  1. I spoke with someone tonight that said Klein ISD is in major financial trouble and the land for HS #5 is up for sale. Can anyone verify this?

Also, it was mentioned that KISD teachers have been asked for suggestions as to how to deal with the financial situation...this seemed a little odd to me.

  2. Option 1 would have all of Gleannloch Farms including north of Northpointe Dr. going to Doerre Intermediate.

Option 2 would have Gleannloch Farms north of Northpointe Dr. going from Krimmel to now Ulrich. Gleannloch Farms south of Northpointe Dr. going from Doerre to now Ulrich. Option 2 has the entire subdivision of Gleannloch Farms going to Ulrich.

It could go either way, but like I said more people at the meeting favored option 2 over option 1 for a number of different reasons.

All of Gleannloch going to the same school (Doerre or Ulrich), interesting. Are these the only two options on the table? Is there any chance north of Northpointe Gleannloch remains at Krimmel (or a grandfather for the students already attending Krimmel)?

  3. Can anyone update on these:

    1) What is the status of the Spring Cypress & Champion Forest unfinished project (subject of this forum topic)?

    2) What is the structure under construction behind #1 above?

    Thanks,

    -Gary K

Here's the latest rumor. I have nothing to back this other than my wife talked to the contractor on site:

    1) Somebody mentioned that Ross was moving in but this has been confirmed as untrue.

    2) The small structure under construction further into Gleannloch on Spring Cypress was said to be a doctor's office.

  4. "Within a couple years, the new campus could have an enrollment of 10,000 students."

All I can visualize is a longer commute to work, tougher drive to stores and schools, and more apartments. What are the positives that might change my mind?

  5. Does anyone have information on when Champions Forest through Gleannloch is to be expanded to 4 lanes?

There is construction continuing (and in limbo) at the front, recently built Frank Elem, future Grand Parkway, growing retirement village population, continued housing, and now the new LDS church going in at the corner of Champions Forest & Crescent Clover. Something's got to give.

How'd you like to look out your backyard and see a massive LDS church every day? And they thought the economy was the worst thing for their property values.

  6. Does anyone have an updated attendance zone map for this new intermediate? Is it Ulrich Intermediate? The last I saw was maybe two years old and the boundaries separated neighborhoods and left long distance drives for others (as did the new high school and other planned intermediate). At the time I last viewed, it appeared to be mapped based on land markers versus parent/student/tax payer friendliness. I'm not a zoning expert so perhaps land markers is the best way...but not most friendly for sure.

  7. Oh a home seller I imagine. Sales must be slow. <_<

Alot of homebuyers move from other states and I do not think everyone thinks they are going to look at a map of the tracks. lol!!. It is the responsibility of the builder to disclose because they are not selling a $1.00 item, they are selling a $100,000+ item. Thats why the good builders stay away from mini subdivisions that are popping up in the area. It is usually the not so good builders who make boxed homes that tend to choose the area which is cheap.

Yes, homeowners should certainly do their homework but most just look at area schools and not a map of railtracks or see if a grand parkway is going up unless there is alot of info on it.

Back to original OP. Unless enjoy listening to trains at all times of the day and "especially at midnight" than this is the place for you.

Nope, not a home seller...an educated buyer that moved in from another state several years ago. I took the time to know the surroundings prior to purchase so that I wouldn't be sour and blame everybody else for my poor judgment. And the level of cost should not determine the magnitude of disclosure. No matter if you purchase $.05 gum or $5,000,000 home be sure the gum hasn't been chewed and be smart enough to scout the area around the home.

As taradon mentioned...back to original OP.

I believe most would agree that neighborhoods near train tracks are less desirable. Especially when the surrounding area is poorly planned and executed, as was noted in this thread. I would also state that asking for help on this site is a step towards doing your homework.

One way to determine drive times is to actually drive from your workplace to the neighborhood you are considering buying. Leave work at the worst time possible for traffic and drive to the neighborhood as if you already live there. Do this several times and get a feel for what it would be like on a terrible day of traffic; ask yourself if you could handle the type of drive you just drove everyday. Also, and I know it's not easy, consider beginning your day from the neighborhood and drive to work to understand that part of the drive. And if you do get serious about moving, it always helps to have a quality real estate agent. They have answers for all of your questions about growth and values. Good Luck in your search.

  8. I really feel sorry for all the subdivisions popping up in that area because I am sure the builders do not mention it to the homebuyers.

Feel sorry? Why? Shouldn't a buyer do his/her homework and take everything into consideration prior to purchase?

This may be way off topic but the mindset that "we must protect everyone" has gotten out of hand in this country. THE UNITED STATES OF ENTITLEMENT.

Why is it the builders responsiblity to inform buyers of a train track that's outside the neighborhood? Now I'm not saying the builders shouldn't inform the buyers (I actually do); I'm just wondering why it's not the fault of the buyers who live in these neighborhoods? Didn't these home buyers CHOOSE to purchase a home in these neighborhoods?

