  1. This is on 311 Pierce "The Edge Condominiums, a 6 floor midrise building, 93 Unit, new construction Condominium Building, at the Edge of Downtown Houston. Near vibrant midtown shops, the Trolley, restaurants and hot spots. Construction to begin fall of 2004, occupancy in summer of 2005."
  2. Does anyone know what is going up at the northwest corner of Woodwind and W. Bellfort, directly across the street from St. George's Church? It used to be a small private school, bu the lot was cleared a year or two ago. They recently began laying underground sewage and plumbing. Anyone? Google maps
  3. I'm in the market for a larger place and being a fan of MCM I've always been interested in 5050 Woodway. Does anyone know anything about this building? I don't know anything about it other than what has been shown in listings in HAR over the years. The maintenance fee seems to be very low for a high rise. That kind of scares me. I wonder if the maintenance on the building is being done as it should be. Current Listing in 5050 Woodway
  4. Woodway Place II: Condominiums At 651 Bering Drive We are moving to Houston and are looking at the NOTTINGHAM COUNTRY area at Fry & I10. I'll be driving to Woodway and 610 and would like to be in the office at 7:30 and will leave about 5:30. With the construction finished on the 10 what are the approximate commute times I could expect?

We've all seen slumlords forced to renovate decrepit apartments, but I've never seen a condo complex shut down, especially one where the residents have spent tens of thousands of dollars maintaining it. New condos coming to TMC area Houston Business Journal - 2:30 PM CST Monday, March 5, 2007 Construction has begun on Serento Condominium -- a new residential development by innerLoopCondos.com located near the Texas Medical Center. The five-story project being built at 2203 Dorrington St. will have 44 condos. The first floor will include a parking garage, fitness center and large terrace for entertaining. Units range in size from 819 square feet to 1,445 square feet, and are priced from the low $200,000s to the high $300,000s.   8. We have enjoyed staying at these condos and are looking at purchasing one. The prices are pretty shocking, and apparently have risen dramatically over the last year or two. They are sold privately, so there is no advice coming from a real estate agent. Does anyone have a feel for whether these are realistic prices: 2/2 1014 sq ft $495,000 3/3 1732 sq ft $675,000 I should note that these are asking prices and once a buyer and seller are connected, they negotiate the selling price.

  10. Hi you guys and gals, I have been planning to move to Houston for a long time and was thinking about purchasing a condo on this particular address. I only visited Houston one time and it was mostly in the Galleria area so I would appreciate any input. 2425 HOLLY HALL are where the condos are located at. The question that I have are the following. 1. How is the safety in that particular area? People have told me that it's near the astrodome and that the places have changed since the evacuation of Katrina were placed there. Also lot of condos from that particular address seems to be up for sale. 2. Proximity to nightlife (Midtown were constant suggestion but too rich for my taste) 3. Quietness and closeness to shopping (groceries, gym, and etc..) I guess more than anything I am wondering about question #1. Thanks.
  11. My old college roomate is considering buying a place in this complex on Augusta (between Westheimer and San Felipe). It seems well maintained, quiet, and landscaped. Can anyone tell me more about this complex? Quality of the construction, history, mgmt company, safety, etc.? Thanks.

