  1. Westchase Long Range Plan to be discussed June 22 event will hear about urban proposals Representatives of the Westchase District will show the draft community-wide vision plan for the District. The plan comes from an elaborate, on-going process that has involved stakeholders, public agencies, and nonprofit community organizations, and imagines a walkable, mixed-use urban area. The meeting is Wednesday, June 22, noon-1:30 pm, Houston-Galveston Area Council, 3555 Timmons, second floor. Bring your lunch. For more information call 713-523-5757. The Gulf Coast Institute and the Houston-Galveston Area Council host Livable Houston/Smart Growth bring-your-own-lunch meetings that are open to the public on the fourth Wednesday of every month. http://www.gulfcoastinstitute.org
  2. I wanted to bring this topic out of the Greenway Commons thread. How are the tenants of this apartment? Given the building is 13 years old, how is it holding up? I drive by this building multiple times a week. It's a great location. Website: https://www.33thirtythree.com/
  3. I was browsing apartments this morning and noticed that HAIF does not have a thread for this complex. An older complex, probably built in the 70's or 80's. This is a 2-story garden apartment with outdated interiors. I wonder who the original developer was? I see that Greystar now manages/owns it. This looks like modest living on the outskirts of Greenway Plaza. I wonder how much longer until the complex gets sold and redeveloped into a 5-story luxury mid-rise. 4. https://www.loopnet.com/Listing/4245-Richmond-Ave-Houston-TX/12961374/ This property is being renovated with new branding as "The FR8T Yard" ... an iconic home for retail, food and entertainment. This inside the loop mixed use renovation will be unique and include retail, restaurant, show room and entertainment space as well as some "We Work" styled executive office space on the second floor. New interior parking is being added as well (see brochure and site plan). The renovation allows for pre-leasing now as well as some immediate occupancy on the west end and rear entertainment areas. The remainder of the renovated space will be available for tenant build-out in 1Q 2020. New exterior, parking lots, awnings and sidewalks.
  5. The retail strip center at 4102 Richmond Ave was listed on Loopnet for 3 weeks. It has since been removed. Did the owner decide not to sell, or was it purchased in the 3 week span? https://www.loopnet.com/Listing/4102-Richmond-Ave-Houston-TX/25411571/
  6. I looked at these apartments the other day. They were nice and across the street from The RO. https://invernessapts.com/
  7. Gables Cityscape located at 3720 W Alabama St. Anyone have any experiences here? https://www.gables.com/communities/texas/houston/gables-cityscape/
  8. https://www.bizjournals.com/houston/news/2018/02/06/exclusive-inner-loop-office-building-trades-hands.html An 81,505-square-foot office building near the River Oaks area has traded hands and will likely be redeveloped into some sort of multifamily development. The office property at 3000 Weslayan sold in November to Houston-based Morningside Capital, Tom Dosch and David Marshall told the Houston Business Journal. Dosch and Marshall co-founded Dosh Marshall Real Estate and the firm represented the seller, Houston-based McCord Development, in the 3000 Weslayan deal. McCord Development owns and operates Generation Park in northeast Houston. The purchase price of the building wasn't disclosed. The building was appraised at $8.3 million in 2017 by the Harris County Appraisal District. Morningside Capital intends to hold the property for several years until its ready to sell to a developer; the site is well-suited for a condominium or multifamily development, Dosch said. "Someone's going to go vertical," Dosch said. The building is at least 90 percent occupied and some tenants have several years remaining on their leases. Interest in the property was high; the firm received 30 offers in 30 days. Normally, they'd receive around 10 offers in such a short timeframe. Interest came from local investors, high-rise developers, multifamily developers and more. Developers comprised between 50 percent and 60 percent of the pool of interested buyers. http://images3.loopnet.com/i2/Mvy6ELCuHCxJzWernkq1Q5C_FWvYldeF3ndxBbiZWts/110/image.jpg
  9. Houston Methodist has leased space in the small retail center a long Buffalo Speedway. Not to be confused with the huge shopping center named Plaza In The Park by Eden. This small retail center is developed by Lovett Commercial and has an address of 5110 Buffalo Speedway.
