I was browsing apartments this morning and noticed that HAIF does not have a thread for this complex. An older complex, probably built in the 70's or 80's. This is a 2-story garden apartment with outdated interiors. I wonder who the original developer was? I see that Greystar now manages/owns it. This looks like modest living on the outskirts of Greenway Plaza. I wonder how much longer until the complex gets sold and redeveloped into a 5-story luxury mid-rise. The office property at 3000 Weslayan sold in November to Houston-based Morningside Capital, Tom Dosch and David Marshall told the Houston Business Journal. Dosch and Marshall co-founded Dosh Marshall Real Estate and the firm represented the seller, Houston-based McCord Development, in the 3000 Weslayan deal. McCord Development owns and operates Generation Park in northeast Houston. The purchase price of the building wasn't disclosed. The building was appraised at $8.3 million in 2017 by the Harris County Appraisal District. Morningside Capital intends to hold the property for several years until its ready to sell to a developer; the site is well-suited for a condominium or multifamily development, Dosch said. "Someone's going to go vertical," Dosch said. The building is at least 90 percent occupied and some tenants have several years remaining on their leases. Interest in the property was high; the firm received 30 offers in 30 days. Normally, they'd receive around 10 offers in such a short timeframe. Interest came from local investors, high-rise developers, multifamily developers and more. Houston Methodist has leased space in the small retail center a long Buffalo Speedway. Not to be confused with the huge shopping center named Plaza In The Park by Eden. This small retail center is developed by Lovett Commercial and has an address of 5110 Buffalo Speedway.

This shopping center is at Buffalo Speedway & Westpark. Across the street from H-E-B. This center is anchored by Kroger. Noticed Vietopia vacated their spot after a decade. They are now located at the Southwest Freeway service road by Whataburger. Went to eat there last night. Same great food! Definitely a smaller footprint. Probably had to downsize due to Covid. Gray St. and 2802 Timmons Lane The River Oaks Examiner has an article today announcing that after receiving several unsolicited offers, the River Oaks Post Office at the corner of West Gray and Dunlavy is being put up for sale. Some or all of them might be losing their view of downtown.

Edit: According to Rice University, 3336 Richmond Ave. was developed by Hines Interests / Gerald Hines. What I did on my Spring Break... While driving by the Girl Scout Headquarters on the S.W. Freeway, I noticed that a fence was erected around the structure. Any news on this one? I haven't heard anything on the news and nothing on the web about it's fate as to whether or not it's going to be reconstructed, demo'ed or sold.

Hola, I'll be moving back to Houston and buying a house in the next couple of months and I am looking near Greenway plaza. What's the words from the insiders here about the market in that area? I haven't driven it since January. Are more midtown/4th ward townhomes/condos going up. Are any of the classics oldies still around for sale? Right now on the norteast corner od Richmond and Edloe there's a building being torn down. It was a pretty nondescript late modern office building. I've hear the site will become residential. Anyone know anything? This would be a phenomenal site for high-density, non-townhome housing.

Why the heck is HISD closing Will Rogers Elementary in the Greenway area (It has plenty of students)? Those of you who read HAIF know that it's because HISD sold the land. Now the people zoned to Will Rogers either are zoned to: * Memorial Elementary (the area only consists of Memorial Park, so nobody is sent to Memorial Elementary) * Poe Elementary (Subdivisons east of Weslayan, including The Greenway Condominiums and much of Upper Kirby) * St. George Place Elementary (subdivisions west of Weslayan and south of the bayou, including Afton Oaks) A map is here: http://www.houstonisd.org/vgn/images/porta...0414A-2maps.pdf
