  1. I think the King Ranch owned the Kingwood land. I think the Woodlands wasn't part of Mitchell Energy, just another George Mitchell project.

     

    Much of the Camp Strake land is in the flood plain, and not very useful. The City of Conroe will probably end up with 300+ acres to expand the sewer plant.

     

    They got a variance to build it up (or at least part of it):

  2. I'm not sure why this building is referred to as the tallest of the two. It is clear driving up 45 this afternoon that Allison Tower (Tower 1) stands taller than Hackett Tower (new Tower 2). I mean it's not even close. If it's now officially topped out, then Hackett Tower is a solid second place. Anybody else agree?

     

    It does appear that way. I thought it was just me.

    wxman-- When I saw your post, it gave me an excuse to get out of the house make a wine run.

     

    I shot all those photos in about 20 minutes.  From Research Forest, I went South and took a couple shots from the car.  Next, I U-turned at Rayford and went North over the Woodlands Parkway overpass (don't try this at home kids).  Next, I took a right on Woodloch forest and got out of my car on Waterway square to get the fourth shot.  This is my favorite.  It's hard to believe this is The Woodlands.  Got back in my car, parked in the Hubble and Hudson parking garage, got out, and walked to Crush wine bar.  The last shot was from their rooftop patio.

     

    What's not so obvious, is the energy around Waterway.  The entire area is alive with people of all ages and different cultures.  The square had an outdoor band.  It feels like a mix of San Francisco and Barcelona.  I love The Woodlands.

  4. The traffic signals, while they are not on wires, don't follow The Woodlands standard. All poles in TW are painted brown to resemble trees. Commercial signs can only be so high. I hope it's not an indication of the rest of the development. The trees are an aesthetic resource of this area. I hope they at least keep a line of them between retail.

  5. I remember it!!!! I was between 7-9 years old when my family frequented that place! I used to sit on the piano bench with the piano man! Remember the striped jacket and hat??? LIKE YESTERDAY!!!! Thanks for the memory..........what a blast from the past! :rolleyes:

    I know this thread is old, but I sat on that same bench. Tie a Yellow Ribbon Around the Old Oak Tree was my request. It's nice to see this post. I wish I could share it with my mom.

As I sat in completely gridlocked traffic yesterday (auto accident), first on southbound I-45, then on side streets (as I attempted to escape the gridlock), I couldn't help but think what 10,000 extra workers...ALL in vehicles...will do to Woodlands traffic. Virtually all north/south traffic in that area is funneled onto I-45. There is not a single north/south artery east of I-45 until you reach US 59 in Kingwood.

    Going South, The Grand Parkway will feed directly into 59, The Hardy, I-45, and 249. The timing of the campus and those sections of the GP is no accident.

    On the west, you have Gosling Road and Kuykendahl, and that is it.

    What a miserable commute that will be for Exxon workers living in the back of the Woodlands.

    Most people in the back of The Woodlands take 2978, which they are imminently expanding. So that's three arteries going N/S hrough The Woodlands without going up 45.

  7. Make sure you clarify with your listing agent that If the seller does not have an agent, you only pay 3%. Additionally, be sure to make it extremely clear that they are not allowed to assign a broker from their office to act as a buyer's agent.

    We recently purchased a house acting without an agent. Agents fought us with lie after lie and we even walked from properties, because the agents wanted to play both sides.

  9. It is very unlikely, imo, that any of these buildings will be more than 3 or 4 stories. If there are 20 buildings on site with 3 million sq. feet, that means all the buildings will average 150,000 sq. ft. Hardly enough sq. footage for a building of significant height.

    At 25k per floor, that puts the average building at 6 floors by my count.

    4 Waterway Square Plaza is 216k with 9 floors.

  10. I noted a long time ago that there was an Energy Drive in the SWV development. This pic notes that in addition to a label for a "corporate campus."

    I've lived off Riley Fuzzel (future grand parkway section G) for the past 5 years. When we first moved here, the road was just a trickle of cars. Now it's a serious thoroughfare. When the GP comes in, it will connect 59 and Kingwood. My point being, many employees will be accessing from the East. I'm surprised to see SWV was able to negotiate their development situated between the GP and Exxon. As someone put it earlier, the Sim City player in me wants to connect the GP where the current SWV parkway meets 45. As it stand now, even if you exit and drive up Energy Drive, you go through at least 5 five lights... one of which appears to be a f'n roundabout... and that's before you enter the campus.
