loopnet.com/Listing/3773-S-US-59-Hwy-Houston-TX/25983396/
  3. I finally, naturally, came across that old office building on Richmond that has been for sale. Nobody is interested in the property it seems. It has been on the market for years. Probably too small of a parcel to do anything with? It's 0.20-acres. Loopnet listing: https://www.loopnet.com/Listing/3772-Richmond-Ave-Houston-TX/30275565/ The pictures I took today: Partners Real Estate is listing this.
  4. A vacant office building in Greenway Plaza is for sale. Built in 1973, totaling 0.20-acres, we should see a small retail building here. Maybe a restaurant and bar? Or possibly a skinny town home/condo building. Loopnet listing. https://www.loopnet.com/Listing/3334-Edloe-St-Houston-TX/ A select few of the sheets in the property flyer:
  5. Noticed this on Loopnet. 2828 Southwest Fwy - Four Points by Sheraton Greenway Plaza https://www.loopnet.com/Listing/2828-Southwest-Fwy-Houston-TX/23923870/ The Property is situated on 2.38 acres (103,569 square feet) of land, presenting a rare opportunity for a developer with flexibility to reposition or redevelop the Property into a different asset type. Alternatively, a new hotel investor will have the opportunity to realize the significant upside of acquiring and renovating an asset in a highly desirable submarket, substantially below replacement cost.
  6. Afton Oaks is nice along with Greenway plaza. They are sanwiched in between Memorial and Rice Village. I would recommend NOT living passed the belt-way 8 if you are planning on living in memorial. Unless you have a job in the west side of Houston, traffic congestion in and out of town will become a part of daily life for you. Just some helpful FYI.
  7. Weslayan Plaza announcement: Goodbye Chuck E., hello Torchy http://www.instantnewsbellaire.com/weslayan-plaza-announcement-goodbye-chuck-e-hello-torchy/ Weslayan Plaza is going to lose a longtime family favorite, Chuck E. Cheese, but gain an outlet of the growing Torchy’s Taco chain, Instant News learned Monday (May 21). A spokeswoman for Regency Centers said Torchy’s is poised to open in the east section of the plaza in summer of 2019. There was no immediate word about whether Chuck E. Cheese will relocate in the Bellaire-West U-southwest Houston area, but InstantNews has contacted the chain’s corporate media relations department for a comment. UPDATE: A Chuck E. Cheese rep says the company will have no comment at this time, but Regency Centers has said the restaurant will close in September. Torchy’s began in Austin. Its menu of non-traditional taco combinations and sides for breakfast, lunch and dinner has expanded successfully into 11 Texas cities, with 14 locations in the Houston area alone, including one in Rice Village. The chain also has multiple locations in Oklahoma and Colorado. The new Torchy’s will be just a few doors down from the 30-year-old Weslayan Plaza family mainstay, Skeeter’s, which features tacos and other Tex-Mex and southwestern specialties but offers a broader menu.
  8. Check out this website of the new lakewood church central, and scroll down to Vision and click on windows media. They will show you everything that the new building will have in the video. This is going to be a great facility not only for churchgoers, also for the public and business. http://www.lakewood.cc/intl_center_information.htm
  9. Noticed this aging office building a long the side of the Southwest Freeway on Loopnet. The building is for sale! Greenway Plaza/West University market. We'll see what happens with this property. Residential conversion? https://www.loopnet.com/Listing/4151-Southwest-Fwy-Houston-TX/29751610/ Here are a few photos that I took this weekend:
  10. Looking for a bit of history on the Chase bank in the Greenway area off of US 59 and Buffalo Speedway. It has the gold dome and I remember back when the Rockets were winning championships they covered the dome with a Basketball tarp. Anyway, I am looking for the origins of this building just for my own curious reasons.
  11. New to the Houston office tower world...and I'm wondering why Phoenix Tower (former Bank United Tower at 3200 Southwest Freeway) in Greenway Plaza seems like a bit of an under appreciated asset. It is a beautiful all-glass tower with nice angles and views in a seemingly strong location. The ownership is implementing some major changes including a new Jack Nicholas Putting Green on its 1/2 acre green space atop its enclosed all glass-facade parking garage. Additionally, the ownership is currently replacing the spandral panels on the Tower with contrasting silver bands of glass. Looks like a promising redevelopment project. Curious if people are favorable towards this tower?
  12. Always wondered when this would be sold for something of higher value. Prime location. Weslayan & 59. https://www.loopnet.com/Listing/4015-Southwest-Fwy-Houston-TX/21166287/
  13. I've heard talk about the Fuddruckers in Greenway Plaza at 3929 Southwest Freeway has been closed. This weekend I saw a Lovett Commercial sign posted in front of the property. Lovett wants to split this parcel into 2 pads. https://www.lovettcommercial.com/properties/houston/greenway Here's the photos I took.