I have been looking at high rise condominiums for sale in the greater Houston area and was hoping to get a little more information about the Mark Condominiums since the last time I saw it posted here. Last I checked, there are 38 units that are still for sale at the Mark. Why are they having such a hard time selling units? The galleria is a great area and the building seems to be very nice. I also don't understand the reasoning behind the affordable prices. I have seen similar floorplans at other buildings that have cost much more. I am assuming that the affordable prices are a result of the lack of sales. Any info would be great. Thanks
  13. Developer Advances 68-Unit Condo Plan By Jennifer D. Duell Last updated: March 9, 2005 HOUSTON-Local development company, Pelican Builders Inc., plans to break ground within 30 days on its first mid-rise residential condominium project. The 68-unit Briarglen, set to deliver in late 2006, is the first of three buildings for the first phase of a redevelopment plan for the Mid Lane neighborhood. The condos, tagged at $240 per sf, will rise at 2215 Briarglen Dr. between Westheimer Road and San Felipe Boulevard. Derek Darnell, president of Pelican Builders, tells GlobeSt.com that 27 units have been pre-sold since Pelican began marketing the project in summer 2004. "We feel like we have find a nice little niche for the middle market," Darnell says, adding other condo projects in the immediate area are either lower-end apartment quality condos or million-dollar-plus condos. The six-year-old company, which specializes in townhouse development, purchased the one-acre tract in the Mid Lane area inside Loop 610 from a local partnership in December after having it under contract nearly 12 months, Darnell says. "We have been actively developing townhomes in the area for the past five years so we're familiar with the area," he adds. "We knew this type of mid-rise condo project would be well received." Briarglen, designed by urban residential team of Ziegler Cooper Architects, will feature a contemporary exterior with more traditional interiors--six floors of condos and two parking levels. Each condo will have a high-end finish-out with granite countertops, stainless steel appliances, double crown molding and marble bathrooms. There are six floor plans in a mix of one-bedroom with study units and two- and three-bedroom units plus one penthouse. More than 50% of the condos will be two-bedroom designs. Units will range from 1,100 sf to 1,800 sf. Pelican Builders is working with a lender to finalize construction financing for the project. GT Leech of Houston has been chosen as the general contractor.
  14. A Realtor told me this today, which doesn't mean anything, but I thought I'd run it by the gang. She says that the pastor of Windsor Village church and President Bush are planning on tearing down some motels somewhere on S. Main and are going to "build a bunch of condos". It just seems odd that Bush would be involved in real estate development. I found this old HAIF topic and am wondering if she's possibly hearing someone's confused version of this project. Anyone know?

  16. slightly off topic: tracy has announced his plans on the grammercy site. from nancy's article yesterday (can't post link, subscription only) this is the site directly behind rice epicurean on holcome and kirby. he owns the land on both sides of grammercy. he's been shopping this site for at least two years.
  17. i dont believe anything has been mentioned on this deal and i walked the property this afternoon. its located on o.s.t. between greenbriar and fannin (next to the rail). to be honest, i was blown away by the interiors for being a rental. they do not have all the c.o.s yet but do have some occupants. its the only mid-rise rental community within the area; 4-story over 2-story podium sitting on +/- 2.5 acres. rents are reasonable at $1.25 psf. pictures for your viewing/critiquing pleasure website

  19. I am relatively new to Houston, but I have noticed the beauty of the Uptown/Galleria area. This seems to be an area that everyone wants to get to, but the price of rentals and ownerships separate the haves from the have nots. In light of all the new developments in the area (seemingly high rises, with the exception of the Manhattan to name one) I have noticed several condos in the area that do not "fit": 1. The Inverness - at the corner of Post Oak and Uptown Blvd 2. The Winhall - Corner of Post Oak and Four Oaks Place (by Willie G's restaurant) 3. The ugliest one of them all I do not know the name to. They rest on Post Oak Blvd. next to McDonalds near Post Oak and 610 loop. Of the three, the Winhall seems to be the nicest to live. Very quaint and they have been renovated nicely. The other two seem to be in terrible condition, but may have the highest developmental value for demo/reconstruction due to lot size. My question is such: will these properties be torn down to "fit" the look and feel of the neighborhood? If so, what happens to the current home owners? Buy outs? Does anyone have any credible insight to the direction this section of Post Oak is heading? I am looking to purchase and the range of these condos are tremendously less than others, but I am concerned about the value and how long the will exist.
  20. Anyone have any insight as to the pro's and con's of buying a condo conversion? I have noticed several are going in---2400 McCue, Reata at River Oaks, etc. 7575 Kirby could technically be considered a condo conversion, I suppose, as well. I assume a potential negative to buying a condo conversion is that you are living in an older apartment that probably doesn't have good soundproofing and/or was never built to be a condo in the first place. Any other negatives a potential buyer should be aware of? Thanks.

  22. Does anybody have anything about the 30 story condominium going up in the Medical Center area, caled 1900 Holcomb? I am so anxious to find out more on this building. You wont believe how hard it is to find information on this project. I do know that the developers are Whiteco Residential, the same company that built Dominion on Post Oak. Please, does somebody have anymore info?