  10. This shopping center is at Buffalo Speedway & Westpark. Across the street from H-E-B. This center is anchored by Kroger. Noticed Vietopia vacated their spot after a decade. They are now located at the Southwest Freeway service road by Whataburger. Went to eat there last night. Same great food! Definitely a smaller footprint. Probably had to downsize due to Covid. Found an old drawing from the realtor's website. http://www.rhsint.com/plaza-in-the-park.html
  11. Updated and retracted. Ok, I definitely jumped the gun on this post. I have spoken with Howard Reed, Pastor of Central Presbyterian Church. He is informed me that my post concerning the sale of their property was erroneous. I apologize to the Church for failing to confirm my info prior to posting. I am sure there will be more details in the future. -Jeromy
  12. 1900 W. Gray St. and 2802 Timmons Lane The River Oaks Examiner has an article today announcing that after receiving several unsolicited offers, the River Oaks Post Office at the corner of West Gray and Dunlavy is being put up for sale. The article can be found at http://www.hcnonline.com/articles/2009/01/...post_office.txt This probably won't make the people who live in the condo building next door (metropolis?) very happy. Some or all of them might be losing their view of downtown.
  13. I'm guessing this will be multi-family, considering the company. They are also listed on the Planning Commission Planning Agenda for 4/14. The "company" listed is Brown & *** Engineers, the Developer, The Morgan Group. http://www.morgangroup.com/
  14. This house is on Friar Tuck in Sherwood Forest, very close to the famous mini French Palace. Anyone know anything about this house? It looks like a good, clean, simple design, probably 1960s.
  15. I've updated the Houston Mod website with some buildings. Some have research and some ask for "reader input". I still have more to put in, like 3336 Richmond and the Unitarian Church in the Museum area but this is a good start. Edit: According to Rice University, 3336 Richmond Ave. was developed by Hines Interests / Gerald Hines. What I did on my Spring Break... Mods still with us: Fred Winchell Photography Studio and Apartments Exxon Research Center 3333 Fannin Building Macham Building - this one is really amazing, a ground up restoration. 4910 Willowbend Blvd. Phoenix Insurance Company of Hartford Building Pontiac Motor Division Building Bendit House Brier House Taylor House First Christ Scientist Church Bellaire University of St. Thomas Congregation Beth Israel Temple The Rothko Chapel Gibraltar Building (now Bank of America) Humble Oil (Exxon/Mobil) Building Endangered: Bettis Apartments - I wish they could pick this up and move it Friden Building http://www.houstonmod.org/buildings.aspx?sub=swu As always, if you want to add a building, let me know. 16. While driving by the Girl Scout Headquarters on the S.W. Freeway, I noticed that a fence was erected around the structure. Any news on this one? I haven't heard anything on the news and nothing on the web about it's fate as to whether or not it's going to be reconstructed, demo'ed or sold.
  17. Hola, I'll be moving back to Houston and buying a house in the next couple of months and I am looking near Greenway plaza. What's the words from the insiders here about the market in that area? I haven't driven it since January. Are more midtown/4th ward townhomes/condos going up. Are any of the classics oldies still around for sale? I haven't found much on the market in this area recently. thanks. Ciao, and Hook 'em Horns, Capt-AWACS, Not all pilots are alcoholics, we don't go to meetings
  18. Has anybody ever heard of this? Apparently it's a conversion of an abandon building in Greenway Plaza to residential.
  19. Right now on the norteast corner od Richmond and Edloe there's a building being torn down. It was a pretty nondescript late modern office building. I've hear the site will become residential. Anyone know anything? This would be a phenomenal site for high-density, non-townhome housing.
  20. Why the heck is HISD closing Will Rogers Elementary in the Greenway area (It has plenty of students)? Those of you who read HAIF know that it's because HISD sold the land. Now the people zoned to Will Rogers either are zoned to: * Memorial Elementary (the area only consists of Memorial Park, so nobody is sent to Memorial Elementary) * Poe Elementary (Subdivisons east of Weslayan, including The Greenway Condominiums and much of Upper Kirby) * St. George Place Elementary (subdivisions west of Weslayan and south of the bayou, including Afton Oaks) A map is here: http://www.houstonisd.org/vgn/images/porta...0414A-2maps.pdf
