From the today's edition of the Houston Business Journal (Jan. 27th) http://assets.bizjournals.com/houston/blog/breaking-ground/Astoria-Exterior.jpg I wrote a story in the Jan. 27 edition of the Houston Business Journal that details plans by Randall Davis and Roberto Contreras to build a new condominium tower in the Galleria area using $40 million from foreign investors through a federal immigration program. We ran a rendering of the 23-story Astoria, which is designed to have 55 condos, but did not have room to show other projects developed by Davis. The owner of Houston-based Randall Davis Co. has developed and redeveloped numerous residential buildings over the last two decades in the Houston area.   6. I heard from a realtor friend that Randall has secured a site near Discovery Green for a 20+- story condo tower. Supposedly it is "sexy". We shall see. Anyone heard anything?

  10. Hi, Im curious if anyone may have photos of 3525 SAGE condos. I have heard alot of good and alot of bad about this place but would like to see what all has been built around it since I last saw 3525 in 1992. (what may be blocking good views etc.) I know that THE MARK has since been built. I first saw 3525 in 1987 and loved the place. I believe it was only 2 years old then and the brochure I still have from back then starts the units off @ $79,900. I have been doing a search through HAR and have found some units well up into the 400's. I am planning on moving back to Houston this next year and would love to take a look again at 3525. I heard that the units had been rentals but are now being remodeled and sold. It's so interesting to look at this brochure for 3525 and see the sister building that never did get built (where THE MARK stands) it would have been an identical 3525 but taller. I hope i posted in the correct place! I looked around several hours hoping this might be ok to ask about photos. Glad to be among like minded folks here on the site, can't wait to get back to Houston. Thanks in advance for any help! Rob
  11. Does anyone here know about this building? I would really appreciate if someone could give me some info about it. I work in medical center and am interested in buying a condo at The Spires. One of my coworkers told me this building is too old to buy and he suggested one brand new (presale) at Galleria where is too far away. Any suggestions guys? Thanks in advance!
  12. The project will consist of a 34-story residential condominium high-rise development. It will be a podium design in which a parking garage makes up the base of the building and the residential tower sits on top. Level 5 will be the amenity level of the tower and will include a club room, fitness center, dining room with catering, kitchen and bars. The East, North and South sides of this level will open onto a landscaped plaza deck that will have a swimming pool, covered lounge, children’s play area, grilling areas and a dog park. The 34-story residential tower will be approximately 442’ in height and include 107 units. Exterior cladding design shall provide the use of architectural precast concrete panels and glazed window wall on the tower. Levels 1 through 5 of the podium on the west elevation (main entry) will be clad with mechanically fastened limestone panels with granite wainscot. The remainder of the podium will be clad with architectural precast concrete panels similar to the tower. The Project site is approximately 1.86 acres off of North Wynden Drive to the west of Montebello Condos, Uptown Park and the 610 Loop in the Galleria-Memorial area.

I'm just a little surprised 30 years ago we could have built two tall condo towers and today we cannot. I'm sure there are factors as to why that I'm not aware of. I can't even imagine Houston building one, much less two 40-story condo towers these days.
  16. Thought I would create a thread on this 1962 condo high-rise in River Oaks. I searched and there was only a handful of mentions in random threads. Has anyone lived here? Is it a good place to live? Who was the original architect and builder?
  17. I'll be careful how I describe this location as there are SO MANY banks in this area that it gets confusing (and a bit hysterical). This is along the north side of San Felipe and just east of Garrettson Lane (I got the address by clicking "What is here?" on google maps [to no avail], so it may be inaccurate). Uptown Oaks: 34-Story Senior Living High-Rise At 4718 San Felipe St. Anyway, chain link fence around the site, digging in the back away from San Felipe... it kind of looks like utility work, but I didn't have my binoculars when I was in Panera. The bank has been closed for the past three years... anyone know what's going on?

  19. With the older buildings you run into a very high monthly maintenance fee. I think Four Leaf runs over 40 cents a sq ft. The best ones in my opinion without money being an option -- The Huntingdon hands down. The monthlies are awful though. Other than that anything by Interfin or Randall Davis. Four Leaf, Villa d Este, Montebello, Manhattan, Empire, or the Cosmopolitan. Also been a sucker for the Houstonian. All the luxuries of the hotel at your finger tips and included in the fee. Looking to save green go to the Campton at Post Oak. Great units and cheaper per month. Other than this I have been to the Bristol and it is great. A lot of foreclosures in there though. You wonder if the maintenance fee will be hit because of no one paying it. Maybe theyll fire the valet.

  21. I couldn't seem to find a post for this one, but it's on the planning agenda for 08/30/2018 requesting a set-back variance of 5'. Montrose Garden. NEC Montrose and West Clay. 20 stories. 9 floors of residential above 9 floors of parking. Two floors of retail with one level of underground parking for the retail. 2019 start date listed. Owners: Supo Corporation, 1209 Montrose Blvd. Sorry if this one is already around here somewhere.

Architect: PLACE Designers Construction Start Date: August 2022 Information: The proposed 6-story development (173,000 SF) will consist of 70 residential units made of wood-frame construction. The project will be on an L-shaped tract of land. The proposed site is bound by Tiki Village Road in the north, Galveston West Bay and an existing three 3-story building in the south, South Western Bell (SBC) transmission station and the Village of Tiki Island Police Station in the west, and a private access road in the east.
