    Sprawling indeed. I love how they say it will compete with downtown buildings for tenants, good luck with that claim.

    Looks like a standard office park, only bigger. Not very walkable looking.

    Generous setbacks, natural water features, and an abundance of walk trails creates an idyllic work setting

    Every master planned community has that, it's called wasted space and retention ponds.

    Located south of the Rention Pond, Lake District, in a heavily wooded environment. The R&D district design with generous forested set backs to keep innovation and trade secrets private.

    Didn't we already have a huge office park announcement from Hines already. And everything else in the video is already done, it's called the Woodlands.

I've always thought they should build a new Saks (perhaps 4 story to get the same sq. footage) in the parking lot in front of the current, and then redevelop the "common areas" to have a continuous link to the old Macy's...this way they could charge the same rent (if not more) in the galleria III section as the rest of the mall. I don't think they will ever be able to do that if you require people to walk through the existing Saks to get to that section...it needs to visually connect to the rest of the mall.

    I agree, I would be all for bringing the store fronts to the side walks. A new Saks 5th right alongside the street is perfect, and that area only Westheimer has some amazing trees to compliment some nice sidewalks. The old Border entrance was a waste, since it was only used as an emergency exit.

    I hope she got her page views worth.

    I was sorta close on my first prediction (4-story apts); Certainly not a high-rise. But this will be huge for the area. 9 million square feet?! That's huge! I hope it helps Greenspoint and maybe revives that Greenspoint Renaissance project.

    Do we really need more low density industrial office parks?

    Beltway 8 is loaded with them already.

  5. 5-Story 272 Unit Wood-Framed Apartment Building With Common Area Lobby, Clubhouse, Fitness Areas And Attached 7-Story Parking Garage.

    So 5 stories is the new 4 stories for apartments. At least it will line up nicely with the Manhattan and Empire next door.

    I remember that the 90's it was all 3 stories.

    Eventually all apartments will be 10 story midrises.

    I am ok with it, it was an ugly empty lot for too long, and we still have plenty of lots to build taller buildings.

    McCue and Richmond is one example nearby.

  6. One tower is fully complete, the other has the tower and the cab up, but not the arm.

    Total count for the galleria at this point:

    2 at this, 2 at BBVA, 1 at 3009 Post Oak, 1 at Brownway, 2 at Millenium Post Oak.

    Hopefully we'll see ones at High Street, BLVD, and Five Oaks Place before the end of the year.

    At this point, is the Galleria area the densest area of construction in Texas? I'm certain that it is in Houston.

    Off the freeway, you can see them all clearly, and it really sets the mod of progress and change. I like it.