  14. Had some extra time this weekend so I thought I would stop by this retail center and take some pictures. This is where the new Vietopia is located. Outstanding food! Duwest Realty is leasing this one. Love the location as you can see the Greenway Plaza skyline. This is sort of a high-profile retail center. Photos I took this weekend.
  15. It's interesting to note that the surface lot across from this just went on the market. http://www.loopnet.com/Listing/SEC-WESLAYAN-W-ALABAMA-Houston-TX/11813599/
  16. Midway is planning on redeveloping the current Levey Park on Richmond between Eastside and Wakeforest into a mini CityCentre-type development that will include a 16-story office, lofts, retail and a park. i've heard additional development is possible as well. renderings should be floating around soon i'm sure.
  17. Greetings to all and happy Saturday. I'm a young man still living currently at home, recently finished college etc etc. The time has come to venture out on my own. Primary reason for this is that I live in Kingwood, and drive daily to Meyerland (35-40 minutes) and it is driving me insane. I've paid off my debts, saved a reasonable amount (thank you Dave Ramsey) and am ready to go. I thought it would be a good idea to find an apartment for a year or two and then consider a house. When I noticed construction nearing completion for the Millenium Greenway on 59, I got really excited. Internet searches on properties in that area showed reasonable rates, and that particular area is both close to work and exciting. Finally a week or so ago the Millenium released prelimary rates, and it was a punch in the stomach. Basically I really want to find an apartment complex that is relatively new and relatively upscale. Maybe it's the wanna-be yuppie or Kingwood snob in me, but I'd like to spend a year or two living in a "nice, modern" place. Searching apartment review sites and the lot, it seems that those places are only sounding boards for disgruntled renters and paint very negative pictures of practically every building. Then the ones that do seem resistant to negative feedback, their rates are through the roof (Museum Tower, Parklane). I have a roommate option, so my budget is < 1000 for a 1BR and < 1800 for a 2 BR. To all you seasoned renters out there, do you have any wise words for someone becoming more and more apprehensive about the task at hand? When a website lists rates like those the Millenium released (starting at 1250 for a 1BR), are there usually specials involved which will lower those to more justifiable levels? If there are any property recommendations I would very much appreciate it. Browsing this forum has taken me to a number of properties, and I was intrigued by the Lofts at Hermann Park/The Ballpark, some of the Alexan properties, etc. I should be touring some of these places, but I feel like I could be pressured into something foolish and don't want to jump at the first offer that appears attractive. Thanks for any advice.
  18. I didn't see a thread about this cool, 1950s, office building designed by Neuhaus & Taylor. Thought I would share information. Only a matter of time until it's demolished for something more modern. Also a Gerald Hines building! Very cool.
  19. Yes, I know this still exists, technically, but from what I could tell it's little more than a collection of subterranean food court options (if this is inaccurate, please tell me). Anyway, there was this book called Houston Today, which you may have heard of since I posted scans of it (and later publicized a link of the whole scan), and it discusses developments of Houston in the early 1970s (not exactly "Today", but the whole thing is rife in such detail and optimism it's still fun to look at). One such development was Greenway Plaza, where it showed how the plans would look and all that. There were a number of facets of that development that apparently didn't get off the ground (high rise apartment buildings were discussed, I don't think they exist there). But there was also plans for a rather extensive shopping concourse, with 70 to start to stretch up to "several hundred" as the Plaza developed. Anyone know how far along they got with this, and if it was ever as good as they said it would be? (Obviously, it wasn't supposed to be THAT big, as The Galleria had opened by this point and was about to expand with Galleria II)
  20. I couldn't find a topic with this address but if it exist, please merge. This building off i59/i69 is getting completely renovated, there is a rendering posted right in front of the building (I was not able to get a picture since I was driving on the highway). Work is very much underway!
  21. I went to school at AI of Houston across the street. That was 7 years ago. At that time I think there were plans for apartments. 🤔
  22. Does anyone recall this restaurant located at 3700 Buffalo Speedway? Can we date this? Charlie T's 3700 Buffalo Speedway Houston, TX * 77098 713/960-9711 Grilled Seafood Valet Parking
  23. I heard they are going to demo that 'landmark' building to pave way for mixed-use development. Anyone has any info on that development?
  24. wow!! This 1960s building is awesome looking! Never knew about it until this week. Does anyone remember this place, or business? I wonder the architect of this cool building? Location of old building? Was this where the current Exxon gas station is? At the intersection Buffalo Speedway & Danville Street. Article in the newspaper The Bellaire Texan dated December 5, 1962.
