New company "Fitzcarnaldo" has a TABC license for this address. Building permits approved late 2020. Managers listed are Steven O'Sullivan (of Cantina Barba in the Heights) and Manuel Deleon. Looks like Steven has multiple Tex-Mex inspired bars around central Hou. I was just wondering, how far apart are these two developments and do you all thing these two sites could change the perception of Houston as a urban walkable city? Which development do you think has the greatest potential for development? Some say that the KBR site should become a park, but I believe that there could be a much better use for the site. This is the nearly 1 acre parcel along the Harrisburg Trail. Trees in the lot were started to be cleared with some machinery on site. I ride my bike along the trail to work most days, so I think they started yesterday This is the design from the final plat which was recorded in Sept of last year: The reserve in the SE corner is for drainage/open space. I'm hoping that they embrace the trail with their design even though they have a few front-loaders. Lot #19 with the hitch in order to have trail frontage is hopefully a good sign, but only 5 homes will have frontage along the trail. The lots along Sherman are all about 1,460 sq ft, and the internal lots vary between 1,600 and 2,800. I'll snap a few pics on my ride home today.

Cohousing communities are intentional collections of private homes clustered around a communal living space. At Cohousing Houston, residents from up to 33 member homes must (get this!) make decisions about their community via consensus and will (gasp!) interact with their neighbors through shared spaces, like kitchens, meals, and greenspaces. Kathleen English, founder of English + Associates Architects, and her husband are one of 14 member households that are already onboard for the project that’s slated to wrap up in fall 2022. She and her firm also happen to be designing the property and homes there—which range from $330,000 to $780,000 for one to four bedrooms—with the help of Caddis Collaborative out of Boulder, Colorado.

On the consent plat activity for this week. Lot between Lamar/Dallas and Ennis/Palmer: I searched a ton to see if this was posted anywhere already and couldn't find it. Please merge if I missed it.

Plat filed for the eastern half of lot that currently has the office building containing the Maritime museum and Andes Cafe on 2311 Canal St., so only the portion currently empty is covered. This entire property along with the one across the street bounded by Canal, Navigation, Runnels and the RR are owned by Midway (listed as KBRN on HCAD, same as East River). Both are highlighted in the attached picture. Judging by the shape I am thinking mid rise apartments, hopefully with some mixed use fronting Navigation. Anyone have additional info? Could this be the start of a larger "Gateway to the East End" project comprising both properties.