Do your homework, look at the fine print, protect yourself. Don't throw a pity-party because someone is too ignorant or lazy to have some forethought for the most expensive purchase in their life.

  9. LM didn't decideto cease doing business. The banks called in the loans and LM couldn't pay...that's not a decision, that's the result of poor financial choices by LM. Did the markets have something to do with LM's woes? I'm sure they did. But every company is working in the same market. Only the idiots and swindlers need bailouts right now. A company that borrows money in order to cover payroll doesn't deserve to be in business. If the greedy management and investors didn't dip into the pot so deeply LM, and many others, would still be operating right now.

  10. My parents live north of Hempstead. They drive 5 days a week into downtown. They leave their house at 4:30am then leave work around 2:30pm. By leaving at those times they avoid the majority of traffic on 290.

I have relatives that live in Brenham and Sealy. Each drive into the West side of town so it's not as far a drive but it's not something you want to do on foot. I have a friend that lives near Monaville and works at the Houston Zoo. And I have business associates that drive 50+ miles each day, each way.

Also, there are people that are buying/building million dollar homes in Waller County and I know of three that drive into the Med Center.

  11. I like this question. It's interesting to see the responses. Unfortunately my departure and arrival times differ each day but drive times have only increased each year I live in this area.

    Spring-Cypress/249 to Downtown

    (before 6:00 am): 32 miles = 40 minutes

    (6:00am to 6:30am): 32 miles = 45/55 minutes

(after 6:30am): 32 miles = 50/60 minutes (occasionally over an hour)

    (before 5:00 pm): 32 miles = 40/45 minutes

(5:00 to 6:00 pm): 32 miles = 50/60 minutes (occasionally over an hour)

    (after 6:00pm): 32 miles = 40/45 minutes

***4-5 Years Ago I could drive to work in under 35 minutes no matter what time I left. And I could get home in under 45 minutes no matter what time I left.

  12. I think it's just that that sick feeling just stays with you for a very long, long time. -_-

I sure hope not, I have company coming into town.

    __________

And then there's that other kind of sick feeling you get when people think they have a great sarcastic zinger (like the two posts before you) but it's merely that they don't have all the information in front of them.

  13. Are you really just now tuning in to this?

Nope. Just now having time to post. Thanks for your concern.

Heh. Tunes into the results 3 days late. Would I be wrong in guessing that he did not vote on Saturday?

You would be wrong. I early voted. And thanks for your thoughts as well.

  14. Slash -

Where did you get the info on Spring-Cypress going to 6 lanes east of 249? I'm curious because I really doubt this to be the case.

This section of Spring Cypress was just widened from 2 lanes to 5 lanes (including the "death lane") about 4 or 5 years ago, if not more recently. I suppose that the section in front of the new high school could be widened to accomodate the new traffic to / from the HS, but it would most likely be from 249 to Old Louetta at most. The developers of Gleannloch Farms spent quite a bit of their own money to aid the precinct's road widening planning process because the ROW is narrow east of the train tracks due to the one neighborhood to the south and the large grove of pine trees to the north. (For those who have not driven this section of road, these 50' pines were planted several decades back to line the property's south boundary and are of high value to the community.)

Sounds silly, but I'd rather not say where I got the information and I understand if that makes my statements have little validity.

The metal survey stakes are already in the ground (and I believe you might still be able to see two of them sticking up right beyond the main entrance to the Windwood Church, after the ditch, if you are heading East from 249). If you have a metal detector you can find all of them a distance away from Spring-Cypress and with enough room to build lanes directly in front of the land for the new high school.

Also, if you notice, the property line for Windwood Church was moved backwards recently. The black fence is not where the original property line was drawn. It was moved back (and given to the county) since the planning of the underground drainage where the current ditch sits. The road will extend to cover the current ditch.

I have no information as to how far East this will be built. In fact, I tend to believe it is almost certain to stop prior to the R/R tracks (As you noted the pine trees in front of Gleannloch).

  15. Where's this supposed to be happening? On the East or West side of 249?

I know they're widening Spring-Cypress near 290 all the way to Telge. Going from 2 lanes to 4 lanes with a wide protected median.

East side of 249 will be 6 lanes with a death lane in the middle. In front of Windwood Presbyterian, the soon-to-be new high school, and beyond. I'm just wondering if they're going to attempt to have it completed before the new high school is built.

  16. I'm slightly new to the Klein area. I moved here mainly for the schools. The more I read here, speak with others, and dig into past information, the more concerned I am becoming with the leadership of KISD and others with authority. I have learned very little that would suggest those in charge are even halfway concerned with the overall quality of KISD but are more concerned with personal crusades, maintaining status quo, and keeping their jobs at almost any cost. I believe this bond is a perfect example.

Here is my extended question....am I misinformed; have I misinterpreted what I am reading, hearing, and seeing; am I getting part of my information from people who have just misremembered :D ?
