I looked this morning.  Yes, there are grates.  No, there aren't 36" pipes leading out of the grates.  Maybe 10" at best.  Someone screwed up big time on the drainage.  Building a parking lot is not hard.  Not at all.

And you have not stated anything substantive about why Burger Joint could not have been permitted for permeable parking.  You are just making guesses and know nothing about it.  And I would bet a dollar to a doughnut that Burger Joint didn't even consider it.  So, they can swim in their drainage and parking mess.  And yes, people on anonymous message boards will revel in their despair all day long.

After yesterdays rain the Burger Joints parking lot is as dry as a bone. My condolences.

Dear, I never stated the BJ could not have permitted for permeable parking. Reading is fundamental.

"You are just making guesses and know nothing about it.  And I would bet a dollar to a doughnut that Burger Joint didn't even consider it." Making guesses and knowing nothing about it? Pot meet Kettle.

I have family that is in the restaurant business.  They are intimately familiar with the construction business and know everything from ADA compliance to gas pipe sizing.  Anyone in the restaurant business who thinks that they can just turn their build out over to a bunch of contractors is going to end up with a parking lot that doesn't drain.

I never saw a single drainage grate on that parking lot.  It was solid concrete.  And it absolutely is permissible per CoH.  Hughies did their remote lot with permeable paving.

I have no sympathy for anyone coming into the Heights to do business who is not prepared to handle the two biggest issues in our neighborhood--parking and drainage.

Bless your heart.....open your eyes. The grates are there and underneath are a series of 36" pipes. But you would have already known that if you "drove by the Burger Joint every day and watched them put in the parking lot". What Hughies got permitted has nothing to do with what the Burger Joint got permitted. Different site different needs. Again, please listen to Mr. Twain....

I drive by the Burger Joint every day.  I watched them put in the parking lot.  As soon as it was finished, there was a heavy rain.  The parking lot filled with water that did not drain at all.

They could have put in a permeable parking pad but chose to add more concrete to our city.  They are grown ups and run a store in Montrose that makes a lot of money.  If they cannot figure out how to put in a parking lot with proper drainage, I have little sympathy for them.

Again, what sort of person revels in a business having a difficult time getting their doors open?

If you drove by every day you would have known there was drainage put in. These guys are in the restaurant business not construction. The parking lot was most likely graded incorrectly. Do you know for a fact a permeable parking lot was permissible per COH approval? No? I thought so. Please let me share that Mark Twain quote with you again.

Handies Douzo will open December 1.

Common Bond at the Waterworks as seen almost no progress for months but just recently went into overdrive and looks like it could be open in December.

Burger Joint built a parking lot with no drainage (or drainage to be added soon).  It would make for a nice duck pond at this point.

I'm glad the Burger Joint's struggles in getting open brings you such amusement. Drainage was added but probably designed or built incorrectly. Why would anyone assume someone would build a parking lot without drainage or worse yet add it after it's built?

Maryam's Cafe on 19th st appears to be gone.  Building has been gutted.  No permit sign in the window for the interior demo.  So, no bread crumbs to follow.  I thought the owners of Maryam's were going to be developing the spot next door where the junk dealer used to be.  But nothing has happened over there yet.  I am surprised Maryam's lasted as long as it did, assuming that the restaurant has closed and is not renovating (which seems like a safe assumption).  The food wasn't bad, but it wasn't even close to be competitive with the many other breakfast and lunch offerings in the Heights.  It is a great space for a restaurant.  Hopefully something better is on the way.

  7. Unfortunately, the urinating in yards really did happen when Gelazzi tried to become a bar.  For the TABC protest, neighbors had to take time out of their lives because the noise, urinating, parties.. was so incredibly awful.   Gelazzi would not negotiate with their neighbors to limit the negative behavior.  And as a result Gelazzi was denied a TABC license.  You can read the TABC docs.  I did just for fun because my neighbors had a copy.  Many people showed up to testify about the poor behavior they witnessed from patrons and the owners.  .

Let's hope the people at Connie's Pizza are able to exercise enough control to make sure adequate restrooms are provided.  Right now they do not have enough restrooms or parking per City code to operate a restaurant.  I hope they will do the right thing and install restrooms the public can actually access.

Also, Gelazzi/Connie's Pizza is not functioning as a take out place. Pinks is a takeout place; no tables, no eat in.  However, people were eating pizza at Gelazzi, this weekend, both indoors and outdoors.  This reminds me of the crawfish place the City shut down because they had tables.

    Remember that?

Time to block this fool. Life is too short.

  8. I am not surprised by the lack of progress.  There are better priced and more easily TABC licensed areas in other parts of the Heights.  Why bother with the hassle?

    .

It is interesting that the new rendition on the website does not reflect the new intersection island planned at 7th and Yale to allow a safer pedestrian crossing.  The new configuration removes several parking spaces that are depicted.

    .

Curious that the developer did not opt to orient the parking to the rear.  I guess keeping the historic buildings which then allows him to utilize decreased and grandfathered parking minimums was a bigger priority.

    .

Also, that looks like a nice dumpster placement right behind residences with no trees or extra high wall to block it.  In my opinion, the developer is insensitive to the neighborhood at best.

    .

Finally, it is interesting that the developer refers to a "White Oak district" of restaurants when it clearly apparent that planning a restaurant west of Oxford and east of Yale is doomed due to TABC licensing restrictions in that area (no dinner service at Revival, Gelazzi cannot serve pizza, and Happy Fatz is on the verge of closing their meal service because a home is being built on what was their parking lot).

Ahhhhhh......I get it.....a troll? You can't be for real.

  9. Why is a parking variance warranted?

Why should the public carry the burden for this developer?

I drove by 5 times this weekend and all the parking spaces were occupied except one or two each time.

And why are they so focused on preserving clearly nonhistoric noncontributing and unappealing buildings? Are they getting grandfathered on some requirements?

Gorgeous house available in Katy. No parking issues.

  10. The request to reduce parking in an area that already lacks available street parking will almost certainly be opposed?  Two proposed restaurants?   The imminent completion of 500 plus apartments on Yale will not help the parking situation.  The streets are already pretty narrow when people park along 7th and Heights to access Revival Market, the bike trail, the jogging trail, Donovan park etc.  Forget the inconvenience to residents, how will emergency vehicles respond?

Look at the situation on Arlington St. with Coltivare; the residents are very upset.  Coltivare received a reduction in parking from the City when they added 40 bicycle spaces.  Unfortunately, no more than two bikes are ever parked there.  Rather, for every table that is occupied you see multiple cars.  Gelazzi does not have enough bathrooms so their guests have urinated in yards on Harvard St.  And Revival Market at 550 Heights is a tiny place, but it is packed to the gills with tables and standing patrons that often exceeds its occupancy permit.  Now Revival also wants to start a dinner service with a bar license,  Diners at Revival already occupy the parking lot and much of White Oak and Heights Blvd.

Heights Blvd in particular has a lot of nice homes.  I feel so sad for those residents on Heights and nearby streets who will experience the noise from the thumping bass from the proposed rooftop restaurant late into the night, the lack of parking, elevated crime and emergency vehicle problems.

What you describe is called "Urban Living". You can move you know.
